Summary:
Welcome to our Chesapeake Oasis! Quiet Queenstown is a beautiful and historic part of Maryland's Eastern Shore bordering the Chesapeake Bay. We welcome you to enjoy a home away from home at our 4-bedroom ranch-style house. Off the beaten path and perfect for multi-generation families, you'll enjoy the privacy of being off the main road but within a short drive to all that the Eastern Shore has to offer. Relax, unwind, and enjoy!

The Space:
This is a 1-story, 4-bedroom, 2.5-bath property with a beautiful, communal kitchen overlooking the back yard and the cove. The fully-appointed kitchen includes a large island with a breakfast table for groups who like to socialize around good food. We also have a formal dining room and a wine bar with temperature-controlled cooler. The en suite primary bedroom features a king bed, window seats overlooking the cove, and a large internet-enabled smart TV. The three other bedrooms feature one king bed, one queen bed, and one bunk bed (twin XL on top and queen on the bottom bunk). All four bedrooms have internet-enabled smart TVs with wi-fi apps for you to log in to your favorite streaming services. An additional office space features a pull-out with full size mattress, and a 65” smart TV, perfect for movie nights! Bring your friends and family to enjoy your stay with the variety of bedroom options available.

Guest Access:
Guests have access to the entire home, including the wide-open front yard and fenced-in back yard, the dock, and the laundry. (The garage is currently reserved for storage.) Guest internet is included with your stay; fiberoptic service to the house provides terrific wi-fi speeds for your devices in the +500 Mbps up/down range.
With Sadler's Cove in our back yard, you'll have easy access to the water if you choose to bring your own canoe or kayak. The bucolic views of the neighboring farm and the serenity of Sadler's Cove lend themselves to a slower pace and peaceful moments on the back deck or around the firepit with your favorite beverage or glass of wine. The conserved forest on the opposite shore is home to blue herons, hawks, bald eagles, terrapins, and a multitude of other wildlife.

The Neighborhood:
Perfect for relaxing and enjoying water activities and the scenic beauty of Maryland, Queenstown is located on Maryland’s Eastern Shore by the tip of the Wye River, a tributary of the astounding Chesapeake Bay. Our home, while private and set off the main road, is actually located within 10 minutes of local attractions.
Whether you're hitting the links at one of the local public golf courses, shopping at nearby Premium Outlets, or renting a kayak or enjoying the visitor experience at the 510-acre Chesapeake Bay Environmental Center, you’re only a short drive away.
Nearby Kent Island offers some of the world’s best seafood, delightful local wineries, fishing/crabbing/sailing charters, and romantic sunset cruises. Cyclists and power walkers can enjoy the 7-mile Cross Island Trail, stretching from nearby Long Point Park across the width of Kent Island.
If you're interested in traveling further afield, dynamic Annapolis and historic St. Michaels are each 30 minutes away. The monuments, museums, and sports venues of Washington D.C. are just under an hour west of us, Baltimore is an hour to our north, and the Atlantic Ocean beach resorts are just over an hour to the east. Truly a central location that provides easy access to multiple vacation opportunities.

Getting Around:
We recommend a rental or personal car being used to navigate around Queenstown and to/from our home. There is ample parking provided at the house and no easy access to public transportation in the area.

PLEASE CONTACT US PRIOR TO BOOKING IF YOU WOULD LIKE TO REVIEW RENTAL AGREEMENT.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.

Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)

This house is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.

We charge a pet fee of $50 / night / pet that you bring with you. This reduces to $250/week per pet and $500/month per pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.

***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***

***Parties/Events of any kind are strictly forbidden at this property. If you host a party/event/gathering at this property we will levy a $1000 fine.***

We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.

Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (Navy Football, commissioning week, and boat show weekends are a few examples). I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday

The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):

1 hr or less early arrival or late departure: $150
1-2 hr early arrival/late departure: $300
2-3 hr early arrival/late departure: $450
3+ hr early arrival/late departure: $600 or the cost of an additional night’s stay, whichever is more

These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.

We have a smart thermostat in place on each floor of the house and do limit temperatures to the following ranges to reduce our environmental impact. It has an automatic schedule (which in the summer will adjust the temperature up and in the winter down during the day) but we are happy to modify this within the below range on request:

Summer - 70 to 85 degrees F
Winter - 60 to 75 degrees F

If this is outside of your comfort zone then this apartment may not be a good fit for you.

***Smoking is strictly forbidden anywhere on the property - the house, front porch, back deck, or front or back yard***

***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***

There is a propane grill in the back with grill utensils and grill cleaner in the kitchen. We do not supply propane but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill please clean it with the supplied grill cleaner/steel brush in order to avoid additional cleaning fees.

You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.

For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

* Our system automatically charges a Damage Waiver amounting to $104 in lieu of a security deposit. *

Estate on the water with delightful, elegant executive Rancher!
My wife & two best friends/spouses (seniors) met and stayed here 3 nights/4 days. Loved it so much we only ventured out locally for lunch and a quick afternoon trip to Annapolis. Setting A+. Comfort inside & out A+. Everything A+.

This house is perfect for family gatherings! The backyard is wonderful with a beautiful dock and beautiful landscaping. We ate all our meals out on the deck. The house was very clean and very accommodating.

Beautiful, comfortable house on huge creek front lot. Even better than the pictures! Communication was very easy, we loved the yard and landscaping. Great bird watching from the deck or through the huge picture windows. Highly recommend!

The property was clean and very well presented. One of the guest has accessibility issues and the walk-in shower was great as well as the grab bars. Very helpful. Was shocked at the charges to arrive 2-hours early. Very surprised at lack of flexibility.
