Villa Oliveira is a spacious 6-bedroom house, ideal for large families, with a privileged location in Armação de Pêra, just 700m from the beach. With a heatable private pool and jacuzzi (optional extras), it offers stunning sea views and proximity to restaurants and supermarkets.

The property has air conditioning in all rooms and central heating (optional). On the first floor, there are two bedrooms (one double and one twin), a bathroom and balconies with sea views. The ground floor includes 2 bedrooms (one double and one twin), both with private bathrooms and built-in wardrobes, plus an additional bathroom. The spacious living/dining room has comfortable sofas and a dining table, and the main kitchen is fully equipped with a pantry.

On the lower floor, there are 2 more bedrooms (one double and one twin), a bathroom, a secondary kitchen and a spacious entertainment area with a TV room, snooker table, foosball and ping-pong.

The exterior includes a wide terrace, private pool with sun loungers and grassy areas for children. There is also an outdoor dining area with a barbecue and jacuzzi. The property is walled and has an automatic gate with parking.

A few minutes' walk from shops, bars and Armação de Pêra beaches, Villa Oliveira guarantees unforgettable holidays.

It is not necessary to rent a car, but if you prefer, we’re happy to assist with booking upon request. We can also help arrange transfers if needed.

If your flights are already booked or your dates are fixed and do not match the property's changeover day, please send us an inquiry before booking to confirm if your dates can be accommodated.

Pool heating is always an added value for your holiday, especially when traveling with children. When the pool heating is activated, the water temperature will always be 5ºC to 8ºC higher than it would be without heating.

The changeover day for this property is Saturday (however, there may be flexibility in low season).

Group deposit: € 3000 per guest (payment by credit/debit card).

Please note that the occupancy for this property is 12 guests.

From the 13th to the 16th guest, an additional fee will be charged, which includes additional beds.

Great Villa, lots to do Kids loved the Pool and games room 11 of us stayed plenty of room for everyone. Would recommend this villa to anyone.

Fabulous autumn getaway!

We've had a wonderful break . The villa was absolutely beautiful, so very well equipped, in a fabulous location. It was very peaceful yet only a few minutes walk away from the restaurants, bars, supermarkets and beach. Would certainly recommend this property, many thanks!

Great holiday in a lovely villa

Amazing family home

10 of us (7 adults, 3 children) stayed here for a week for a family vacation - the house was the perfect size and layout that everyone had their own space and never felt crowded. The backyard was great for lounging, bbq’ing, swimming and hot tubbing. Out of the busy areas of Algarve, the house is a short walk to the beach and boardwalk of restaurants. Would def recommend staying here with a group.

We had a marvellous week with the family, during our vacation for ouw 40th wedding anniversary.

The Villa had everything we needed. We did some serious cooking and could find all the tools to do so. The Pool and the Jakuzzi were favourite bij the small kids. And we also liked the distance to the beach. We just donot know.

Family vacation

Fantastic house with everything you needed We were 8 adults and 6 children (0-10) Pool , barbecue, jacuzzi and the terrace fore all the meals was great. One day with golf Amondeira Golf Course And some hiking by the cliffs and the Beach And many thanks to Algarve Vacation Quick answers if we had questions, transfers from and to the airport and Albufeira was no problem. An amazing family holiday in an amazing villa

We were a family of 13, ages 6 - 70. We spent a week in this wonderful villa enjoying the pool, jucuzzi and games room. Plenty of space in the villa and everything you would need had been thought of. The villa was very clean and well maintained. Great customer service from everyone. Only a short walk (5 min) to the beach, restaurants and shops. The boat trip to view the sea caves was amazing. We loved the holiday and hope to book this villa again.

Overview

Very good Villa - very spacious. Only small issues - when you pay that amount of money you would expect to get black bin liners for rubbish bins and a few dishwasher tablets. Two bathrooms were a good size but the other two were tiny. In respect of the games room - both video machines did not work.

Amazing !

