This home truly has room for your family to spread out and enjoy.

The kitchen is fully stocked with newer appliances; including a electric stove top, oven, microwave, and toaster. The kitchen has a Keurig Duo, hand mixer, crock pot and more!

Dinning room includes large table with seating for 10, and 4 additional bar stools at the kitchen island. Dishes are stocked and provided for you to cook a family meal.

The living room opens up to allow seating for 10 with two couches and 1 casual sitting chairs. A 45" smart TV with Roku that is WIFI ready, and allows you to log into all of your favorite streaming channels/apps. Complimentary WI-FI for guests to use or work.

There is a Laundry room off the main level bedroom with standard size washer and dryer. Please bring your own detergent and dryer sheets.

The garage of the home is used as a game room with a ping-pong table. You may park in the garage, use caution to not stain or damage the garage floor.

Back yard patio with an outdoor pick nick table and chairs. A propane grill and a firepit area with additional seating to gather around the campfire. Hot tub (Open year round) that fits up to 4 adults or kids for guests to enjoy. No lifeguard on duty, swim at your own risk.

This lake home has;
Primary Bedroom - 1 Queen size bed with En suite Bathroom
Second Bedroom - 1 Queen size bed
Loft Bedroom – 2 full size beds and 2 twin beds.

Full Bathroom in between the first and second bedroom on main level.

Plus, enhance your stay by renting our pontoon for endless lake adventures! Contact the hosts to arrange pontoon rental at affordable rates: $250 per day or $1200 per week. Please note, a $500 damage deposit will be held. Guests born on or after January 1, 1989, must have a WI boater license to operate the pontoon.

NOTE- This home is for family vacations and small friend group get togethers and is in an exclusive neighborhood. It is not to be used as a party home. You must be 25 or older to rent this home. It is only through your responsible actions that we can continue to offer this private home as a rental. Please respect our home and take good care of it.

DOG FRIENDLY
We LOVE dogs and we want our guests to enjoy their vacation with the whole family, including the furry members :-) That being said, please be mindful of whether our home is appropriate for your dog. We do charge a 125$ non refundable pet fee per stay.
We may not be the vacation rental for you if your dog:
*Consider barking to be a favorite pastime;
*Chew things other than bones;
*Like to visit the neighbors unsupervised (we do not have a fenced-in yard), and/or;
*Use the house as a bathroom.

Please bring all needed dog items with you, we allow up to one 65 lbs dog. We ask that your dog be supervised when at the cabin and crated when you are not. Also, it should not need to be said (but unfortunately needs to be, as we have had guests leave enough surprises for us), but PLEASE pick up after your dogs!! It is NOT the responsibility of our cleaners.

About the lake: Nice Lake is a 135 acre lake located in Washburn County. It has a maximum depth of 11 feet. Fish include Panfish and Largemouth Bass.

This house is professionally managed by 1919 Properties LLC. We look forward to welcoming you to Nice Lake Escape.
USE OF PREMISES. It is understood and agreed by the Parties, that the Tenant shall use the demised premises for the purpose of vacationing only. Landlord does not rent to vacationing students or singles under the age of twenty-five (25), unless they are supervised at all times by an adult or guardian or parent. By renting this property, the Tenant agrees there will be no vacationing students or singles under the age of twenty-five (25) in the premises, unless they are so supervised. Violation of such paragraph, would terminate the tenancy at the time of knowledge, forfeiting any and all security deposit and still require the Tenant to pay for the full term of the occupancy, without recourse.

FIREWORKS: It is hereby understood and agreed by all parties that no fireworks may be set off at any time, in the premises or on the grounds. Violation of this provision will be subject to a $500 fine per occurrence plus the Tenant will be responsible for any and all damages to the property and to the property of any neighbors. Again, there are absolutely NO fireworks allowed to be discharged on premises.

ITEMS PROVIDED. Landlord shall provide all bedding, full kitchen accessories, kitchen, hand and dish soap, fire pit, and propane for the barbecue grill.

ITEMS NOT PROVIDED. The Guest shall be responsible for providing the following, but not limited, items: beach towels, bathroom soap and hair shampoo, laundry detergent and fabric softener (needed only if you plan to wash clothes at the premises), firewood (if you want to have a bonfire and something to light the fire with), yard toys (like volleyball, frisbees, soccer ball, softball and bat, football to play catch with), and board games. It is also understood that there is not a landline telephone at the premises.

MAXIMUM OCCUPANCY. It is hereby agreed and understood by all parties, that the maximum number of guests on-site is limited to the maximum occupancy listed in the description above. In the event, a Tenant is determined that more than the max occupancy of guests are on-site, other than visiting, this may be grounds for immediate eviction and all advance payments will be forfeited.

CAMPERS OR TENTS: No campers or tents are allowed on-premises.

CHECK OUT TIME: is 10:00 AM. If no prior arrangements have been made for a late checkout, you may be charged up to $150 per hour to cover the extra time housekeeping must wait.

FALSIFIED RESERVATIONS. It is understood and agreed by the parties, that any reservation obtained under false pretenses will be grounds for immediate eviction and all advance payments will be forfeited.

INDEMNIFICATION. It is hereby understood and agreed that 1919 Properties, LLC, Property Owners and its employees, agents, or principals and assigns, shall not be liable for any and all damage or injury to or of the Tenant, Tenant's family, guests, invitees, agents or employees or other persons entering the premises and Tenant hereby agrees to indemnify, defend and hold 1919 Properties LLC and Property Owners harmless for any and all claims or assertions of any kind or nature as a result of injuries which may occur on the premises. This indemnification includes, but is not limited to, any damage or injury which may be incurred by Tenant, Tenant's family, guests, invitees, agents or employees or to any other person for damages or injuries which may arise from any contact, act, inaction, interaction from any and all animals, domestic or wild, which such damage or injury occurs on the premises.

Waterfront / Hot Tub: Warning! No lifeguard on duty, swim at your own risk.

EMERGENCY ACCESS. It is understood and agreed that the Landlord shall have access to the premises at all times for emergency purposes. If it is a non-emergency, Landlord shall be required to provide Tenant with a twenty-four (24) hour notice, which may be verbal and/or written. Tenant agrees to not unreasonably withhold access to the premises.

IMPORTANT: You can rest easy knowing your space is covered with $3,000 In "All-Risk" Damage Protection. Although rare, accidental damage from guests does happen. Traditionally, this was managed via a security deposit or vacation rental damage insurance purchased by the guest. Both are cumbersome and often have big limitations in protection. With "all-risk" protection, all accidental damage from guests is covered unless it's specifically excluded such as, but not limited to, normal wear and tear, infestation, or prior damage.

Lovely location!
We booked this location for my fiance's 40th birthday. What a stunning location! The property is immaculate and so clean. The mattress is the most comfortable bed I've ever slept on! I'd love to know what brand the mattress is - if the owners see this send me a message with the brand! Our favorite part of our trip was spending time in the hot tub under the stars. The views were spectacular and it was a great place to enjoy a beer. I only have one minor critique which is the chairs and couch in the living room. We booked during a freak cold spell in April. It was too cold for us to be outside, so we spent quite a bit of time in front of the fireplace. Both our backs were sore from the furniture, but we still had a fabulous time.

Adorable lake house with stunning view
This one knocked it out of the park! Excellent home with everything you need, cozy gas fireplace to curl up next to at night, beautiful lake view and nature all around, and a stunning sunset to enjoy from the hot tub. Will definitely go back again
