Hi everyone, my name is Tim Miller. My brother and I purchased in Cancun back in 2004. We love it here! We used to have property in Cocoa Beach, FL but when we found Cancun we sold everything and bought here to stay. There is no place on earth like The Renowned Cancun Hotel Zone. The beauty of the Caribbean waters is unmatched worldwide and they surround the island (the Cancun Hotel Zone is an island) to East, North & South, while the gorgeous Fresh water Bay is to the West. And the locals are so happy, humble, and so thankful to have your business and be of service to you and your family. Over time, my family came to know many wonderful people here in Cancun. If you have never been to Cancun, you will absolutely love it here!

Penthouse #3704- 4BR-4.5BTH - Approx 2,750 sq ft including terrace

Penthouse #3704 sits on the corner (there are only 4 units on the Penthouse Level, one on each corner) of the North tower. You walk in and you have the living room, dining room, powder room, kitchen, big terrace, laundry room and bedroom with queen bed & private bathroom, BR4. Uniquely, BR4 also has direct access to the terrace, our only unit with this feature. Upstairs you have the other 3 bedrooms, each of which has its own attached bathroom with shower. The master and bedroom 2 have king beds, while bedroom 3 and 4 have queen beds. The unit is nicely updated and the outdoor furnishings are all brand new as of 2024. The views are of both the ocean and the lagoon with the primary views being the lagoon. It’s a beautiful unit, and with each bedroom having an attached bathroom, it’s no wonder that #3704 is always leading the pack in popularity among the penthouse units.

1. My wife and I do this full time; it is our dedicated passion to serve you.

2. Abdiel and Paola are our full-time managers on the ground in Cancun to service you. They are at the resort Mon-Sat 9-5pm, and after hours you will still receive prompt responses via email. On arrival day, our team is there to welcome you, show you around, and answer all your questions.

3. Rather than an apartment building, we reside within a full service resort with full time staff, 24 hour security gated security, 24 hour beautiful lobby, gym, spa, tennis court, pool, beach, sun deck, loungers and umbrellas, hot tub, photos studio, tour center, 5 restaurants, 2 bars including a pool bar, and spa with steam room, sauna, relaxation pool, hot tub, and massage and nail services.

4. The resort is all-inclusive. When you book a Penthouse unit, the all-inclusive is optional each day you are there. Payment is made at the lobby front desk. Cost is currently $90 per person per day, Dec 20-Jan 4 is $135 per day. Prices are subject to change without notice as we have no control over resort pricing. Kids 11 or under are ½ off, 2 years and under are free.

5. For days you do not want the all-inclusive, feel free fill up the cooler inside the condo with your favorite drinks & snacks and take that to the pool or beach. It’s ideal, makes for a nice little table as well, about the size of a carryon.

6. You always have one resort restaurant that is never all inclusive. You pay per item and they have things like tasty toasted subs, wraps, and pizza. They also have a wide assortment of coffees and desserts.

7. Indulge in our in-home cooking service for an authentic Mexican feast prepared by our local cooks. Our guests love this, we provide the service to our guests only at our raw cost. It runs $10 per person for the service ($80 min) and it includes purchasing the groceries and preparing the meal. Our cooks provide you with a receipt for the groceries. Meals are served buffet style. It’s payable in cash at the time of service. It’s very easy to book, the menu and link come in your welcome pack.

8. Our location is ideal. We have great restaurants right across the street, plus a convenience store that sells beer and all the hard liquors. At the same time our area is well lit, and very safe, and our activity level surrounding the resort is mild. Everything is close by, buses run 24/7 and you can be at a myriad of additional restaurants, shops, and big nightclubs in minutes.

9. Oleo prints out a weekly brochure for guests detailing the latest activity offerings. Often times there is live entertainment around the bar, and water yoga is typically in the weekly calendar.

