The cabin is in a rural residential community and sits next to a 1/2 acre lot giving it an off-the-grid feel with all of the on-the-grid amenities. Many dining options are located just minutes away and the Sandy River is only a 5 minute walk from the cabin.

OTHER THINGS TO NOTE:
2 week max stay
1. This is a family cabin that we are happy to share with others. Please be mindful of the space and our belongings. We would really appreciate it if you could leave the property in the exact condition it was found. The max occupancy at our property is 5 people. Parties of 5+ will be asked to leave. Your booking is non-transferable, and no right to sublease is allowed or implied. The guest of record must be present at check-in and check-out.
2. We are in the woods so expect some rural living things including:
-The cabin is on a sensitive septic system, PLEASE do not flush anything except toilet paper in toilet.
-The cabin is on a well and the water is safe to drink but there is a sulfur odor when using hot water from the minerals in the water reacting with the water heater.
-Our neighbors have chickens and roosters that crow in the morning. Some people are sensitive to this while others donât even notice.
3. Pet policy- Although we are a pet friendly cabin and love our dogs, there are certain guidelines to follow as not everyone who stays at the cabin come with pets. Well behaved dogs are welcome. Dogs are not allowed on furniture or upstairs. Please pick up after your dog and do not leave dog outside unattended. Always keep your dog on a leash as there are free roaming chickens. Pets may not be left unattended at any time. Niksen House is not responsible for, and will hold accountable pet owners for, any injury or damage caused by pets. In addition, the owner of the pet that causes injury or damage to others is expected to resolve the issue directly with the injured party. Thank you for following these rules so we can remain a pet friendly Airbnb.
4.The Oregon Department of Natural Resources often restricts outdoor fires in the summer to prevent wildfires. Please call the Hoodland Fire District prior to burning wood in the fire pit to check. Burning during a ban is dangerous; and any violators will be immediately asked to leave without negotiation or compensation.
5. Cougars, bears, bobcats and coyotes have been seen on occasion and the ledge overlooking the creek immediately behind our deck is very steep. Please supervise your children and pets very closely.
6. This home is accessed by a gravel road off Barlow Pass. If itâs snowy or icy out we recommend an AWD vehicle.
7. Parents of young children (under 5) should be aware that there is a spiral staircase and open floor plan that may not be suitable for unsupervised small ones. Please message us if you have any questions about this.
8. For your safety and the safety of others we have a ring doorbell set up on the outside of the property.
9. By accepting a reservation with us, you acknowledge that use of amenities such as fireplaces and decks and the like may be potentially dangerous and involve potential risks if improperly used, particularly with regard to children and such use is at the your own risk.
10. Winter storms are common. While we only get snow at our elevation a few times, the wind storms tend to create power outages which eliminates our electricity and water since we are on a community well system. Usually these outages are short and we always work with our guests to be fair.
