Relax and enjoy our home with the whole family or group of friends located in a peaceful residential neighborhood in Fleming Island. A 5 minute drive to Shops, Restaurants, Golf Courses, Hiking Trails, Doctors Lake, and the Saint Johns River. There are an abundance of activities nearby for everyone to enjoy. This home has plenty of room with 2 living areas, 2 dining areas, a large kitchen, 4 bedrooms, and 3 full bathrooms. The fenced backyard features outdoor dining, firepit, and small grill.

This beautiful 4 bedroom residential house comfortably fits up to 11 people.

Enter the home to a large open area featuring the main living room and dining room. The living room features a queen sleeper sofa, big screen smart tv, reading lamps, and extra chairs. The dining room table sits at least 6 people comfortably.

Enter the hallway and to the left is the large kitchen filled with all the essential amenities to cook a home cooked meal. Coffee essentials are provided as well but if you prefer your own please bring them. This are also features a bar area as well as extra dining area for extra guests. The kitchen also overlooks the second living space which features a small fouton, extra chairs, 43" tv, and reading lamps.

This room leads to the backyard which has an outdoor dining area, firepit, grille, and large grassy area for the kids or pets to enjoy.

The Bedrooms are spread throughout the home. Every bedroom has a dresser, nightstands with bedside lamps, 43" smart tv with remote, and of course fresh linens and pillows for your comfort. All of our mattresses are 10"-12" hybrid plush mattresses. The first bedroom is located to the left as you walk into the home and it features a queen size bed.The full bath is located right next to this room. Past the main living area the master bedroom features a king size bed and a connected master bathroom with jack and jill sinks, large tub, and seperate shower. The last 2 bedrooms are located down the hall past the dining room. These feature a queen bed and 2 twin beds. They share a full bathroom in between the rooms.

The laundry room is located down the same hall and includes laundry detergent and dryer sheets for your use.

The garage and driveway can fit 4 cars, but please no parking on the street.

As you can see, lots of areas for people to kick back and relax and find their own space. So what are you waiting for? Book now before it fills up :)

Guests will have full access to the property including garage, laundry room, home, and backyard.

The host is available via phone and in case of emergency can come by in person.

We do offer Early check in/ late check out if available. Please send a message and we will let you know if we can accomodate.
PETS: Pets are welcome but the pet fee is $200. Undisclosed pets result in a $200 fee on top of the required pet fee. A separate charge will be sent to you once the pets are disclosed. Please pick up after your pets and dispose of waste properly. Please do not leave waste in the trash cans. Try to keep them off of the furniture.

TRASH: Trash is picked up Friday morning, if you are staying at this property Thursday night if you would be so kind to bring the trash cans to the curb and return them to the side of the house after Trash pick up Friday. Excessive trash or trash that we must bring to the dump will be a $50 fee.

SMOKING: NOT allowed in the house. If you smoke please do so outside, away from open doors or windows. Please dispose of all butts properly. There is a $500 smoking/cleaning fee.

CANCELLATIONS: We understand that things happen that is why we have a moderate cancellation policy. You can cancel up to 5 nights before check-in and receive a full refund.

PARKING: There is a 2 car garage and large driveway to park. Please NO parking on the street. There will be a $200 fine if we receive complaints about street parking.

PARTIES: No large parties. All hours are quiet hours and please respect the neighbors. If we get a noise complaint or there is excessive partying this is also a $200 fee.

This is a HOA neighborhood and we must follow by they're rules. Please be respectful of this quiet residential neighborhood.

Additional Rules: If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back...

Groundskeeping: Please be aware that we regularly maintain the grounds and utilities of this property, and though we make every effort to provide advance notice, service times often vary; this may include noise disturbances such as lawn mowing, irrigation, and pool/spa maintenance (if present at this property).

NEEDS ATTENTION TO THE DETAILS
The property is in a great location for restaurants and shopping. It also has 4 bedrooms and three baths….BUT it is in need of updates. The furnishings are really cheap. A kitchen chair fell apart when my 12 yr old grandson sat on it. Lucky he didn’t hit his head. Another chair has a busted bottom brace. The family room furniture you could feel the wood frames on the futon and chairs. The walls are in need of paint. Towel bar broken in entrance bath, master bath paper holder busted off in the wall and there were boxes of wire spools and papers strewn about the garage. I know it’s a rental but it’s a business investment and should be maintained as such. The key pad did not work because the strike plate for the handle did not line up properly therefore you could not lock using the key pad. The sheets are so worn they look like stains. Like I said its seems like it has not been kept up but rather a little bit worn. The mattresses are ok. The twin beds that are probably used mostly by children are on strange, really high frames. Difficult for young child. We will not go back. The host Bailey did respond when needed. The place just needs some attention.

Needs maintenance/deep cleaning
We come to the Jax area often to visit family. It's important to us to have a great place to stay. We also love the Fleming area as it is convenient for us to visit with family. Unfortunately, Trailwood does not meet a 5 star review. The house is in desperate need of a deep cleaning. To the immediate eye, place is decent. But, we were certain it's been smoked in which was a problem for our kids with allergies. May have been the reason smoke alarms were in disarray and went off at 3:30 in the morning. Tried to air out but some windows are inoperable and screens missing. Tile and grout is gross. I wet swiffered myself. Crumbs inside drawers, stove drawer. We always enjoy an outdoor area especially in Florida, right? But, unfortunately, had to clean ourselves - porch was covered in debris and outdoor table was filthy. Glass remains in the backyard as another review mentioned. Which I consider unsafe to leave my dog outside which is again unfortunate for booking a "pet friendly" place. I hate to leave such a negative review especially considering Bailey did respond to our concerns. But, knowing I highly consider prior reviews when booking a place, I think someone should know what they are getting especially for the price. Now, it is a great neighborhood for walking and the conveniences so close. Plenty of hot water, beds were decent, washer/dryer, tv's and room to spread out. Just definitely needs attention to detail. We were offered a partial cleaning discount for the stay.

Space to spread out
Rented last minute due to a death in the family, but the process was still seemless. Looks exactly like the pictures! Perfect for 2 couples and a teenager- loved that everyone had their own bathroom. Close to many stores and restaurants. Bailey was quick to reply to any questions.
