Casa 229 är en 3bd / 2ba övre plan enhet med vidsträckt utsikt över stranden, lätta hus, båtar och vatten från det stora rummet, master, tredje sovrummet (multifunktionella) och däck som sträcker sig över byggnaden (50ft bred parti!) . Gourmetköket har anpassade skåp, granit, DCS pro-sortiment och är fullt utrustade. Golven är lyxiga nödställda Virginia Vintage-planka, utom baden som är sten, en ensuite för befälhavaren. Stort rum, master och tredje sovrummet öppnar upp till stora däck.

Location was perfect. The house was spotless and beds were very comfortable. Waking up and having coffee with the bay view was a great start to our day!

Nice place, great location.

The rental was clean and only a block away from the pier, beach, and restaurants. The view was decent.

Although the ocean beach is a block away (short beach blocks), the water and sand are only 30ft away for Mothers Beach. The views, in our opinion and others, is probably one of the best in Newport Beach if not the best. Views are of the beach, bay, boats, Lighthouses (restaurant and play park at Marina Park), Newport Coast, Fashion Island, and the mountains in the background. Turn to the right and there's the lifeguard stand for 19th St. by the first pier. Glad you appreciated it. Hope you return often.

Location, location, Location plus views

This location is an ideal family spot. Walk right out onto Mother's Beach with the kids and walking distance to restaurants.

I reached out to Katy to see what we could have done to earn a five star review (4 is great but we know we can do better!). She stated" The place and location were a total 5, the only reason for 1 star less was the confusion during booking. I booked on Homeaway and was the(n) requested to pay on a different site and the fee on the other site did not account for the 1/2 down." VRBO/Homeaway no longer pay owners or managers deposits or final payments when you pay. We are not paid until sometime after check-in. Our system automatically sends out notices of payment due if we are not paid. We send all VRBO/Homeaway/Expedia reservations an email explaining this, to make all their payments where booked, and to ignore our requests for payments if booked elsewhere. Katy did not open her email. We try very hard to inform guests during the process of reserving a vacation home. Thanks for the feedback Katy!!

Stunning bay views

This location is super convenient to access mothers beach. The unit is upgraded and quite comfortable. We enjoyed the outdoor deck and gourmet kitchen.

BEAUTIFUL PLACE!

This rental was amazing. Over looking the marina, boats and bay beach and the 3 minute walk to the ocean beach. The inside of the house looks just like it did in the pictures.

Extended Family Time

My husband, myself, my adult daughter and her two daughters ages 8 and 6 yrs enjoyed three days. The floor plan and location is excellent for our extended family and is in walking distance of grocery store and many restaurants and across a side street to the beach! Wanted an enjoyable vacation rent this casa..

A little piece of heaven with a view!

This is an exceptional property. The furniture and fixtures are beautiful, like a perfectly maintained home rather than a rental property. I loved the view and terrace. I can't wait to come back with my whole family.

Excellent property and location

We truly enjoyed our stay here. You cannot beat the location. The beach in front of the house is so nice to relax and enjoy the sun and water without the wind and noise of the ocean. If you’re in the mood for the noise and wind though, you have a 5 min walk to the beach. They have EVERYTHING you need on property for the beach and otherwise. Honestly, can’t say enough about this property.

Thanks so much for your kind words. Actually...it's only about a 2 minute walk across one street for the ocean. Much easier to get to the ocean water from here than most ocean front homes because the beach is so wide in those areas. Here, the water and boardwalk are the closest. First Beach house stay!

This was our first beach house experience and it did not disappoint! If anything it set the bar very high! My family rented this home in celebration of my daughters high school graduation. It was a week to remember! Gorgeous house and beautiful views! Our family and friends that visited all asked for the rental information!

