- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

The price does not include:
Mandatory extra cleaning in case of animals (€ 50.00 per animal per week and up to one medium-sized pet). Acceptance of animals to the facility must be previously authorized by the owner upon communication of the number of animals, size and breed.

Wonderful Casale The Place is located on a hill, surrounded by olive groves, vineyards and fields of sunflowers, in the quiet of the green Umbrian countryside, with a breathtaking view towards Todi. A magnificent country house completely clad in stone, built (and completed in 2023) with great passion and love by the owners with all modern comforts and creating an industrial-chic style, with exposed concrete, floors in oak planking, wooden ceilings and beams and with furniture refined in every detail. The large windows that illuminate the heart of the house; the large hall with living area, kitchen and dining area, which extends outdoors to its double, where a portico with table and chairs allows you to experience the placid atmosphere of the countryside; the bedrooms, furnished in minimal style, are large and comfortable, all with ensuite bathroom and equipped with air conditioning. The garden will conquer you with its colours and large spaces, with relaxing living areas and the spectacular, dark-coloured swimming pool, just a few metres from the house, where nothing will stand in the way of the skyline in front of you. Enjoying an apéritif under the pergola by the pool or dining under the portico will be an unforgettable experience, especially at sunset with the view of the surrounding hills and villages. From the house it is easy to get around to visit the numerous places of natural, artistic and religious interest in the area. Todi, a formidable meeting point with an incredible variety of natural landscapes, architectural assets of absolute prestige and a very rich culture made up of ancient traditions, is just 10 minutes from the property but also within a short distance are the renowned towns of central Italy, such as Orvieto, Assisi, Perugia, Spoleto. Furthermore, the excellent motorway connections guarantee easy travel to the nearby regions of Tuscany and Lazio.
Interior:
The villa, of about 310 sq m, has three floors with the main entrance leading to the ground floor with a large living area, consisting of an open-plan sitting room smart TV, ornamental fireplace, dining table, chairs and a big, fully-equipped kitchen. A guest bathroom completes the floor. The open-plan living area has various exits to the garden and pool area through large sliding French windows rendering particularly usable the indoor and outdoor areas. An internal brick staircase leads up to the first floor with three double bedrooms with ensuite bathroom with shower. Another internal brick staircase leads down to the basement with a double bedroom with louvre windows and a bathroom with shower. A laundry room completes the floor. Air condition in the bedrooms. Air conditioning in the living area (on request with extra cost).
Park:
Casale The Place, at 360 m above sea level, is surrounded by a splendid fenced garden of about 5000 sq m. Around the house and up to the pool it is mostly flat, then descending gently towards the olive grove located on slightly lower terracing, covered in lawn with hedges, tall trees, old olive trees and the typical vegetation of the area. The beautiful portico, located just outside the ground-floor French windows and furnished with table, chairs and mobile barbecue, allows you to better appreciate your moments of relaxation and tranquillity with a view that stretches as far as the eye can see over the splendid landscape with Todi in the foreground. In the evening, the external lights in various strategic places make the garden even more fascinating, both around the pool and in the rest of the property, in short, the ideal place to admire enchanting sunsets. From the automatic iron gate, the drive leads to the parking area with 4 uncovered spaces.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The super panoramic swimming pool is connected directly, via French windows, to the house. The rectangular pool, lined in grey PVC to give it the most natural appearance possible, measures 15 x 3.50 m with a constant depth of 1.50 m and has internal lighting, chlorine and oxygen purification and four submerged steps on one side for access to the water. The solarium, in teak and lawn, is equipped with sunbeds and deck chairs. At the service of the pool is a beautiful pergola furnished with sofas and a table, the ideal place for an apéritif at sunset. The pool is open from the last Saturday in April to the first Saturday in October.
