This modern & cozy vacation rental in Brian Head, Utah comfortably sleeps 6 guests between the 2 full size beds and convenient pull-out couch. Main bedroom is large and easy to move about with plenty of storage, a private TV, and a gas fireplace. Not to mention the gorgeous mountain views! Kitchenette is readily available with cooking basics and a pleasant dining area off to the side. Main living area includes a comfortable pull out couch and a flatscreen TV. Plenty of space for guests to move around freely.

This Southern Utah vacation rental is in an incredible centralized location, giving you access to some of the best exploration and sight-seeing in all of Utah. Consider it to be your adventure "home-base". Cedar Breaks is right around the corner, and several of our red-rock national parks are less than a day's drive. If you're looking to stay local - we have wonderful shopping and dining right here in town.

No outside music after 10 PM or before 1pm

Late Checkout Fee: $50 Mandatory when unauthorized by host.

Undisclosed additional guest fee $50/ night, whether they stay or not.

Lost key fee will be equal to the amount charged by a locksmith plus $25

Very late unauthorized checkout (2 hours or more): Full undiscounted daily rate will be charged, this does not give you permission to stay, it is only a fee.

If you wish to continue your stay you will need to do so formally by requesting to book.

Any refunds that any other affected traveler receives due to your
unauthorized late checkout will be charged to you and payable by you.

Smoking fee: $500 - Zero tolerance

Cleaning fee will be doubled if the home is found in an excessively dirty condition.

We are severely allergic so unfortunately no pets, of any kind including service animals are allowed on the premises due specifically to our health risk. If you are seen or caught on the premises with an animal you will forfeit your
deposit and be asked to leave.

This is a zero tolerance policy.
