Tastefully furnished and decorated with original art, independent central heating & AC for year-round comfort, mosquito screens. Large dining area, cable TV & Netflix, kitchen with top appliances including washer/dryer.

DESCRIPTION
Large 110 square meter two bedroom two bathroom apartment on the fourth floor (with lift), in a prime location in an established and quality area of the city center. Master bedroom with ensuite bathroom i.e. private bathroom directly off the bedroom. Fully air conditioned throughout. Provides a wonderful and unique base for your stay in Athens be it for business or pleasure, and can also be used for informal business meetings where it creates a strong positive impression.
Living & dining:
The apartment offers a comfortable, extensive and tastefully furnished living area, featuring a separate dining area with a table set for 8 people that can accommodate up to 10 for dinner. The apartment is decorated throughout with original Greek contemporary art.
Kitchen:
The modern new kitchen is equipped with brand new top quality Bosch full-size fridge/freezer, AEG induction cooker, Bosch oven, Siemens dishwasher, microwave, Whirlpool large-capacity clothes washer-dryer. All modern cooking and dining equipment is provided to a high standard... we love cooking and occasionally use the apartment ourselves when it's not being used by our guests.
Bedrooms & bathrooms
One double bedroom with queen-size bed and a second double bedroom with twin single beds (that can be put together), with both bedrooms overlooking a quiet green inner garden area. The bedrooms have plenty of storage space, and are fitted with top quality beds and mattresses as well as natural feather and down pillows and duvets for a good night's sleep! A comfortable double sofa bed in the living room provides the option for two additional guests.
The double bedroom has a completely new ensuite/connected private bathroom with shower stall, the apartment's second bathroom is also completely new and has a full bath with shower as well as a bidet.
Climate control:
The apartment is independently centrally heated, the living area and bedrooms also have separate fully independent air conditioning/heating units with thermostats and remote controls.
Mosquito screens
There are usually very few mosquitos in central Athens, and then only usually in full summer. We anyway have mosquito screens fitted on all windows and balcony doors, as well as having optional anti-mosquito devices for your use in the apartment. Please note that the mosquito screens are very delicate and must only be used carefully, please pay particular attention not to walk into the screens when they are in place and the windows are open!

The apartment includes a generous southwest facing front balcony off the main living area with views of historic Mount Lycabettus, appointed with with a sofa & chairs and a coffee table. The back balconies look onto a green garden area and share a café table and chairs.
Honor bar:
The apartment also provides an 'honor bar' reflecting the owner's Anglo-Irish background, this is a feature of good guesthouses throughout Britain and Ireland. We provide a range of quality spirits in order that you can prepare your own drinks to enjoy at home, without having to buy whole bottles yourselves. All that we ask is that you leave us - in cash in the marked jar - something for whatever spirits you pour...we don't check this, that's why it's called an 'honor' bar!

Late checkin requirement for late arrivals:
Please note that for guests likely to be checking in from 21.00/9pm to our latest checkin time of 23.00/11pm based on late flight, ferry or other arrival transport mode we require the following: that you agree at the point of requesting the booking with us to use our recommended taxi transfer partner to transfer from the airport/port/train station respectively, in order to mitigate the lateness of your checkin to our apartment and to allow us to best plan for the late checkin by being in touch with the taxi transfer partner through the process of transfer to our apartment. The recommended transfer partner is anyway used by many of our guests at all times during their stays, is very reliable and competitively priced and represents the best, quickest and surest option for transferring late at night.
Check-in / luggage drop-off:
We alway try to be as flexible as possible, the indicated check-out time (by 11.00) and check-in time (from 15.00) are to allow us to clean and prepare the apartment when we have back-to-back stays with guests leaving and other guests arriving on the same day. Wherever possible we allow earlier check-in within reason, and either way we can almost always allow arriving guests to drop off luggage early from 11.15 or indeed earlier where this is possible based on the previous guests' departure time. Please let us know your requirements when booking, and we will always seek to find the best solution for your needs given what is possible.
On arrival at the apartment building:
When you get to the apartment building ring the doorbell labeled 'Panayotou' on the panel on the right hand side of the outside entrance and we'll let you in. The apartment is on the fourth floor, it's the door straight in front of you coming out of the lift or as you come from the stairs.
Length of your stay:
Short stays: for stays that are planned to be shorter than the minimum stay indicated on the site, please contact us directly and we will see what we can do to accommodate your dates.
Guests, families & kids:
We welcome guests from all over the world, we only ask that you treat our home as you would your own and that you and your family leave it as you found it. Please note that while we welcome kids to stay the apartment is not specifically child-proofed and the decoration and furnishing in particular need to be treated with proper care, as such guests are responsible for both the safety of all staying in the apartment as well as for ensuring that no damage is done to the property.
Breakfast & meals
We provide breakfast for the start of your stay including a range of coffee and tea options and sugar and coffee crĂšme, as well as a loaf of locally-baked fresh bread so that you feel right at home! We also provide the essentials for your own cooking needs, including - mainly organic/bio - Himalayan salt, black pepper, Herbamare condiment, oregano, olive oil, balsamic and apple cider vinegars etc. There are a wide range of local shops and bakeries where you can buy everything you need to create your own meals over your full stay.
Household supplies:
There are a range of items provided in the apartment in order that you do not need to bring too much with you nor shop for things that you use only a bit of during your stay:
- Kitchen: cooking and cleaning essentials as well as paper, napkins, wrap, foil etc.
- Bathroom: soap, shower gel and shampoo, toilet paper.
- Household: candles, tea lights
Please note: all such supplies as well as all items in general in the apartment are provided for your convenience during your stay, but are not intended to to be necessarily finished nor taken away with you upon your departure as they in fact belong to the apartment.
Parking:
There is no private parking, however free street parking is available outside and throughout the neighborhood. While finding a space may involve a bit of searching at the busiest times as is the case in most city centers, we've never had an instance where we couldn't find somewhere to park nearby. Please ask us if you need additional information on local parking garages and we'll send that separately.
ACCESS
General access:
Guests have access to all areas of the apartment during their stay, with the exception of a couple of cupboards that are locked for the use of the personal servicing the apartments between guest stays; there is however plenty of cupboard space for guest use in the bedrooms and elsewhere in the apartment.

I love this condo apartment for it's perfect location in the center of the city in a great neighborhood. It's really spacious and well laid out and beautifully renovated, furnished and equipped, with great indoor and balcony spaces for year round living.
