Great cottage to stay at while on the Cape! Location is perfect for day trips around the area! Then when evening comes the beach is right there for beautiful sunsets! Neat and clean with all the amenities listed! Our host replied to my emails right away! Easy in and out! Great place all around!

This was our second summer staying at Steven’s cottage. Everything was perfect, from check in process to proximity to beach, amenities (grill, pool, comfortable beds and communal space). It is a great location and the beach is lovely, not too crowded and the great for walking. We’re already booked for 2026!

Breakwater beach house

We loved the location, especially right by the beach. The house eas a bit small for 3 adults and a toddler, but we made it work. The owner responded immediately when we needed towels and recmmendations. Its great for a couple and 2 children.

Cozy small cottage loved how it was close to the ocean. However cut my stay short due to construction noise and was not relaxing to sit out on the patio.

Exceptional stay!

We had a wonderful week in the perfect property, the cottage had everything we needed and was very comfortable. The location made it very easy to walk to the high street or down to the beach. Steven was very helpful giving some suggestions of places to visit. We would love to go back again.

Charming, Cozy, Perfect Little Getaway!

Perfect cottage!

The cottage was immaculate. The King bed was very comfortable. The perfect place for a couple to spend a vacation. Steve was very attentive and checked in with us via email and text to make sure we were comfortable. We will definitely rent the cottage again. Location was perfect. The Perfect Break

Perfect off season getaway

I spent the weekend in this adorable cottage after waking up in 5 different states 5 days in a row for a work trip. The location is perfect and the sunrise and sunsets from the beach were some of the most vibrant and colorful I have ever seen. I’m sure this is an amazing place to vacation in the summer but the quiet and solitude of November was its own treasure. And I was able to visit Walden Pond on my way to Boston Airport—-just a quick 30 minute detour and well worth the visit.

Amazing!

The property was exactly as advertised and even came with amenities like coffee and kitchen basics. It was close to the water and everything was clean and in perfect condition when we arrived. The check in process was seamless and it was only a short walk to the little town that had lots of cute shops and restaurants. Definitely would stay again.

We enjoyed our stay at Steve's property. The location is wonderful and there are so many things to do on The Cape! There were fairly minor issues that did not detract from the overall stay. And when Steve was contacted he made great efforts to fix the issue(s).

Perfect Getaway

Just a lovely cottage located next to a gorgeous beach. The weather was rainy so we spent more time in the warm and cozy cottage by the sea. All the conveniences of home. We will be back to spend more time exploring Hyannis soon! Thank you Stephen!

Cottage stay

Off season long w/e rental. Place was spotlessly clean, bed very comfortable and nice that linens and towels provided ( saves packing). Everything you need is there and nice ocean view from the patio. Beach is so close you can hear the waves at high tide. Great shell picking. Fantastic restaurants and shops w/in walking distance. Will definitely return again

Super Cozy

The cottage was immaculate. Perfect for our needs. Including location
 proximity to the beach, shops and restaurants. Great starting point for everything on the Cape as well as being not that far from Boston, Salem, Worcester and Fall River, everything we wanted to do
. Did I mention immaculate; super clean and fresh smelling. We above all appreciated the communication from the property manager/host. We have stayed with VRBO lots of times and this was the Best

I first stayed at The Breakwaters more than 30 years and loved it so much that I have stayed many times since. So much so, that I was finally able to purchase this cottage in December of 2018.

Since purchasing this property I have repainted the interior, renovated the kitchen and bathroom, restored the original wood floors in the living room and bedrooms, purchased new furniture throughout, and resided the exterior.
