The full kitchen includes a dishwasher, microwave, and coffee maker, making it easy to cook meals at home when youâre not out enjoying the islandâs seafood restaurants. A washer and dryer are located right inside the condo for your convenience, especially helpful for longer stays, families or small groups.
The living space is cozy and functional, with a flat-screen TV and wireless internet for downtime. A sliding door allows in plenty of natural light and fresh coastal air, keeping the space bright and welcoming.
Sleeping arrangements are well-suited for families or couples traveling together. The main bedroom offers a queen-size bed, while the second bedroom has two twins with a single trundle. Linens are provided, and departure cleaning is included in your stay, so you can settle in without the worry of extra tasks at checkout.

This is a non-smoking condo, and Southwinds does not allow renters to bring pets. The condo is available for nightly and weekly rentals year-round, with a two-night minimum. In the off-season, we also welcome mid-term rentals, making it a great option for snowbirds, remote workers, or anyone looking for an extended coastal escape at a slower pace.

House Rules & Rental Policies
These rules have been established in conjunction with the condominium owners we represent. Please read them carefully before your stay. By booking, you agree to follow all rules and policies.
CHECK-IN / CHECK-OUT
- Check-in: After 3:30 PM
- Check-out: Before 10:00 AM (Late check-outs will be charged an additional nightâs rent.)
- Early check-in may be available for a $50 fee (arranged in advance).
COMPLEX ADDRESSES
- SeaSpray: 301 Commerce Way, Atlantic Beach, NC 28512
- Southwinds: 2008 E. Fort Macon Road, Atlantic Beach, NC 28512
RESERVATION & PAYMENT
- An advance deposit and optional trip insurance are due at booking.
- Remaining balance due 30 days prior to arrival.
- Reservations made within 30 days require full payment at booking.
- NC law requires sales & lodging tax on the full rental amount.
- Unit access only after full payment is received and agreement signed.
CANCELLATION POLICY
- If re-rented for same dates/price: $100 cancellation fee applies.
- If not re-rented: no refund.
- You may transfer to another week in same season/unit at no charge.
- Switching units is considered a cancellation.
GUEST ELIGIBILITY & OCCUPANCY
- Rentals are for families and small adult groups only.
- Tenant must be 25+ years old and present for entire stay.
- No high school, college, or civic groups permitted.
- House parties prohibited and grounds for immediate eviction without refund.
- Occupancy limited to 2 persons per bedroom (infants excluded).
SMOKING & PETS
- No smoking inside or on balconies (fees may apply).
- No pets allowed (violation = eviction without refund).
PARKING & POOL ACCESS
- 2 car passes per unit only (lost pass $50).
- SeaSpray: Swim bands required (6 per unit, lost band $25).
BOATS, CAMPERS & TRAILERS
- Not permitted in complexes.
INTERNET & CABLE
- Internet provided by HOA/owner (no guarantees, no refunds for outages).
- Basic cable included. On-demand/pay-per-view charges billed to your card + $20 fee.
UNIT MAINTENANCE
- Malfunctions may occur; repairs will be attempted promptly. No refunds.
LOCK-OUTS
- After 6 PM: $50 fee for SurfSide staff to unlock.
DEPARTURE RESPONSIBILITIES
- Trash bagged & placed in outdoor containers.
- Dishes washed/put away, dishwasher empty.
- Remove all food.
- Beds remade, sofa beds unmade if used.
- Car passes & swim bands left on kitchen table.
Fees: $75 for not following checklist, $150 for excessive cleaning or moved furniture.
EMERGENCIES
- Leave message with condo # and details.
- Some repairs may not be available after hours, weekends, or holidays.
SECURITY
- On-site security present but does not provide car passes, keys, or swim bands.
WHAT TO BRING
- Beach gear (chairs/umbrellas â check listing).
- Beach towels
WEATHER & UNIT DĂCOR
- No refunds for inclement weather (travel insurance recommended).
- Units individually decorated. No refunds for décor preferences.
