PLEASE NOTE: all instant online bookings are subject to host review and must be compliant with all terms and conditions outlined below.
Guests making an instant online booking will receive a copy of the Vacation Rental Lease Agreement via Docusign within 24 Hours of making an online instant booking. Guests must review, execute and return the Vacation Rental Lease Agreement within 48 Hours of being received in order to secure the property and avoid having the property leased to another Guest.

OCCUPANCY: This property permits a maximum occupancy of up to 6 people. The furnishings of Regency 201 may be deemed to be more conducive for Adult occupancy. Sleeping accommodations include a King size bed in the Master Bedroom and two Queen size beds in the Guest Bedroom. At no time can occupancy exceed a maximum of 6 people.
AGE RESTRICTION: Reservations can only be secured by Guests that are at least 25 years of age.
DAMAGES: The purchase of Guest Damage Insurance is not required. However, Guests are required to present a major credit card at the time of Check-In along with legally issued photo identification. Guest caused damages are deemed as billable and charges for repairs or replacements will be applied to the credit card Guest presents at the time of Check-In.
AMENITIES: The use of community amenity features (Pool & Workout Room) requires all Guests to have wristband identification visibly displayed. Guest failure to visibly display community identification wristbands may result in Security removing and banning Guests from the facility. A maximum of 6 wristbands will be made available for this property.
PETS: Guests are NOT permitted to have pet animals present while in this community. Guest violations will result in the immediate termination of the Guest's rental use of the property and the Guest's forfeiture of all monies paid. Guest violations of the NO PET Policy may be subject to additional charges associated with Repairs, Replacements or Pet Remediation efforts, Fines, if any, issued by the Homeowner's Association will be deemed as billable charges and will be applied to the Guest's Credit Card. This community carefully monitors for the presence of all pets and animals.
PROPERTY SUBSTITUTIONS: In instances when a Reservation is displaced or interrupted due to unforeseen circumstances Guests will be relocated to comparable accommodations. If comparable accommodations are not available the Guest will be entitled to receive a full refund.
SMOKING: Smoking is expressly NOT permitted within any interior areas of this property. Any Guest violation of the NO SMOKING Policy will result in the immediate termination of Guest's rental and Guest forfeiture of all monies paid. Additional financial charges may be applied to Guest's Credit Card for any needed Repairs, Property Replacements or Smoke Remediation efforts.
