Waterfront home on Hutchinson Island 1/2 mile from the beach. The home comes equipped w/ everything you will need for your stay. The kitchen is fully stocked w/ every gadget you could want to make your meals or go out to all of the great local restaurants the area has to offer. Jensen has amazing award-winning beaches and fantastic fishing in the intra-coastal or hire a deep-sea fishing charter. Community has a very nice, heated community pool & a fishing dock which is less than 100 yards away.
All Stays Longer than 28 Days are required a Bi-weekly cleaning at the guest's personal expense during their stay. A Representative will be contacting you to schedule your cleaning for the duration of your stay. Failure to do so will result and an extra cleaning fee at the end of your stay.

RULES AND REGULATIONS FOR INDIAN RIVER POINT

These rules are intended to promote the peaceful enjoyment of living in our community.
GATHERINGS : Gatherings of more the maximum number of people allowed in this property at any given time is 6 people. Events and Parties of any kind are STRICTLY PROHIBITED.

PARKING-general

1. Each home is assigned two (2) parking spaces. A garage is considered one space and the other is the driveway or pad to the house. If a house does not have a garage, their two spaces are assigned on the plat.

2. GUEST SPACES are not to be used by residents, owners or renters as a primary or additional parking spot.

3. No parking on the grass.

4. No overnight parking on the street.

5. Overnight parking of a Motor Home is prohibited except in an enclosed garage.

6. Overnight parking of a trailer is prohibited except in an enclosed garage.

7. Overnight parking of a commercial vehicle, including cars with exterior signage is prohibited except in an enclosed garage.

8. Be considerate of your neighbors and do not block entrance or exit from their garage or

parking pad.

9. NO Campers, RV's or Sprinter Vans

PARKING OF PICKUP TRUCKS

Overnight parking of PICKUP TRUCKS is PERMITTED as long as the pickup truck meets the following criteria:

1. Is primarily for passenger transport and is NOT a commercial truck.

2. GVWR does not exceed 8,600 lbs.

3. Does not have a camper top, ladder(s), commercial signage, racks or is used for storage and large loose items.

SWIMMING POOL AND POOL AREA

Persons shall shower before entering the pool.

NO GLASS of any kind is allowed in the pool area.

Only swimwear may be worn in the pool.

No persons who cannot swim will be allowed in the pool without supervision. No animals are allowed in the pool area.

The use of the pool area is for residents and guests.

No smoking of any kind is allowed in the pool area.

All audio devises must be used with headsets.

No Diving allowed.

Pool Hours are Dawn to Dusk.

Parents are responsible for the conduct of their children.

Life preserver (round) should only be used for emergency. This is not for play. An emergency 911 phone is installed for emergency use only.

TENNIS COURT:

1. When using the court, players must use appropriate footwear and clothing.

2. Players will not abuse or damage the net.

3. No Bicycles, Skateboards, Roller Skates or the like shall be allowed within the court

area.

4. Court time is limited to one (1) hour if others are waiting.

5. No more than 4 persons shall play on the court at one time.

6. Animals are not allowed in the tennis court area.

GARBAGE COLLECTION

Please have your garbage packed into large plastic bags or container out in front of your home Monday and Thursday. Monday is also recycling day. All recyclables can be placed in one bin. All trash bins MUST be placed by the road before pickup and removed from curbside on day of schedule pickup. (We recommend that you place your bins out the night before as the pickup times vary from 5am to noon.)

PETS - We love your pets and welcome them. However, Florida Insurance companies have restricted certain specific breeds from rental properties (we disagree but have no choice in this). Restricted Breeds:

Pit Bull, Doberman Pinscher, Rottweiler, German Shepherd, Akita, Chow, Presa Canario, Wolf, American Bulldog, Beauceron, Caucasian Mountain Dog, Great Dane, Keeshond, Stafford Terrier

1. All dogs must be kept under control and leashed when outside. This is Martin County Law.

2. If your dog defecates within the neighborhood, you are required to remove it and clean it up. This again is a Martin County law.

