Beautifully located on one of the Newport Beach Channels, this 1,400 square foot bayfront home has a large water and sunset view, a patio with a beautiful spa, a bar with high-top stools, a BBQ, a fire pit, and a table for dining alfresco as you enjoy a colorful western sunset. The dock is a great place for a moored Duffy boat which can be available for your use.

Flooded with natural light, given the lot's orientation, this two-bedroom, lower unit has a flowing great room with a fireplace, TV, and amazing views, all of which you can enjoy from the living room area. Slider access from this area makes indoor/outdoor living easy. An inside dining area and an outside dining table accompanied by a BBQ make it easy for everyone to eat together. A thoroughly modern kitchen has everything you need to satisfy your culinary desires, just add the food and the camaraderie and have fun.

A primary queen and twin bedroom has a sparkling modern en suite bath with a standing shower. There is a second queen bedroom downstairs, plus a queen sofa bed. The second guest bedroom includes an en suite bathroom with a standing shower, and there is also a half bath off of the downstairs hall. All beds and bathrooms are outfitted with premiere linens to ensure your every comfort. Additional amenities include WIFI and cable and a washer/dryer.

Newport Peninsula is one of Southern California's hidden gems, offering a relaxed Island lifestyle while just a short stroll to the city's best beaches, surfing, shopping, entertainment, and dining. Come and enjoy this little slice of paradise; you will be glad you did!

THINGS WE LOVE ABOUT THIS PROPERTY
- It is on the bay (Channel) with private hot tub, and a Duffy Boat available for additional fees so it will be easy to explore the harbor from the water.
- It has a large bay view backyard patio with a barbecue so meals anytime will be a great treat when using this well-designed space.
- The dock in the backyard is a great place to swim and fish and the beach is within walking distance - roughly five blocks.

THINGS TO KNOW
- This vacation rental is located on the lower level of a duplex property.
- No smoking is allowed inside or outside any of our properties, NO EXCEPTIONS
- This home is equipped with decibel readers throughout the house and exterior surveillance as required by local city noise ordinance.
- Due to the moderate coastal climate, this house (like most in the area) does not have air conditioning.
- There is an additional fee for heating the hot tub. Please contact our Reservations Team for details on the hot tub or Duffy boat use.
- This home has 1 bedroom downstairs and 1 bedroom upstairs so it may not be suitable for everyone.
- Two additional boats are docked on this dock and may be accessed via this property.
- This home is located in a quiet neighborhood and is only suitable for quieter groups. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy and/or parties. Deposit forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting with Vacasa Seasonals, Inc.

Has potential but needs more
House and location are great, but they don't give you basic amenities. To make your stay much better bring your own toilet paper, paper towels, tissue, liquid hand soap, dishwashing soap and any other comforts of home you are accustomed to having. They give you a roll of less than desirable TP and paper towels and one small bottle of dish soap. If you bring all that you could possibly ever need with you then you will be happy here otherwise you will be disappointed as we were. Duffy boat was so fun but an additional charge. BBQ was dirty and you need a grill lighter to get it going. Hot tub was cool but an additional fee and became slimy after 3 days.

An Oasis with Potential Amidst Some Hiccups
Our recent stay at Canalfront Charmer was a mixed bag of experiences. The highlight undoubtedly was the boat experience, albeit an additional expense. It was truly wonderful and added a unique touch to our stay. However, the house itself left something to be desired. The kitchen and cabinetry, unfortunately, weren't up to par. One drawer gave us a bit of trouble, getting stuck and even losing its front upon opening. These small maintenance issues dampened our initial enthusiasm. On the brighter side, the upstairs bedroom was a pleasant surprise. It welcomed beautiful natural sunlight and provided a comfortable space to unwind. The potential for this property to shine through was evident, especially in this part of the house. One of the redeeming qualities was the outdoor space. It offered a serene setting and became our go-to spot during our stay. It provided a nice escape from the indoor hiccups. Regrettably, our experience was overshadowed by the ongoing construction next door. The noise and disturbance were quite disappointing, impacting the overall tranquility we had hoped for during our getaway. In summary, it has promise but needs attention. The charm of the boat and the potential of the house were somewhat marred by issues that need addressing.
