Bedroom 1 : 1 Queen bed, crib, toddler bed
Bedroom 2 : 1 Queen bed, crib, Sunroom with toddler / single bed ( chair converts to a small bed )
Full bathroom : Large soaker tub / shower
Living Room : Spacious living room separates the 2 bedrooms
3rd FLOOR : * * Can accommodate 2 adults / kids ( Note : ceiling is a bit low ), 2 babies / toddlers * *
Bedroom 3 : 1 double bed, crib, 1/2 bath ( Mini toilet & sink for kids )
Bedroom 4 : 1 single bed with trundle ( toddler bed ), crib + kids play area
Playroom : Located in between both bedrooms
OUTDOOR SPACE :
- Year round 16ft traditional tipi with firepit
- Fully fenced yard.
- Fully landscaped property and the owner or gardener does come onsite
to water the gardens. Guests will be notified via text when this occurs during a stay.
THIS PROPERTY IS COMPLETELY SMOKE FREE WITH NO SMOKING ANYWHERE ON THE PROPERTY.
Visiting guests and small family gatherings are welcome with host approval. Any additional guests after initial booking can be added via the booking platform and host must be notified.
DOGS :
We welcome pets under 50 pounds ( must be approved prior to booking - $100 pet fee applies ) and ask that animals be crated when home alone. Doggy bags are available at the back door and waste can be disposed in the tin bin outside the back door. The back yard is fully fenced.
GUESTS :
- Additional $25 per person / night after 4 guests
Guest Access:
All rooms are available based on occupancy. ( 2 queens, 2 single and toddler/infant beds)
Please indicate ages of children and sleeping arrangements when booking as we prepare the space according to the number of booked guests.
The Neighborhood:
Hip and trendy Groat Estates. Coffee shops, bakeries, restaurants right outside your door. Roger’s place is a 5 minute drive straight east and WEM is a 10 minute drive west. Located centrally and a short drive to the zoo, muttart conservatory, Art gallery, museum , Fort Edmonton and the aviation museum.
There are 3 grocery stores within driving distance. Loblaws is a short walk to the brewery district, which boasts many businesses and restaurants.
This home is minutes from the Royal Alex, Misericordia, UofA and Stollery hospitals.
Getting Around:
Street front parking.
Bussing within 1 block.
We have a single space available at the rear of the garage.
There is an empty lot adjacent as well.
Other Things to Note:
This home is charming, warm and I won’t gloss over it, old. It has provided shelter to families for over a century.
I raised my 7 kids here and the space is abound in memories and childlike energy.
We are excited to be hosting families and look forward to meeting you!

Please remember that you're staying in our home, not a hotel. Please treat the place with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7. If property issues are brought up at the end of the stay, no refunds will be applied, as it was not brought to our attention to address.
Please be advised that all guests , by completing the reservation you agree to the following:
- You will be asked to sign a rental usage agreement that governs the terms of the stay
- You agree to be bound by our rental terms and conditions.
- You acknowledge that you will be required to provide a copy of a valid government-issued ID with a name that matches your profile
- A security deposit of $500 (see below) will be required
- You understand that your check-in instructions might be withheld until you have successfully completed our verification portal.
SECURITY DEPOSIT :
A security deposit of $500 will be collected 3 days prior to your checkin date. This will be a HOLD not a charge on your credit card. In the event there is any damage to the property or broken house rules during your stay your card will be charged accordingly. The hold will be automatically released within 7 days after your departure. If there is no damage or violations, there is nothing you need to do. Please note that CITYBNB reserves the right to charge a higher amount up to a maximum of $2500 to the method of payment if the damage deposit is insufficient to cover the claim from the payment method on file.
Important note: The information is collected for screening and verification only and is not stored or used for any other purposes.
BROKEN HOUSE RULES FEE SCHEDULE :
* Smoking / vaping in the home = $300
* Unapproved pets= $300
* Pet feces in yard (if applicable) = $100
* Late checkout = $100
* Additional cleaning = $50/hr
* Unapproved parties = $500
**Stays longer than 28 days will be subject to an additional cleaning fee of $60. In addition, the host will provide up to one month worth of essential supplies. Once supplies run out, the guest will be responsible for any additional supplies needed.

I live nearby and am always available to assist you during your stay. Guests can reach me by phone or text message.
Please note that during the summer season, we come to water the front garden and the back plants. We will notify the guest prior to each visit. During winter stays, we are onsite for snow removal.