10. Tours and Excursions Insider Knowledge: With over two decades of experience in Cancun, we offer invaluable insights into the best activities and excursions. Here’s an example, the snorkeling excursion with my friend Mike, who I have known for over 2 decades now. Mike is such a great guy! Always smiling and joking around. His family comes from many generations of fisherman that go way back to before Cancun was even known as destination. Mike’s snorkeling tour is the “bargain of the century”. He does not advertise, has no website, and you pay him in cash. The cost for Mike’s excursion is $75 per person ($450 minimum). For that price you get a 5-6 hour excursion, round trip transportation to the port, a golf cart rental on Isla Mujeres for an hour, and a huge meal at the end. On top of that, he takes you to the best snorkeling site, they are protected waters by the Mexican government and require a special permit that he has to pay for each person going. The underwater beauty where Mike takes you is unreal, so beautiful! To have all that, plus a totally private excursion to your group, is an outstanding value that you will not find anywhere else.

11. VIP Night Club. At these big clubs in Cancun, the cover charges alone will run you $50 or more, plus you wait in lines to get in, then it’s standing room only and drinks are very expensive. With us, you’ll get the link to purchase the VIP night club pass. For $150, you will have VIP access, no lines, A VIP table, and not only is your cover charge included, but all your drinks as well. It goes from 10am to 3am and includes transportation there and back.

12. Grocery convenience. When staying in these larger places, everyone wants to have some groceries on hand. 10 years ago I asked the owner of the transfer company that we recommend if he would take our guests to the grocery store before heading to the resort, for an additional fee of course. He said he would add that to his website. He did, and it’s been a hit with our guests ever since. Our team has milk crates and hotel carts to get all of your groceries up. Don’t worry, we have you covered. But please note that if you arrive on a Sunday, you may want to get groceries after you arrive at some point, as we will not be there to help you.

13. 13. Family-Friendly: Traveling with little ones? Rest assured, each unit is equipped with amenities like pack-n-plays and high chairs upon request.

14. Quality linens: My wife specifies sheet sets that are a polyester/cotton blend, 575 thread count. She says it is the perfect blend of softness and stain removal properties.

15. Quality Bath towels: For bath towels she specifies large 30”x 53” 100% cotton. They are really nice; we have the same ones at home. Way better than what you would expect at a nice hotel. To me, even the nicer hotels have towels that are not soft, and not very big.

16. We provide Beach towels: We provide 8 Large commercial grade beach towels.

17. Private wifi: Unlike hotels that offer non private, or semi private wifi, these modems are completely private to the unit, and encrypted, and the modem is inside the unit.

18. Charging Ports: All the bedrooms and every living room has a charging port with 3 outlets and 3 USB terminals.

Great guest communication: Group Email Thread: The Group Email thread is the tool we use to keep everyone on our team in touch should you need anything, plus it keeps us all in the know, and on the same page. This email thread goes out to you and all of our team members after payment is processed. You can’t miss it, as the subject box starts with all caps: GROUP – MAIN followed by your Penthouse number and arrival and departure dates. This way our team always knows with whom we are speaking. It allows for our guests to get prompt replies consistently.

PHOTOS: Please note that photos of The Private Balconies may appear under "Common Areas" because the spaces are so large, AI mistakenly categorizes it under common areas. Additionally, the resort should not be listed under "What's Nearby," but sometimes is.

Lovely Stay!
Glad I found Tim's condo after making a last-minute decision to take the trip to Cancun! Communications with staff were excellent! Arrival instructions were great so there was no hassle at the airport or transfer to penthouse. We were met by Abdiel who gave us a quick tour of the area as well as the condo. The condo itself is wonderful, clean, with plenty of natural light filtering in through the ceiling to floor windows (in several rooms) and roomy bathrooms. Having the balcony to look out at night was great, especially during sunsets. Although we didn't take full advantage of it, there was plenty of kitchenware available to make meals/drinks. Tim and staff made our first day stress free as we booked the dinner at the condo; it was excellent. Highly recommend. The other nights we opted to pay for daily all-inclusive eating/drinks. The restaurants were all excellent. Thanks guys!

