Bedroom #3 Suite is also a queen sized memory foam mattress with Sony 4K G@@gle smart TV/Roku and closet but also has attached private full bathroom and has a private access door directly out to the pool deck . Pack n play in closet.

LIVING ROOM : 2 lazyboys,2 leather couches with pull out futon queen sized memory foam mattresses . Sony 75" flat screen G@@gle smart TV w/Xfinity cable w/NFL network w/surround sound Sonos speakers,subwoofer& soundbar .Sync your phone & stream your music svc through the sonos app. Sync the same music on all the speakers inside AND out on the lanai to be the same and individually adjust volume.

KITCHEN: A fully stocked Kitchen including pots, pans ,silverware, cups ,glasses ,coffee mugs, nutri-bullet and blender for margarita or smoothies , utensils ,spices, paper plates and cups. Dishwasher, electric oven/stovetop, microwave ,garbage disposal, french door fridge/freezer with ice/water in the door ,R/O reverse osmosis filtered water drinking water dispenser. Glass & Plastic Wine & martini glasses are provided.

COFFEE BAR: Keurig dual service coffee maker for drip or for k-cups . We get you off to a start with a couple kinds of coffee grounds ,filters , sugar, creamers are provided along with a few types of k-cups in coffee & English breakfast tea for our tea lovers.

GAME ROOM : YES ! we set up an awesome game room to keep kids AND adults busy ! Multi-game table includes Pool,Ping-pong,Air Hockey,Poker & Roulette wheel. Read pic captions for much more info !
Electronic dart board, multi-cade arcade with over 400 games on it ! 2 door Mini fridge dedicated for wine & other side is for assortment of complimentary soda beverages that we've included (sorry no restock available during stay) .Books, magazines ,board games & puzzles. the multi-game table has 2 table top pieces that you can place on top to make another table area for games or use for an office desk to spread your documents out on .

DEDICATED OFFICE SPACE : (must request in advance) If you would rather have the multi-game table converted over to a spacious workspace with solid worktop , comfortable dedicated swivel office chair , 27" monitor, HDMI cable, USB cable , stapler ,hole puncher, pens, printer, etc, etc .

LANAI :Stay comfortable with new 12,000 + CFM ceiling fans to keep plenty of air moving! OUTDOOR KITCHEN : New for 2023 built-in (covered) outdoor kitchen complete with commercial SS propane Infrared grill, hood, mini under counter fridge, slide out garbage can and 6 large commercial utensils hanging on the wall within arm's reach for the serious griller .

POOL/POOL CAGE : long lap-style heated pool protected by an extra height pool cage with the upgrade no-see-um screening. Multi-color cabana sconce & overhead lighting (see pics) Pool Heat : additional optional charge for daily pool heat which is $29.00 per day.

FISHING : sit at the rockers on the dock and watch the fish jump !
9 fishing poles, net, fish cleaning table, aerated shrimp/live bait bucket is also provided so you can go purchase some shrimp or other live bait for the best fishing. 2 local bait stores. 2 green fish attraction lights at the edge of our private 44 ft. dock come on automatically at dusk that attract all the small bait fish which attract all the big Snook to feed on them so either watch the show or throw a line in and enjoy the fun ! There is a wide variety of fish to catch! Anything from Sheepshead ,jacks, snook, ladyfish,drum , snappers ,redfish & Tarpon .Many local fishing charter services in the area for either inshore fishing in the harbor and canals or others that take you out into the gulf .

BICYCLES/BICYCLE TRAILER/STROLLER/ TENNIS & PICKLEBALL RACKETS/KAYAKING/PADDLEBOARD :6 kayaks for your use ! 4 single/2 double in the garage.Drop down to ground level onto the dollies provided so you can wheel them down to the kayak launcher(2 of them are already on the dock) . You can go on endless kayak adventures throughout the neighborhood (9 miles of canals without even leaving the neighborhood !) and along the mangroves to check out all the wildlife that call our area home .You may even see a manatee or dolphin on your adventure ! We have some transparent watertight cell phone pouches that you can take with and safely take some pics. 8 Bicycles and 1 two seater bicycle trailer that will convert to a stroller !
We strongly suggest you do not swim in the canals for your safety

BOAT RENTALS/PRIVATE 44ft. CONCRETE DOCK/PWC FLOATING DOCK : Bring your 40 ft. sailboat or cruiser and tie up to our private dock and hook up to the shore power/water hook ups (provided at no extra charge). Boat rentals (by others) are also allowed to delivered and be tied to our dock every night during your stay.Mention to them that you are staying with us and they will waive delivery charges(see them for terms/details). We can provide references through our guidebook after booking your stay.

NOTE ! : there are NO bridges to go under between our dock and the harbor ! Bring your own wave runner you can secure it on the PWC floating EZ dock .

POOL HEAT : 3 days notification is required in order to heat the pool. There is a separate fee of $29 per day must be paid at least 72 hours prior to check-in. Guests can contact us after booking to purchase pool heat for your stay. Pool heater will heat the water up to approximately 78-80 degrees max .

DAMAGE WAIVER : We are committed to protecting our properties which is why we've partnered with Know Your Guest, the leading vacation rental guest-screening provider.
-Please note that before your booking is locked in , you will need to verify your details and ID through Know Your Guest within 48 hours of booking
-You will also be given the choice between paying a refundable deposit or buying a non-refundable damage waiver($35.00) . We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking up to $500
- We require that the Know your guest info be filled out and deposit /damage waiver be filled out within 48 hours of booking or there is a chance that the booking will be cancelled . Within 24 hours is ideal but stay in touch with us if there is a complication.

CANCELLATIONS : ALL cancellations regardless of date of reservation are subject to a 3.9% svc fee from our cc processors so that will be deducted from your refund.
