The Space:
This 1,076 sq ft | 100 sqm condo is a superb choice for a family or a couples’ getaway to Playa del Carmen. The condo complex is called Kaab At The Park and is a new development situated across from the beautiful La Ceiba Park and is about a 20-minute walk or a 5-minute drive to the famous 5th Avenue.

Kaab At The Park has a phenomenal rooftop pool with sun beds and loungers, outdoor dining areas, and views of the park and of the town. You can find that perfect cushioned sun lounger or covered sun bed, spend the day at the pool, enjoy shaded dining or even work (if you must) and afterward hit the gym onsite and then shower up and go out. Now that’s a stellar day!

The main spaces of the condo:

- A luminous LIVING ROOM with two comfortable sofas with ottomans, a Smart TV, and floor-to-ceiling sliding glass doors that let in lots of natural light & give access to a PRIVATE BALCONY with two comfy Acapulco garden chairs to relax in fresh air.

- A DINING ROOM in front of the glass balcony doors with a dining table to comfortably seat 6 for relaxed sit-down meals at home. It’s also a nice spot to work if needed; a laptop workspace with a view!

- A fully-equipped KITCHEN with quality appliances (refrigerator, oven, stove, microwave) and all the cookware and utensils you’d need to prepare and enjoy meals at home. Plus, the essential extras like a COFFEE MAKER, BLENDER & TOASTER!

- 3 BEDROOMS, all with AC units, and 2 FULL BATHROOMS to accommodate 6 guests as such:

BEDROOM 1: 1 King bed, ensuite bathroom w/ stand-in shower and rainfall shower head, walk-in closet w/hangers, a safe, Smart TV & floor-to-ceiling windows overlooking the park & lush green foliage

BEDROOM 2: 1 Double/full bed, nice-sized closet w/hangers & shares bathroom with B3 w/ a stand-in shower & rainfall shower head

BEDROOM 3: 1 Double/full bed, nice-sized closet w/hangers & shares bathroom with B2 w/ a stand-in shower & rainfall shower head

- Wi-Fi, Smart TVs, an iron, a hairdryer, bed linens, beach/pool and bath towels, and an assigned PARKING spot in the indoor lot behind the building are all provided complimentary during your stay.

You’ll be about a 17-20 minute walk to 5th Avenue, where you’ll find fantastic shops, restaurants, cafes, and nightlife. Plus, vibrant shopping malls like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants.

There are many things to see and do around Playa del Carmen – from the beach and beach clubs, water sports like snorkeling, scuba, paddle boarding, and boating, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Tulum or Cancun, and so much more!

Guest Access:
You’ll have full, exclusive access to the condo during your stay. You also have shared access to the common areas, the rooftop pool and lounge, the gym, lobby area, etc.

The Neighborhood:
The condo is located in KAAB At The Park condo complex, a new development with luxury amenities like a rooftop pool/lounge, gym and common areas. You’ll also have:

- Walk to the park across the street, “Parque La Ceiba” with children’s playground, trails, festivals & events
- About a 17-20 minute walk to 5th Avenue where you’ll find fantastic shops, restaurants, cafes, and nightlife
- Vibrant shopping malls like Paseo del Carmen, Quinta Alégria, and the shops at Calle Corazón with dozens of boutiques, international chains, and restaurants
- Chedraui grocery store is literally 450 meters | 0.3 miles away, about a 5-min walk across the freeway.
Walmart is 1.6 km | 1 mile away, also across the freeway as you head into town.

1) ALUX RESTAURANT BAR & LOUNGE (a must-see tourist favorite!) Even if you don’t eat there, tour through this fantastic one-of-a-kind underground cave restaurant! Usually, they charge an entry fee if you’re not coming to dine with them, which includes a drink and a self-guided walking tour. You can spend as long as you’d like)

2) BENDITA COSTILLA (a phenomenal Argentinian restaurant) You’ll find lots of meat dishes, of course, and the ambiance & cocktails are spectacular!)

3) EL HONGO (An offbeat eatery with a large diverse menu, smoothies, traditional Mexican dishes, hamburgers and more.)

4) EL FOGÓN (Authentic Mexican taco place), in several locations downtown, the nearest one to this condo would be on 30th Ave between 6th and 8th Streets, next to Walmart.

And there are so many fantastic restaurants in the heart of town on and around La Quinta Avenida (5th Avenue! It’s easiest to search on Maps what you’re looking for - you can filter by cuisine type, cost, and ratings or just walk around perusing the menus up and down 5th Ave!

Getting Around:
There’s an assigned parking space on-site in the underground lot behind the building.

The condo is about 55.7 km or 34.6 miles from the Cancun International Airport (CUN) – check your mobile map apps when you arrive, as driving time varies depending on the time of day. The condo is located in the KAAB At The Park condo complex in Ejido.

Surveillance cameras are located in outdoor common areas & public spaces. The surveillance cameras are strictly for security reasons to ensure guests' safety. All cameras only face outdoor areas or corridors.

We provide a few bath essentials like toilet paper, soap, shampoo, conditioner & body wash, but please note that these are not replenished during your stay. If you need more, you’ll need to purchase more.

There is no daily housekeeping but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.

Electricity is included for short-term stays (2-27 nights). Please help us save energy by using the AC wisely and keeping the temperature at 25°C. Electricity is not included for long-term rentals of 28 nights or more and will be charged as consumed based on a $6 MXN (pesos) fee per KW.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

HOUSE RULES
- Travelers must be at least 21 years of age or older to book.
- No smoking of any kind (tobacco or cannabis) is allowed at the property and the use of any recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
- Pool and common area regulations and hours must be respected.

Interaction with Guests:
Guests must first check in at the front registration area. The building and the condo door both have building codes in order to access inside. These access codes will be provided to you within 24 hours of your arrival.
