The Space:

Sage is a delightful 3-bedroom, 2-bath home with a charming farmhouse ambiance. Recently remodeled, this home comfortably sleeps 8 guests. The spacious kitchen is perfect for preparing delicious meals to enjoy around the dining table, and there's also a breakfast nook with a small table for a quick bite before heading out for the day. Additionally, a convenient corner coffee bar is available for those who prefer to start their day with a fresh cup of coffee.



Gather in the cozy living room to watch a movie or challenge friends and family to an assortment of games, making for a fun and relaxing evening of laughter and connection. When the weather turns cool, enjoy the warm glow of the faux electric replica of an old-time wood stove.

As the day comes to an end, retire to one of the three bedrooms, each featuring a king-size bed with cozy linens and fluffy pillows for a restful night's sleep. The main bedroom boasts an en-suite bathroom with a spacious shower and dual vanity, while the second bathroom also offers a stand-up shower. Guests also have access to a washer and dryer, so you can pack light!



Step outside to find a beautiful deck perfect for outdoor dining and gatherings and for an outdoor cooking experience take advantage of the grill. At the end of the day unwind in the hot tub as you take in the picturesque surroundings. This peaceful retreat is just the place to unwind, relax and make memories with friends and family.



Guests can take advantage of the riverfront location, indulging in activities such as kayaking or floating on the peaceful waters of the Pedernales River. The property offers a large covered pavilion, providing a gathering space furnished with comfortable seating and a convenient bathroom. Additionally, the pavilion boasts a backdrop wall ideal for capturing memorable photos to share on social media platforms.



The waterfront oasis is complemented by hammocks and swings, providing additional spots for unwinding and enjoying the picturesque surroundings. For those seeking a closer connection to nature, riverside walking trails are available for exploration.

Pet fees & rules:

We're delighted to welcome furry friends! This property is pet-friendly for dogs, unfortunately we can't accommodate cats at this time.

-Pet fee(s) of $115.00 plus tax will apply in addition to the nightly rate.

-Maximum of two dogs allowed with a combined maximum weight of 50 lbs.

-Please keep your pups leashed outside and clean up after them.

-A separate pet waiver must be signed.

-Any and all damages or issues caused by your pet to a unit or furnishing will be immediately charged to your credit card on file.



Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

1. Check-in instructions, house rules, and property addresses will be available via the Happy guest link.

2. Not all homes have cable; consider setting up a streaming account in advance.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. We will provide a two-day supply of start-up sundries, including dish soap, sponge, paper towels, toilet paper, bath soap, shampoo, conditioner, and hand lotion. Guests will need to purchase additional items from a local store or bring them with them. Missing supplies must be reported to our Customer Hospitality team within one hour of arrival.

8. Pets are allowed only in designated pet-friendly units, subject to an extra fee in addition to the nightly rate. Please verify whether pets are permitted in the unit you intend to rent. In the event that a pet is discovered in a non-pet-friendly unit, the guest grants Stay Texas authorization to levy a minimum additional cleaning fee of $500.

9. Bugs are common in the Texas Hill Country; pest control is in place on a regular basis, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

- For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
