Gorgeous new 3 bed/3 bath townhome with 2 lounges, a south-facing private dip pool with conservation views (no rear neighbors!) and a stylish modern décor throughout! Located 9 miles to Disney World, this spacious home sleeps 7 guests and has access to a clubhouse, gym, communal pool, jacuzzi and games room. All bedrooms have their own bathroom and SMART TV.
This stunning brand-new townhome has 2 lounges, a private south-facing splash pool with patio and conservation views (no rear neighbors!), a contemporary décor throughout and 3 spacious bedrooms, all with SMART TVs and bathroom. Located on the new Hidden Forest community 9 miles from Disney World!
The stylish open-plan living area has an L-shaped sofa, a 65 inch SMART TV and sliding doors out to the patio with private splash pool, sun loungers and seating.
The gorgeous kitchen has granite counters, stylish black steel appliances and a breakfast bar with bar stools. It is fully equipped for at-home dining with a dishwasher, oven/hob, microwave, coffee maker (jug and K-cup), kettle, toaster, crockery, utensils, blender etc.
The dining area seats 6 and is conveniently located next to the kitchen and breakfast bar with 4 bar stools.
Also on the ground level is an attractive queen bedroom with a SMART TV and direct access to a stylish bathroom with a shower, sink and WC.
On the upper floor you will find the bonus room lounge with sofa and SMART TV – fantastic to have a second living space for families to spread out and relax!
The beautiful King master suite is very spacious with a king bed, walk-in wardrobe, SMART TV and a stylish en suite bathroom with twin sinks, a shower and WC.
The third bedroom sleeps 3 guests with a single bed, plus a fun kids' bunk bed to sleep two children (bunk bed is not for adults, weight limit up to 100lbs per bunk bed), a SMART TV and is right next to the third bathroom with a tub/shower, sink and WC.
After a long day at the attractions, you will love heading home to enjoy your own private south-facing splash pool! The screened-in pool deck has sun loungers and comfortable seating. The splash pool (not a full-size pool) can be heated (pre-bookable optional extra) and a pool safety fence is also provided for families with small children.
This home has access to the neighboring community amenities which includes a clubhouse with a gym, games room with arcade machine and table tennis, swimming pool with sun loungers and a jacuzzi. It is an easy one-minute drive from this home.
This property has air conditioning throughout, Wifi and free local calls, a highchair and travel cot (pack and play) are included. There is a laundry closet with a washer, dryer plus ironing equipment. There is an assigned parking space directly in front of the home, plus you can park in any unnumbered spaces on the community.
IMPORTANT BOOKING TERMS:
1. The max. occupancy of the home is 7 guests plus 1 baby (under 2 years). This limit MUST NOT be exceeded at ANY TIME and is strictly enforced due to the home insurance and fire regulations. Breaking this limit cancels the reservation, all guests must leave immediately, no refund of any remaining nights given.
2. Only Guests included on the reservation are authorized to be in the home. No external visits from friends or family are permitted, even if this is below the maximum occupancy, unless confirmed in advance with us.
3. Strictly no parties, events or gatherings. The Sheriff has powers to evict all guests from the home for breaking this rule, there will be no refund of any remaining nights.
4. The homeowner does not accept young adult/student groups under the average age of 25.
5. No smoking, vaping or cannabis on the property including the pool deck.
6. No EV charging from the home supply.
7. Resort and community facilities associated with the home are owned and operated by the HOA, any limits or closures are beyond our control.
8. This is a quiet residential community. Please always keep noise at a considerate level, the HOA enforces quiet hours from 10pm - 7am.
CANCELLATION POLICY:
The Vrbo cancellation policy applies to all reservations with no exceptions. We strongly recommend that you take out trip insurance. We do not offer refunds for illness, weather, travel issues, bereavement etc, so please take out your own trip coverage.
SUPPLIES PROVIDED:
The home is self-catering. We provide an initial starter pack free of charge to help you on your first night that includes 2 rolls of toilet paper and 1 small soap per bathroom, 1 kitchen paper roll, 3 dishwasher tabs, 1 kitchen sponge, 3 kitchen trash bags and 1 laundry detergent tab. All provisions beyond this are the guest’s responsibility to bring with you/purchase locally. We do not supply additional/unlimited toilet paper, toiletries or cleaning products.
POOL HEAT:
The pool can be heated and is an additional $35 plus tax per day for the minimum of 3 consecutive nights, please book pool heat in advance. If you book after your arrival, the pool takes around 24 hours to get to temperature and there is a $25 call out to come and switch it on for you.
Pool heat is set to 87 degrees (this is not warm to the touch, it is set to keep the chill off the water and raise it from its natural temperature in the 60s). Temperatures cannot be set higher due to sanitary regulations.
We cannot be held responsible for failure of the pool heating equipment or issues caused by weather conditions. During the winter months when temperatures are in the 50s and below, this will affect the ability of the pool heaters to keep the pool to temperature.
Guests will still be charged for the pool heat, as the pool heater will be running, so it is down to the guest to decide if they then wish to cancel their remaining days of pool heat – we must be notified if they wish for us to switch it off. Refunds will be given on any unused days of pool heat. By booking pool heat the guests agree that no compensation will be given due to faulty pool heaters or bad/cold weather.
We suggest guests check the weather forecast for temperatures before their upcoming stay and then cancel pool heat accordingly if they feel it will be too cold.
GRILL HIRE
Due to insurance limitations, the home is not listed as having a grill. If you need a grill, please ask us for the details of a local company where you can book a grill online with them. If you do bring/hire a grill, we ask that it is used at the side of the home on the grass and not on the pool deck as the pool screens are a fire hazard.
