'The Nines' is a highly exclusive & enviable private enclave, an area home to just 9 properties & is separated from the rest of the Estate via gated access. The beautiful Tawny House is a large 5-bed detached home arranged over 3 floors & provides extensive views across the largest lake on this award-winning Estate. Shared with just 8 other properties, it offers an additional outdoor pool & gym facility, of which guests at Tawny House have full access. Access to the Luxury Spa is also included.

By making a reservation you are accepting the Lower Mill Estate's Code of Conduct as per the Terms & Conditions on behalf of yourself and your guests.

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.

DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.

SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

SOMERFORD NINES: The Nines pool is closed during the off peak winter months after October Half Term (open Xmas/NY weeks). The Somerford Nines facility is shared with 8 x other properties, and is available to residents staying within Somerford Nines ONLY and not with the wider Estate. The heated indoor pool at the Luxury Spa is open all year round and is just a few minutes walk from the Somerford Nines complex.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: Each property on the Estate has one designated parking space within a few yards of their front door. Yours is within the gated community of the Somerford Nines where there are also a number of visitor parking spaces available with further spaces available on the Estate overflow car parks.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times.

Lovely house, lots of space for 10 of us across three generations. Everything clean, tidy and kitchen well equipped. Fantastic to have the extra somerford nines pool as well, that made a real difference for the kids. Thank you!

The house is exactly as described with amazing views, very comfortable and plenty of space for our party of seven. Access on to the lake for paddle boarding was easy and the private pool between nine houses was a bonus. We made full use of all the facilities available to us and the only irritation was a damaged door leading to an outside balcony space with comfy seating, which could also be accessed through a bedroom, but that was not the most convenient, so we didn't use it. Otherwise, we all had a great time!

Excellent for a family holiday

Tawny House was just perfect for our extended family holiday, the accommodation was spacious and very well equipped. Having access to a private pool, exercise room and sauna was great too. We also made good use of the extensive activities and facilities offered by the site. We will certainly be considering returning...
