Sitting on the banks of the Estate's newest lake, Minety, Mallards Way is a beautiful modern 'skydeck' property with direct lake access and your very own private jetty from which to launch your kayaks and paddleboards. With 360-degree panoramic views from the 'skydeck', the impressive rooftop also boasts its very own hot tub.... WOW!

STATED GROUP SIZE: Bookings are accepted on the group size & configuration stated at the time of booking. Any changes to this would require permission. Lower Mill Estate is a gated and warden controlled private estate and we provide the Estate with all guest group sizes and group dynamics prior to arrival, which are confirmed at the time of booking.

DAY VISITORS: Day visitors to the Property may be permitted with our prior consent, at our discretion, provided that the total group (including visitors) does not exceed the maximum occupancy of the Property.

SPA ACCESS: All but a 4 minute walk to the Luxury Spa complex, of which you get full rental access during your stay, allowing you and your family and friends to use the indoor and outdoor swimming pools. Outdoor pools are closed during the low season.

NATURE FIRST: Lower Mill Estate is a nature first environment and we are all guests of nature. As such, things like certain lakes being closed in off season for nesting, low level lighting at night, reeds being left to grow to full height, is part of managing the unique environment and eco system.

PARKING: The property comes with dedicated off road parking with a private driveway for up to 3 x vehicles. All other vehicles can make use of the nearby additional communal visitor spaces and/or the overflow car parks. Please do try and limit the number of cars where possible.

HOT TUB: All of our hot tubs are maintained by a professional pool company, Messrs, MR Pools. Please do not use the hot tub after 10:30pm to retain the peaceful & respectful environment, in accordance with the Code of Conduct.

TRAVEL COT OPTION: We are unable to supply bedding or a mattress thicker than the ‘wrap around base’ that the travel cot comes with. For your reference, the approx. size of a standard travel cot is 60-65cm x 95-100cm.

BBQs: Due to insurance restrictions & potential health & safety compliance issues, we have removed BBQs from each property. Therefore, please remember to pack your own, or alternatively purchase a disposable BBQ for alfresco cooking.

LAKE SAFETY: The garden/decking areas could be open to the water, so additional care must be taken at all times.

IMPORTANT NOTICE REGARDING BUILDING WORKS: Mallards Way is fully completed and ready for your arrival, as are the adjacent properties. However, with the aim of full transparency the property is built on the newest area within Lower Mill Estate – Minety Lake. However, building work is still ongoing some distance away from the property. Please be aware that construction workers and machinery will likely be present between 07:30 – 18:00, Monday to Friday, and occasionally 08:00 – 13:00, Saturdays. If you have any questions, please do not hesitate to contact us.

Amazing property, amazing place.

We celebrated my sister in laws 30th birthday. It was a fantastic weekend, made better by the house and surrounding facilities. The venue is beautiful and the house too. 3 bathrooms between 4 bedrooms was great, huge living/ dining space and a kitchen area big enough to cook for 8, which we did comfortably. The outside area is lovely and well maintained, but due to the local wildlife there is a fair bit of goose / duck poo, can’t be helped. Local and on site amenities are great, but do make sure you book things in advance if you want to do any activities. (Not through the host). The only slight comments for improvement id add are:1) the freezer wasn’t closing properly so we spent about an hour trying to close it, but couldn’t end up doing so. Again, very small not a huge problem. 2) the window leading up to the roof terrace takes forever to open and close due to the electric motor. Again, such a small inconvenience in the grand scheme. 3) there was far too many messages and emails sent by the hosts on multiple platforms that checking in actually became more confusing than it would have been by just receiving 2 emails. Also, I don’t understand why Jamie had to meet us at the property fromNottingham if it’s all a digital rental system, again made the communication slightly confusing and overkill to be honest. All in all, amazing place to stay, nit picking improvements on what is an amazing house in a great location, families would absolutely enjoy their stay here.