Just returned from a weeks holiday at this lovely villa. Well equipped and exceptionally clean. Went as part of a group with 3 families with kids ranging from 9-15yrs and a good time was had by all , plenty of space so not tripping over each other. One small comment made was that the lower shower and middle showers were a bit compact. Best supermarket was pingu dolce a good 15 min walk but 5 min taxi back! Beaches 5 min stroll , very quiet and beautiful - all in all a perfect spot for a perfect break

well located but tired villa

The villa was well located for conveniences (cafes, restaurants, supermarkets) and beach, but the area was very built up and not the prettiest part of the Algarve. The layout of the villa was great (2 bedrooms on each floor) but the basement (two bedrooms and games room) smelled strongly of damp which was rather off-putting for those sleeping there. Would have been nice to have a few basics provided (bin bags, washing up liquid) to tide us over until we got to the shops.

Absolutely Amazing Villa

This is undoubtedly the most lovely, best equipped villa we have ever stayed in, it has everything you could possibly need for a family holiday. Easily accommodating us (6 adults and 4 children) with room to spare. We had a transfer from the airport (deciding against hiring the cars) and aside an initial taxi ride to do the main shop survived very easily with the smaller shops (a bit of a stroll away) and local restaurants on the beach and in the town, but didn't venture out much as the house had everything. With the pool and the hot tub / bbq in the garden, ample space for lounging outdoors, table tennis, pool table, foosball & even arcade plenty for all ages. Thanks and just unfortunate its booked up next year (yes we have already asked ;))

Birthday gathering friends & family

We were a group of 8 adults and 1 child. There was masses of space and plenty of well presented facilities to keep us all amused. The cleaning staff were very polite and happy and the local reps could not have been more friendly and helpful. Should anyone come out in an equivalent period just be prepared not everything is open but certainly enough for us in the area when we needed it. Only disappointment for us was the noise from a local building site if anyone wanted to use top balcony,

Excellent for family holidays (not under 5s)

The villa was excellent and suited us perfectly for 7 adults and 4 children ages 7 - 13. (A lot of steps for younger children.) Very clean, well supplied for kitchen use. 1st and upper ground were well laid out, lower ground was less desirable, dark and smelt slightly musty, but adequate. Pool was a good size and well maintained. Gardens were well kept. Parking for 3 - 4 cars. Location was good, near enough to shops with a short drive but far enough out of the centre to be quiet. Not too much building work going on nearby and wasn't intrusive. Inside the furniture was fine, some of the external furniture was a little tired. Wi-Fi was good and TV was good for kids. Barbeque worked well with good outside eating space. We believe the villa was at least 15 years old and had been well maintained. Probably due for some updating. Shower cubicles were small but adequate for most. Generally a well run villa and good value for money, we would recommend it for groups of up to 12, any more would need to use the sofa beds which is a pain at the beginning and end of the day.

Fantastic Property

I was a little nervous when booking this holiday as I have never really done anything other than package holidays before, but I must say that this has probably been one of the best holidays that I have had. The property is absolutely perfect, there is no other word for it . It is fully equipped and fully functional. There were three families 12 in total, and at no point did we feel that we were on top of each other. The pool is excellent and the kids loved that and the pool table and the table tennis table and of course the Jacuzzi. The resort was quiet but that did not matter as there really was no need to leave the villa. The beach is only a few minutes walk away and is beautiful. Everyone involved has been extremely helpful from the booking agent who also arranged the transfer for us to the lovely lady Vanda who showed us around the property and was on hand to help if we needed it .All in all I would highly recommend this property and would definitely book again.

Perfect villa for a large group

We had a fantastic stay at Villa Oliveira. We were met at the airport (arranged transport (at a cost)) by two great individuals from the local representative team who made us feel instantly at home in Portugal. We had a great time in the very spacious, very well equipped villa with a heated pool and hot tub (again requested at a cost) which had three level including a games room on the bottom floor, which also had a very well equipped kitchen as well as the one on the main floor. It was very nicely situated just up the hill from a taxi rank and a few restaurants (quite a few of which were closed during the period of our stay (March), as were a lot of the other main tourist attractions) and the beach, which was soft beautiful and went on for miles (trust me I walked its length from point to point). We didn’t take up on the boat ride but wish we had, as all locals were great so feel this would have been a wonderful experience also. The local taxis were fairly priced and very easily arranged (would give a card and when you called would come back and pick you up as arranged, even from towns 20-30 mins away i.e. Albufeira and Silves) and the drivers we had were very reliable and knowledgeable (talkative). Overall, a very nice stay for my wife’s birthday with family (11 in total (including a 3 yr old).

