ABOUT THE AREA
Canary House is in the heart of the Berkshires, a stunning region with plenty to do and enjoy in every season. The charming village of Monterey with its general store and post office is just a 3-minute drive. Enjoy family skiing at Butternut (a 10-minute drive), shopping and dining in Great Barrington (a 15-minute drive), or outstanding cultural offerings, parks, and fine food of the southern Berkshires region. We provide plenty of recommendations in our house guide.

YEAR-ROUND ACTIVITIES
Summer: Swimming in Lake Garfield (5 minutes), fishing, farm stands, hiking and camping at Beartown State Forest (2 minutes), Tanglewood (25 minutes)
Autumn: Leaf peeping along the Appalachian Trail (5 minutes), fire pit s'mores, museums and galleries
Winter: Skiing at Butternut (10 minutes), snowshoeing at Beartown State Forest (4 minutes), games and cozy time indoors
Spring: Long walks, shopping in nearby Great Barrington (15 minutes), museums and galleries

Getting Around:
GETTING AROUND
To enjoy the expansive beauty of the region, you'll need a car to get here and get around--and the drive will be stunning! Since cell service can be inconsistent in the country, we recommend that you download the region's online maps to your phone before your trip.

Other Things to Note:
We offer high-speed internet (1 GBPS fiber optic on-site, commercial-grade wireless) is available for all your working and entertainment needs.

WHAT TO PREPARE
You'll find plenty of things to do during your stay. We recommend making reservations in advance, where appropriate, especially for popular restaurants, museums, and venues. We've assembled a list of our favorites in the House Guide, and we're happy to answer additional questions by text.

Cribs:
• We welcome families; please notify us at the time of booking if you would like to request a crib or pack-and-play. We cannot guarantee availability, though we make our best efforts.

IMPORTANT BOOKING TERMS + CONDITIONS
• Smoking: This is a smoke-free property; smoking or vaping is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If we find evidence of smoking, we will charge a $500 fee.


• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.

• Cleaning: we are pleased to arrange housekeeping during your stay, upon request, and at your cost. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.

• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.

• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.

• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utilities outages; weather, etc. We advise guests to exercise caution in inclement weather. In some cases, it may be difficult to reach the property without four-wheel drive; guests bear all responsibility for their safety and ability to access the property.

• Damage Waiver: to protect the property and its contents, we require guests to purchase a damage waiver with $3000 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage in excess of the $3000 coverage.

PETS
• The Posto Property Team loves animals, and we welcome potty-trained dogs aged 12 months or older, provided that guests receive prior approval from us, sign the pet waiver and indemnification, and pay the pet fee ($75 per pet). Please note that our insurance prevents us from accepting certain breeds and prohibits any animals with behavioral issues

• Please note that our furry friends can get dirty when they visit the country. Please exercise care with the furniture and linens; we encourage pet parents to bring towels to be used on them (do not use the towels/linens provided by the homeowner).

•We strongly encourage guests to consider the risks for pets' health in the country, including pests (ticks), wild animals (bears, coyotes, foxes, etc.), and more. Guests assume all responsibility for the health of their furry family members. We are not responsible for any hazards or risks.

Note: This house has a bedroom and bathroom on the main level.

Nature & What to pack:
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most venues around are very casual.

Comfortable, well equipped home
We spent a comfortable weekend in this cheery, newly renovated home. It was thoughtfully equipped with everything we might need in the kitchen and some lovely soap, shampoo and conditioner in the bathroom. I loved having breakfast out on the deck. We really appreciated being able to bring our dog! The big back lawn was lovely for him, although lack of fencing between it and the busy road meant we kept him on leash. We hope to visit again!

Cute house
Very cute little house. I'm very tall and was worried about the low ceilings, but they didn't bother me, I think because the house felt very light-filled. My dog loved the huge yard, and it was great that they allow pets. The guest info said they plan to add a bedroom and bath upstairs and expand the deck (currently the second bedroom only has a twin, though main bedroom is a king). Nice furnishings and overall guest experience (bag of local coffee waiting on the counter, terrific towels, etc). Was surprised it had central air. It has clearly been recently updated and seems to be owned by the property management co. I was grateful to find it on short notice during the busy season at a great price. Very good location too, close to Great Barrington. House is a little close to the road but traffic noise wasn't very noticeable.