Find Somewhere Better or Lower Your Expectations
The condo layout and the view of the ocean and lagoon are the only nice features of this property. If you rent the penthouses without the $90 per day per person all inclusive option, you are excluded from everything. You cannot even order a drink on the property, you may not sit in the chairs, you may not order the food. When taking a shower, usually in the morning the water will remain cold and sometimes lukewarm at best. Upon arrival, me and my family showered in cold water. The water does take a while to heat up as the owner says, however after warming up for 15 minutes, the temperature be only tolerable. The property managers say there’s no issue when me and 7 other guests have experienced this issue. If you’re washing clothes, the dryer takes at LEAST 2 complete cycles of 1 hour intervals to dry a small load of clothes without towels. Again the managers said there’s no issue. The AC during the day does not work well, even when all doors and windows remained closed. The noise from the nearby street is loud and constant and travels very easily into the condo. There is a hole in the window framing of a guest room upstairs that leaks rainwater heavily. It splashes from a lower area of the window onto the bed so you have to close shade to prevent it from getting on you while sleeping but then form a large puddle at the foot of the bed. The cooking supplies and utensils are of the poorest quality if you’re planning on cooking. You will have to supply EVERYTHING because what they give you initially will run out quickly. It is not set up for guests in a 4 bedroom unit. Specifically paper towels, toilet paper, trash bags. WiFi only works in the living room, if you’re planning on bringing any work with you, you’ll have to work in the common area of the condo. The elevator is horrible and unsafe, there’s a two person limit now. My niece and her fiancé were stuck in the elevator for about 5 minutes but quite often only one lift was working. Dining room table is missing a chair making a setting of only 5 people per table for a 4 bedroom condo. DO NOT BUY FROM THE GIFT SHOP!!! We bought 2 small bottles of sunscreen, a tiny bag of stale Mexican coffee, and a bottle of hot sauce that usually costs $1USD and it cost us $95 USD!!! I’ve never seen such exorbitant prices in my life for such. There’s so many other resorts to stay, I would steer clear of this property.

Hello again!

My brother and I started out in the vacation rental business back in 2003, renting beachfront units in Cocoa Beach Florida. Not long after that, we purchased in Cancun, just one unit that we still have to this day, Penthouse #2701 at the Oleo Cancun Playa resort, the same resort you see in the photo galleries here.

Over time, many other owners approached me to take care of their places. I had a vision to have only penthouse units, so that I could offer travelers a unique grouping of units with large private outdoor spaces & amazing views. All these years later, this is what I can offer vacation travelers. All the places I take care of are at this same resort, Oleo Cancun Playa, and all are Penthouse units offering large expansive and exciting private outdoor spaces with exceptional views.

My wife Megan and I run the business as our full-time jobs on the states side from the Chicago suburbs, and on the Cancun side we have full time staff at the resort every day except Sundays. We keep in touch with our quests via a group email chat, that has our guests, myself and my wife, and our management team in Cancun in the thread. And we encourage our guests to add others to the thread if they would like. We pride ourselves on our swift responsiveness should our guests need anything, from the moment the booking is made all the way through your stay in Cancun. My wife and I are in Cancun frequently to work with our team in an ongoing effort to always improve.

If you happen to be in town when we are as well, it would be great to say hello. We really enjoy being able to make personal acquaintances with our guests. We have many guests that come back year after year, and we have forged some beautiful friendships with several of our guests over the years.

Penthouse #3704 was completely remodeled. It's essentially brand new as of this writing here on June 26, 2020. It's beautifully finished. And I love our location. We are not in a condo complex, we are part of a full service resort which is much nicer. Our location is also ideal. We are exactly 6 miles South of Coco Bongos and the area of the huge night clubs. That's far enough away to really relax, and plenty close enough to be there in minutes if that is what you want. We have restaurants and bars on site if you have interest in doing a day or two of the all inclusive, or we have restaurants right across the street.

Your whole family will love the their time together out on this very large balcony with a view of the turquoise waters and the Niptuche Lagoon, equipped with large wet bar. Penthouse #3704 was made for entertaining!
