Luxury 7 Bedroom 4 Bath Oceanfront Home with Oceanfront Patio, 3 Car Garage, and UNOBSTRUCTED VIEWS from both the lower Living Room and 2nd Level Master Bedroom. This home is without a doubt, one of the nicest beachfront rentals in the city of Newport Beach.

Our home includes a Smart TV, WiFi, Propane BBQ, Washer & Dryer, Linens, Beach/Bath Towels, Boogie Boards, Beach Chairs/Toys/Umbrella, etc

5 BEDROOM 3 BATH OCEANFRONT HOME

The front 2 story house makes up 85% of this property. The front home has 2 living room areas on the 1st floor. One Ocean-facing just outside the kitchen leading out to the patio while the other just outside the movie room (5th bedroom) with seating area and 4 chair Dining Table.

Bedroom 1 - Oversized Master Suite with King-sized bed, en-suite bath, walk-in closet, and AMAZING VIEWS.

(Bedrooms 2, 3, & 4 share the 2nd level Hallway Bathroom while the 5th Bedroom has a full bath on the 1st floor)

The front home has an attached 2 car garage, Washer and Dryer, fully stocked kitchen, etc.,

2 BEDROOM 1 BATH BACKHOUSE OVER GARAGE

The rear home is a completely separate apartment. This unit sits above the 3rd garage on the 2nd floor, stairs are required to access this unit. This stand-alone unit has everything you need from a fully equipped kitchen, in-unit stackable washer/dryer, 4 chair dining area, and a living room with an L-shaped couch, smart TV, and Gas fireplace.

Although this unit does not have a view like the front home, it does have Air-conditioning.

HOME LOCATION

This property is centrally located on 15th Street between the Balboa and Newport Beach piers. You can walk or ride bikes anywhere on the peninsula from this home. The best thing about this location is that you are a 5-15 minute walk to over 20+ restaurants, shopping, the balboa fun zone, boat rentals, all while staying at the beach.

For those of you with kids, Balboa Park is just across the street on the bay making this home an ideal location for families.

IMPORTANT HOME NOTES:

- Upon completion of reservation tenants will be required to comply with the HOUSE RULES (including additional rules) outlined in our online Advertisement. Please review prior to submitting your booking.

-Tenants will be held responsible for any/all penalties and fines incurred during their stay as well as loss of rental revenue resulting from the suspension or revocation of the Property City Lodging Permit.

- Upon arrival, the guest agrees to be greeted by a staff member to verify identification matching the primary reservation holder. The primary reservation holder must be present throughout the duration of the reservation. Any exceptions must be approved in writing by Tower 17 Properties & Management.

- Guests submitting a reservation the same day as their arrival date are advised to message Tower 17 Properties prior to submitting their request. Same-day reservations may be required to accept a later than advertised arrival time of 5 pm to ensure the completion of our cleaning and inspection process.

- Guests arriving or departing before or after designated arrival and departure times without written consent from Tower 17 Properties and Management will be charged a $299 fee and applicable taxes. Guests departing after 1pm will be charged for the additional nightly rate as advertised. If an unapproved late departure impacts the arrival of an incoming guest, the departing reservation is subject to penalties and fines including but not limited to the refund of the incoming reservation.

- This property does not allow pets of any kind but will accommodate service animals. If a pet is brought to the property without notification, a charge of $499 plus tax and applicable fees will be charged to your reservation.

- Must be 30+ Years Old to Rent
- City of Newport Beach Quiet Hours 10 pm - 7 am.
- No Patio Access after 10 pm
- Please review house rules regarding noise, day/nighttime occupancy, etc.
- Noise from surrounding homes, adjacent units, and beachgoers should be expected.
-The two bedroom in the back B unit have air-conditioning however, the front home does not, Portable freestanding 12,000 BTU AC units are available to rent at a fixed rate of $399 each for up to 7 nights. Max 3 units per house.
- High Chair & Pack n' Play must be requested 48 hours prior to your stay and are provided pending availability.

-This is a DUPLEX HOME, you are renting both units.
- All bedrooms are located on the 2nd floor (excluding the pullout couch in the movie room) a complete set of stairs will be required to access the sleeping area.
- Home has (2) sets of stairs, (1) inside the main house to access the main bedrooms, and (1) an external staircase to access the two-bedroom back unit over the garage.
- Fireplace must not be left unattended while ignited for any reason
-(3) Designated Garage parking spots are provided, Mid-Sized SUVs and compact cars are recommended. Parking in front of the garage is not permitted. Garage measurements: 15'7 Width, 6'10 Height, 16'7 Depth (Double Car Garage) 7'4 Width, 6'10 Height, 14'9 Depth (Single Car Garage)

Great beachfront property
We stayed here for a week with our family of 11. The attached 2 bedroom apartment with its own kitchen was perfect for our son & his wife and their children! Location was fantastic with the surf shop around the corner as well as the market. It’s close enough to the pier to walk over for treats and also not far from Balboa. Kitchen was very well-equipped! Fabulous selection of beach chairs for all guests to use! Only thing lacking was no drawers in bedrooms and no hangers in closets so you have to literally live out of your suitcase and with the dampness and humidity, hanging things up or putting items in drawers would be helpful. We had a wonderful week here though! Thank you!

Great Location
Great location very close to where our family always spends time on Newport Beach (17th Street). For such an expensive unit, some of the furniture on the main level was a bit worn and needs to be cleaned. Other than that, a very nice and centrally-located place to be for a Newport Beach vacation.