Absolutely stunning house with amazing views. Sunsets and Sunrises are epic overlooking the harbor. You have privacy and perfect short distance to the public beach. I can't say enough great things about this place. To add, Pam with the property is very responsible and accomodating. 5/5

Great view horrible policies

This was a cute cozy stay with a great view minus the homelessness. We had a guy for 4 days sleeping on the beach looking at us like we were inconveniencing him. Hard to pay what we payed and have that liability fished out on fentanyl in front of us for 4 days

I'm sorry you feel that this was your experience, but it is not quite accurate, nor is it indicative of the area, the beach, nor Newport Beach who spends $56,000.00 per homeless person a year. Due to the Supreme Courts recent decision (June 2024) to give rights back to the city regarding the homeless, the city has been able to develop, enact, AND NOW ENFORCE, NEW (within days after your departure) codes and ordinances regarding the homeless to prevent sleeping, blocking, camping, etc. .anytime of day ...on and or in... any public space including the beaches, sidewalks, benches, courtyards, streets, etc. Because of the new codes enacted just days ago, they have already seen a reduction of 25% of homeless within days. That leaves the city with about 50 homeless in the entire city and that will be reduced as well. This may actually help force the homeless to accept the help they need. During your stay. No one was sleeping on the beach at night. I know..I was there for nearly a month. The police swept/sweep 3 times throughout the evening after the beach closes at 10PM..each night. There was one person on the beach during the day(s) you were there ...sleeping in a sleeping bag. One. This person wasn't doing fentanyl. Nor did they bother anyone. This is a moot point now as they no longer will be able to sleep on the beach or anywhere else on public property. Our beach, Marina Park 19th St Bay beach (Mother's beach), is a very lovely, popular, fun (children's play park midway at the red/white lighthouse), and very safe beach for families and people of all ages. The policies that I believe you reference as horrible, are other city codes that regulate the number of guests in a unit (can't have 20 people staying in a 2 bedroom) and restricts noise after 10PM. This is for the protection, enjoyment, and safety of visitors and residents alike. Every rental, and their guests, are subject to the same policies to be enforced, at the risk of fines and losing their permit to rent, even if they don't pass that information along to the guest as we do.

Beautiful property overlooking the bay

Great location, beautiful property with everything you need for a carefree stay. Owner provided detailed information for local dining and activities. Parking was a challenge for guests but thats to be expected during the summertime. Our trip occurred during an unseasonal heatwave and the property only had fans and portable A/C. It was very stifling, so take that into consideration when you book a place at the beach. Overall we had a wonderful stay at this property.

Thank you for your kind words. Unfortunately, although we state that our AC is portable you turned on the heater and closed up the place. The air needs to move for maximum comfort. We provide plenty of fans, installed new high efficiency ceiling fans, installed large solar roof vents to move air quickly out of the attic, which we had heavily insulated (walls too). Most homes here don't have any of this. We also provide a portable AC unit that works very very well for the odd week or so the temps may be higher. Families that have frequented the beach here for decades understand and know what to expect. Virtually ALL rentals in Newport Beach do not have AC. The reason? Moderate temps and the fact folks are here to have doors and windows open to the sea. During your stay the temps at night were 70 (a few days dropped into the 60's) and most of the time during the day in the low to mid 80's. during the day.

Excellent Location and Beautiful Place

We rented this location for a family holiday and it was just perfect - the only thing that could be difficult is the fact that there is only one parking space. We managed this just fine with a little of moving the extra vehicle around a couple of times so it worked out OK. Great location close to everything - Go and just sit back and enjoy all of the great things this area has to offer. The owner was great to deal with - no problems what-so-ever. So refreshing as the last thing you want is problems on your holiday. I highly recommend this property. I would just like to add that it is a FIVE STAR all the way!