Fantastic family villa in a wonderful location

Our extended family had a wonderful two weeks at this lovely villa. There was ample space indoors and out for everyone. We took advantage of the airport transfers by Algarve Vacations and were very impressed by the service. They were prompt, had the requested child car seats and the drivers were very friendly and full of good advice and information about the area. The villa was spotlessly clean when we arrived and again the very friendly staff explained everything we needed to know about the property. The kitchen and barbecue area were very well equipped and lounge area comfortable. Although there are plenty of steps in the villa the staircases all have child safety gates top and bottom. The villa is very well located and we were very impressed with the resort of Armacao de Pera. The villa is only 5-10 minutes walk from the lovely sandy beaches which were perfect for sandcastles and rock pooling when the tide went out. There are plenty of lovely coffee shops (try the cat one - we had two fantastic birthday cakes from there and the croissants are amazing) and wonderful restaurants to suit every taste. We had some fantastic meals out and all just a lovely stroll from the villa. Of course I mustn't forget to mention the ice creams too - every flavour you could imagine. We opted for the pool heating which made such a difference and spent many an evening in the fantastic hot tub. The only slight niggle was the step up and down in the lounge/hall/kitchen and around the pool which caused our small children a few tumbles before they got used to them and the very slippy tiles around the pool when wet but all in all a fantastic villa which we would highly recommend.

Superbly equipped villa in a convenient location

A family party of 6 adults and 3 children stayed here for a week in early May and we had an amazing time. The villa itself is slightly tricky to find, but is in a very convenient location close to the beach and restaurants, bars, shops etc., and is literally 5mins by car from a well stocked supermarket. The villa itself is really well appointed with 6 bedrooms, large indoor living & dining area and ample outdoor terrace/dining areas as well as bbq and a gated pool area. As we had 3 small non swimmers with us the gate from terrace to pool area was particularly reassuring. We also opted to have the pool heated and the hot tub and both were well worth the additional cost. All of us used the pool extensively throughout the stay and, as the evening became cooler, the hot tub was a great way to finish our outdoor time and wind down before dinner. Although we were there early in the season there were still a number of lovely restaurants and bars for us to visit and all the locals we met were very friendly and helpful. The villa was well equipped with utensils, crockery and cookware for both indoor and outdoor dining and was very clean and hygienic. There are only two small issues we had during the stay, firstly, a bit of a shortage of towels for inside use and particularly pool use and we ended up having to buy some cheap ones ourselves, which was inconvenient, and added additional bulk for packing to home. The second was that there were no kitchen basics at all in the villa - no salt/pepper, cooking oil, kitchen roll, tinfoil or cling wrap, no kitchen handsoap or dishwashing liquid and it was costly and inconvenient to have to buy these things on top of the food that we needed to buy. That said, however, I would thoroughly recommend this property for a great family, or large group holiday. There is plenty of space for everyone and the pool, hot tub and games room mean there is also lots to keep everyone from getting bored.

Oliveira holidays

Villa ist nicht mehr neu. Küche ist gut ausgestattet und genügend Geschirr ist vorhanden, aber zB. Griffe der Küchenschränke waren schmutzig und abgewetzt. Gläser der Vorgänger waren schmierig. Während bei den Duschen in den Zimmern warmes Wasser vorhanden war, gab es in der Küche nur kaltes Wasser. Liegestühle sind ziemlich abgenutzt und unsauber. Duschen in einigen Zimmern klein, alt und muffig. WC Ringe teilweise klein und nicht passend zur Schüssel. Stühle auf Terrasse teilweise defekt. Holzschwingtüre in das Untergeschoss war klebrig.Pool und seine Maintenance war super. Auch Garten und Grillstelle war toll. Fenster und Klimaanlagen haben tipptopp funktioniert. Billardtisch ist gut. Tischfussballkasten ist verrostet und kaum bespielbar. Badetücher und Duschtücher waren genügend vorhanden, wurden in der Halbzeit auch ausgetauscht waren aber teilweise alt und verbraucht.Zusammenfassend: Haus und Umgebung sehr schön. Für den bezahlten stolzen Preis sind jedoch die Erwartungen, wie oben beschrieben, nicht erfüllt.
