"If It is the view you want? It has the views." You can look at the ocean from the kitchen, living room, or master bedroom. This beautifully updated 3 bedroom / 2 bath unit is directly on the beach and a short walk to the sugar sands of Orange Beach. Stores and shopping > 1 minute drive. Amenities include an Indoor & 2 Outdoor pools, Hot Tub, Tennis Courts, Gym, Security, and Private Parking. Laundry in the unit. Large patio for entertaining.

Guest Registration Certificates are required for each vehicle parking. GRC costs $51.50, with a max of two vehicles per stay, purchased from gate at arrival.

Self-check-in with Combo-Lock

Expectations:
- You will be provided at least 1 trash bag, 2 toilet paper rolls, 2 paper towel rolls, and 10 towels on arrival, and will be your responsibility to bring or stock any toiletries or items otherwise necessary for your stay.
- Basic cleaning supplies—all-purpose cleaner, dishwashing soap, laundry detergent, and a couple of rolls of toilet paper and paper towels

[Parking]
Parking a vehicle requires a Guest Registration Certificate to be purchased separately.
Summer House Parking Protocol:
The GRC costs $51.50 and can be purchased at the guard shack upon arrival, or at the office across the street during office hours. Renters are limited to two GRC's per unit stay and should be displayed on the dash of their vehicle. A third vehicle may be parked in the gravel lot free of charge with a gravel pass that can be obtained from the guard shack or the office during business hours. Gravel pass vehicles must stay in the gravel lot and may not park in the south lot. If a renter arrives after hours and there is no one in the guard shack at that time, they can acquire their GRC the next day at either the guard shack or the office during business hours.

House Rules & Guidelines:

- You are free to use the cookware and appliances as they are meant to be used at your discretion.

- No smoking anywhere in the property or on complex premises unless in areas with approved postage.

- No Pets allowed. No Exceptions. Pet-free complex.

- Please be respectful of neighbors during your stay, and if you have any complaints or concerns from neighbors during your stay feel free to provide our contact info and let us deal with any issues so you can enjoy your stay and leisure!

- For any and all amenities offered, renter is required to obey any posted rules and guidelines or otherwise noted. Renter may lose the right to occupy the rental if incidents with the complex or other residents occur against requirements, hinder our relationship with an entity, or cause significant disturbances brought to our attention.

[Reservation Holder]
It is required that the named reservation holder is one of the occupants staying in rental, and you may be required to verify prior to check-in.

[Booked Guest Count]
Booked Guest Count must be accurate to the best of your ability, and can be altered prior to arrival. We reserve the right to require correction, withhold access, or cancel your reservation if you arrive with a significant excess of a guest count, or is otherwise brought to our attention. Necessary accommodations will only be prepared for the listed amount of guests.

[Communication]
All communication and concerns need to be communicated to us directly, and us ONLY. DO NOT inquire to on-site staff. On-site management requires us to coordinate our own guests and is not to be bothered with your inquires as they cannot assist you directly. To protect this relationship and requirements for all of our guests, you may be asked to vacate the property if this is not followed to a certain degree.

[Pets]
No Pets allowed. No Exceptions. Pet-free complex.

[Payment Processing]
Refunds requested by the traveler, and cancellations initiated by the traveler, may be subject to forfeiting the payment processing fee (~3%) depending on the booking platform used for payment that has been collected directly by us. Payments made to channels are will be based on that entity's policies.

[Early/Late Check-In/Out]
Will not be considered or accepted until 48 hours before check-in, and is only possible if there is no same-day turnover. Please do not request more than 48 hours before check-in time.

[Access Devices/Passes]
‱ Failure to Return Parking Pass: $25

[Damages]
‱ If renter damages the home or any of its belongings, renter may be charged
up to the full amount of any needed repair/replacement of items or conditions.
‱ The renter will be responsible for reimbursing expenses to replace/repair any items/contents of the rental that are not returned/present on check-out or
damaged requiring replacement.
‱ The renter is responsible for any additional cleaning expenses incurred that are not due to normal wear and tear, or standard use of the rental.

[Holdover]
‱ Failure to Vacate the Property within 30 mins of Check-Out Time/Turnover Crew’s arrival after Check-Out Time: $50

Beautiful ocean view

Condo was clean. Needed a few repairs. No screen doors on sliders. Toilet chain broke and it took two days for them to come fix it. Overall, we had a great time and could make do with the minor problems.

Great location, just a couple things that we needed!

This was a great clean, nice size condo. The main thing we needed was more cabinet/pantry space. We did not have enough room for stuff since we were there for a week. The beds were not super comfortable. Overall, this was a good stay...just needed different things for our group that was staying!

Great vacation spot right close to restaurants and shopping.

Great view and right on the beach. Kitchen appliances, dishes, cookware, laundry appliances was nice to have. WiFi was excellent and having dish tv in all rooms was really nice. Host kept checking in on us to make sure we were okay. Loved how spacious the rooms were. Great place to stay!!