Best on the Beach

We've stayed at Casa de Balboa before and will continue to stay there In the future. It's immaculately kept and the nicest place in Newport to rent for a great beach getaway. We spend three days on the beach and three days at local attractions such as Disneyland or the Aquarium of the Pacific (in Longbeach) both times we've been - I would also recommend a great Seafood dinner at the Crab Cooker - only three blocks away. If you've got small children, the beach right out the front door is perfect due to being on the harbor side of the peninsula and has no waves; if you want the big surf, walk less than 60 seconds across the street to the open Pacific. We love this place and Pan ensures that these are the best place in Newport. One last thing, if you love a beautiful sunrise over the harbor - this is the placet stay!

Thanksgiving Vacation

Loved the decor, quality of beds, linens and cleanliness. Beautiful view of the bay and very well appointed! Only complaint: Very noisy street in the am's. City of Newport blows off sidewalks every single day of the week at around 7am. Also the trash on the dock is dumped each morning at 6:30 am with a back up beeping noise. My husband and I enjoyed having the sliding door open at night, but after the early am wake up call, we had to keep it closed :(

Hi Michelle, Sorry for your experience. It is not typical for our little area. I contacted the city and they are picking the trash up later and no longer using the "beep" feature to back up. Since we are located at the beach we have once a week sidewalk cleaning with a blower (Wednesday's) which is necessary to remove sand to prevent slippage. On the ocean boardwalk the city uses a small street sweeper at 6AM every morning for the same reason. During your stay the city happened to install new plants and the blowers were here several days in a row. Again, not typical. All of our reviews will reflect our guests experience of the quiet family neighborhood we have. It is one of the quietest on the peninsula and yet it is steps to the bustling shops and restaurants. Fabulous stay

This property is stunning! The decor is beautiful and interior design thoughtful and well done. My family of five (3 adult sons ages 20-29) were in Newport Beach for a family get together. We enjoyed waking up to the sound of the seagulls and view of the bay from the upstairs balcony. Our extended family has vacationed at Newport Beach many times over the years, and this property is better than every other unit, hands down. The location is ideal. It is a very comfortable home. There were plenty of fans in every room and we did not need to use the portable a/c unit provided. We slept well and enjoyed the relative quiet of the neighborhood. One reviewer commented on the long instruction list, but honestly, it is that attention to detail that keeps this property so attractive and desirable. We hope to visit again!

Absolutely perfect

Due to Covid we had to scrap our vacation to Kauai on short notice and scramble for a more local destination. Having grown up in the area, I thought taking the family to Newport would at least give us some sun and fun, but we had no expectations that it would be as nice as what we had planned for Kauai. But wow were we surprised at how awesome this property and location was. We're a family of 5 with three tweens. The two boys shared a room and my daughter the other room. The layout and space were great and we never felt cramped. The place itself is stunning. Super clean, top of the line appliances, comfortable furniture, a balcony you can spend hours on, plenty of board games including a full poker set, and a view of the water. In addition, the property had everything we needed including new beach chairs, umbrella, sand toys, plenty of beach towels, soaps, shampoos, etc. It was one of our only VRBO experiences where we didn't need to run to the store to buy essentials and the whole experience made it so that we all treated the place with care like our own home. The location is also unbelievable - literally steps from the bay where the local shop will deliver kayaks or paddle boards. And the nice thing is the bay has showers which are steps from the property entrance so you can rinse all the sand off of everything before coming home. And just in case, there's a hose in the side yard to rinse your feet before walking inside. The property is also only two blocks from the beach in case the kids want to catch waves. This is also where there are plenty of dining options and shops. There's a 7 Eleven a block away, a grocery store about a 10 minute block away, and a Ralph's that has a gourmet cheese section that's about a 10 minute drive (this was recommended by the owner and it did not disappoint!). Otherwise, we barely ended up using our car. Finally, Pam was awesome! She was super responsive both leading up to our stay and during our stay. We couldn't find the garage opener and she had someone there with a replacement within 10 minutes (no exaggeration). She also answered emails, calls, and texts promptly as I had a lot of questions given the local situation with Covid. I highly recommend this place!
