Wonderful residence stay in Kyoto! The room was clean, with great amenities and everything you need to cook simple meals. Comfortable beds and the location was great. The only negative was that it smelled and felt humid and damp but it was also very rainy all weekend so I don’t think it could be helped. Overall I would return! Thank you for the hospitality.

A bit annoying that check in is off site, but they were very fast to answer calls and chats via Expedia when assistants needed. The room smelled of cigarette and they were prompt to off air purifying. Clean and well stocked room.

It was great! Overall experience was great - check in staff, free shuttle to hotel, communication, room itself. Only thing is that there was a used but dried towel hanging on the shower rack from previous tenants or cleaning staff

My kids loved the projector and sleeper sofa. It was a really comfortable cozy room and after a long day of sight seeing, coming home to this cozy room was very nice and relaxing.

We got to suite with the double bunk beds, which was great for 2 adults and 2 kids. Not a lot of room, so we used one of the lower bunks for luggage. Otherwise we would have to give up a sofa for luggage. By doing this, we had plenty of room to sit around and relax, eat, ect. Enjoyed having the extra bar space with hot water maker and fridge/microwave. Full size trash cans which were convenient. Nice Toto bidet and the separate wet room was nice. Great location, Walkable to the subway, convenience store and most places we wanted to visit. Check-in was a bit confusing as we had to meet at a separate building across the street from Kyoto train station. It was difficult with our luggage, and the rest of the family stayed downstairs with the luggage to wait as I checked in. Detailed and lengthy process, but access into the facility was all electronic. No staff on-site, but it wasn't an issue for us. Laundry and dryer available, as well as locks to hold luggage after check-out (which often looked full). Would stay here again!

Very well thought out studio type hotel room, with extra touches to make ones stay convenient like a hot plate, separate sink for washing dishes and food, microwave, etc... Location was excellent. The check in process of being off-site is cumbersome if you are not going through Kyoto station already, however they were helpful and being able to store luggage while site seeing prior to check in was appreciated. Great stay overall!

The hotel had a musky smell to it which was not pleasant. Checking in was interesting to say the least. Check in is a seperate building accross town which is near the train station so it wasnt that bad. The staff were nice and the have plenty of couches and a small kid corner to keep kids occupied while you check in. Free shuttle bus from check to hotel only. It will not take you anywhere else. The room itslelf was the worst of our trip so far. The beds were rock hard and room had that musky order. The bathroom heater was on which may have caused it and after a few min of the a/c being on it went away. The pull out sofa bed was a joke. The cushions are what you lay on. It is not flat and is like laying on ply wood. We had our kids sleep on it and we gave them all the extra pilllows just to make it comfortable. Its got what you need for a decent price in the area. Close to downtown, shopping and train station, just wished it didnt smell and the beds were not rock hard and i would have given this place 5 stars.

It’s a good place. The only thing is taxi drivers can’t find this hotel. I dont know why. But it’s a very convenient hotel. With everything inside each rooms like kitchen utensils. You can even cook in the room theres an electric range. Bathroom’s nice too

Bed was uncomfortable. One side of the bed felt sunk down and gave me a few aches in the morning (thanks alcohol). Other side was fine. Overall, the space was large and the accommodations were nice.

Be aware that the check in process for this property is not straightforward. You need to head to their office need the station and checkin there first before they provide you access to a shuttle bus that takes you to your property. We had a family room booked but space in the room was very, very tight as we had a double bed, and then 2 x sofa beds, in a very small space. I booked this property mainly for the location and for laundry facilities. Location was great, walking distance to lots of great sites and restaurants. Laundry facilities need attention. The laundry room was quite unclean. Both the washing machine (400 yen) and dryer (100 yen) require coins but there is no change machine onsite. The only way to get coins is to put any non Japanese cash you have into the money change machine and get coins back. The exchange rate offered is terrible but if you need coins, this is the only option without leaving the property. Lastly be aware that the dryers are not the efficient ones we are used too. It takes at a minimum 2 x goes to dry even a small amount of washing. I would be unlikely to stay here again as I suspect there are better options available.

The hotel staff were very kind and helpful to us during our stay and answered any questions/concerns we had promptly. My daughter accidentally dropped her earring down the bathroom sink and the hotel staff went out of their way to help us retrieve it! Very impressed by how helpful they were! Also, really convenient that the hotel is very close to several Daily Yamazaki/7Eleven/Family Mart. My family was able to grab snacks, coffee, and desserts at any time! And the downtown shopping area is nearby at a walkable distance from the hotel. Another nice amenity was that, at the end of our stay we were able to leave our luggage at the hotel upon checkout and lock it up free of charge! Very cool amenity to have so hotel guests can further enjoy/explore Kyoto. Overall, really enjoyed our stay at this hotel and would stay here again!

The check-in process was located away from the property but we were given very clear instructions on where to go. The whole process was very smooth and easy and the provided shuttle to the property was awesome. The room itself was very clean and all amenities were easy to find. A coin laundry was located in the building and instructions on how to use them were clear. Would have been nice to have a coin exchange. There was a currency exchange machine but as the laundry machines only took coins, it was occasionally difficult to find enough coins.

El cuarto para 4 personas es pequeño, olía a humedad y la recepción esta a 17 min en Metro, pero pudimos hacer el check in por instrucciones en un teléfono que hay al llegar. Lo recomiendo si vas en plan económico y sin niños. Excelente ubicación, cerca de puntos de interés y de transporte público. Recomiendo tomar taxi si van a lugares cerca y son de 3 a 4 personas. Sale más económico y cómodo que el autobús.

Check-in procedure was painful and confusing. It took about 3 hours in total from locating the place to completing the paperwork. Took another hour to figure out the shuttle to get to property. This made me miss a booked event on that day. Upset with this whole experience.
