Location! Little Sugar Lakehouse puts you and your guests in the front row. Located in the center of the Little Sugar trail system, singletrack access for hiking/biking is less than a 30 second pedal from your bike garage. Lake Avalon is a quick jump off the dock from the level backyard. The only beach in Bella Vista/ Bentonville, Lake Avalon Beach Park, can be seen from your dock and is a short paddle, walk or swim. No need to worry about noisy motor boats when you're paddle-boarding or kayaking, since Lake Avalon is the largest "no wake" lake in Bella Vista. Or, enjoy a pristine view of the lake from the hot tub on the deck or one of the fire-pits.

The beach has beach volleyball, play area, shaded picnic areas, horseshoe pits, etc. Tanyard Creek Nature Center and golf courses are less than a 5-minute drive. Enjoy a natural and rural setting only minutes from Bella Vista town center and Bentonville's top attractions.

Explore the lake from an assorted array of water crafts, including kayaks & SUP boards. There are two kayaks especially for kids. Inside, enjoy a fully custom home with all the amenities needed for your group. The kitchen has blenders, air fryer, coffee makers galore, waffle maker, pancake griddle, etc. Stocked with spices, sugar, creamer, coffee, pods, and other miscellaneous items. Guests love the Peloton bike and tournament-level ping pong table. Beach towels are provided as well- just remember your sunscreen!

More outdoor fun includes:

-Floating lounge chair
-Cornhole
-Super soakers for water fights
-Outdoor soccer nets and ball
-Beach volleyball and horseshoes (provided for guests to bring to the beach).
-Security camera disclosure: There is one security camera on site, at the front door. This is not monitored regularly, but rather used if safety/security or guest access issues arise.

Family weekend for UArk graduation

Such a quiet beautiful property! We loved the kayaks, fishing, yard games and fire pit! The kitchen has everything you need. House was just perfect, comfortable, cozy and clean. The location was convenient to Bentonville and Fayetteville. Thank you for a fantastic weekend of celebrating our daughter’s graduation from Arkansas!

Wonderful time in NW Arkansas

Wonderful house that has been completely updated in a comfortable way. House had every possible kitchen tool you could ever need. Wonderful deck to relax on. Any questions were promptly answered by the hosts. Convenient to mountain biking, Bentonville, and all the area has to offer.

Family trip

The house was clean and comfortable. My family and I had a great time using the paddle boards/kayaks on the lake. There was plenty of seating indoor and outdoor. The property and views are beautiful. We would definitely stay here again.

Fantastic Stay

This house is amazing. It was the backdrop where my husband and I said, "I Do" out on the dock. It was a small family gathering early on a Saturday morning accompanied by this beautiful lake, fish, landscape and home. It's all we dreamed of and more. Our hosts were amazing and we will definitely be back to celebrate our anniversaries here with our kids. They could not get enough of it. Awesome getaway.

Beautiful updated lake house

Our family of 5 loved our stay at the lake house! We kayaked, paddled, and swam in the lake, then relaxed on the gorgeous back deck! Our very favorite activity was hiking up the river to the falls at Tanyard creek. We loved the cave outside Noel, the gorgeous glass chapel, and the funky Bentonville downtown. We took a day trip to check out the University of Arkansas, enjoyed the food trucks and hiking!

Our family loves travel and adventure! Northwest Arkansas was a surprisingly fun stop while living on the road. It turned out to be more than just a stop over! Our young daughter loves the nearby trails and you'll spot some pics of her adventures on the walls. We hope you love it here too :)

We fell in love with this property the moment we walked in the door! It is the most peaceful and relaxing home; it feels remote while being close to everything! We love that you can see turtles, birds, fish, and even a fox at night.