3. NO CATS

4. The homeowner and by extension any renter is responsible to quiet any barking dog.

DOCK

1. All fish cleaning and bait preparation must be done on the cleaning table at the end of the dock.

2. The cleaning table must be cleaned after use.

3. Bait buckets must be removed from the decking of the dock when not in use.

4. No Bicycles, Skateboards, Roller Skates or the like shall be allowed on the dock.

5. The Community Dock is not for Guests' Watercraft use. All guests are prohibited from using the Community HOA Dock for any watercraft vehicles. (GUEST ARE ONLY FOR FISHING USE) The Dock is Privately owned. All Guest Boaters will need to use the public boat ramp at Jensen Beach Causeway Park South & Boat Ramp on Pineapple Ave, Jensen Beach, FL. If you need space for watercraft vehicles & trailers we recommend reaching out to a local dock rent provider to place your Watercraft Vehicle and Trailer.

QUIET TIME
Any noise emanating from your property or from you personally anywhere within the neighborhood including the dock, which could affect the peaceful nature of the neighborhood, must not start before 8am and must cease by 10pm.

ANY VIOLATION OF THESE RULES MAY RESULT IN IMMEDIATE TERMINATION OF YOUR RERSERVATION.

CANCELLATIONS AND REFUNDS
-100% refunds will be granted for cancelations requested in writing prior to 60 days of your scheduled arrival date and a 50% refund prior to 30 days of arrival. Cancelations within 30 days of arrival will not be honored unless some or all of your dates are booked by another traveler which may be equal to or less than your total booking amount, depending on the number of days we are able to fill. Please note that any credit card payment or refund fees incurred by Good Vibes Vacation Rental Mgt. associated with your cancelation will be subtracted from your refund.
"On-Sight Payment Method' fees (4.25%) for reservations booked through HomeAway (VRBO) or Directly are not refundable. All refunds including any Security Damage Deposits will be issued by a check and mailed to your mailing address on file at no additional fee, or by request only, can be refunded back to the original credit card and will be subject 5% processing fee.

We are always available to call or text up until 8:30pm at night. I do have a local crew that can handle most issues.
Indian River Point is an exclusive waterfront community on the Indian River in Jensen Beach. The neighborhood consists of large, colorful, single-family homes with private yards and beautifully kept gardens. Within a two-minute walk you have access to docks leading out onto the Indian River to enjoy a day of fishing.

All Indian River Point homeowners have access to the large community swimming pool and a tennis court.

Indian River Point is in the perfect position for those that enjoy passing the days at beautiful beaches and parks. The Jensen Beach Causeway Park is just a 2-minute drive away. It has picnic areas, a public boat launch, a children’s playground, restrooms, fishing piers, and water access to the Indian River great for kayaking, windsurfing and Jet Skiing. Jensen Beach Park is also 2-minutes away in the other direction. It is the largest public beach offering plenty of parking, showers, restrooms, picnic areas, sand volleyball courts, a concession stand, and lifeguard service.

For a night out on the town you just need to take a short 5-minute drive down the waterfront towards the Ocean Breeze Plaza to find restaurants like Mulligan’s Beach House Bar & Grill, 11 Maple Street, Lures Riverfront and Cinco de Mayo Mexican Cuisine. There are also shops and services such as a Publix Supermarket, a pharmacy, a nail salon and hairdressers/barbers.

Indian River Point is right next to the NE Causeway Blvd and the A1A so you can be back on the mainland in minutes. In just over an hour, you can spend the day perusing the shops at Boynton Beach or continue down the I-95 for 10 more minutes to get to Delray Beach.
Please note that after booking this property, you are required to provide us with color copies of Government Issued Photos ID's for every person in your party who is 18 years of age or older within 24 hours of making the reservation. We are required and retain the right to perform a felony background check on each person. Any person's with a SEXUAL FELONY CONVICTION will not be permitted on the property. Full refunds will be granted if this affects your ability to keep your reservation.

Quiet and relaxing

Working vacation
This is geographically a unique area of Florida and we look out at the intercoastal but 5 minutes from the Atlantic ocean. Able to enjoy the amenities of the area. The house if perfect for two couples with privacy and space. Very comfortable with great views. Able to cook in,grill , and go out to coastal restaraunts. Golf close by. A great place for vacation , working nearby , or working from "home." .
