THE SPACE:
Welcome to our beautiful and newly renovated home - The Hillside Artist's Retreat! It is located conveniently close to Lake Travis, just a short 45-minute drive from Austin in the heart of nature. This stunning home is well decorated with many artworks from the owner himself, creating a unique and inspiring atmosphere for all who stay here.

As you step into the space, you'll be greeted by an open concept living room and kitchen that is community conscious and designed for shared moments with loved ones. With plenty of comfortable seating, you'll have no trouble hanging out and catching up with friends and family.

This home boasts five spacious bedrooms, each with a chic colored accent wall. With plenty of natural light and modern amenities, you'll find peace and comfort in every corner of the house. We have a total of 2 kind beds, 2 queens beds, 2 twin-over-full bun beds, 1 trundle bed, & 2 couches that would accommodate up to 14 individuals and ensure your restful nights.

There are also two working station desks for those who need to be productive and work from home. There are an external 27-inch monitor and printer so that you can continue your workflow and finish any last minute project if needed.

Next when you step out into the cozy backyard, you'll be treated to a breathtaking view of the mountain and Lake Travis. This natural wonderland is the perfect place to unwind, relax and find inspiration. Take a dip in our trendy stock tank pool among the cedars or simply lounge around soaking up the sun.

And last but not least, our entertainment space in the garage is truly one of a kind, with immersive sensory enlightened experiences and black light art mural decors that will transport you to another fantasy world. This unique space is perfect for artistic souls that need to rejuvenate and explore new inspiration in life.

*WHAT IS THE CHECK-IN AND CHECK-OUT TIME?*
Check-in @ 4PM. Check-out @ 10AM.

*CAN I CHECK IN EARLY OR CHECK OUT LATE?*
Yes, you can with prior approval. Early check-in and/or late check-out all depend on our booking schedule and seasonality. And it can be complimentary or with additional fee. We try our best to accommodate guests. Please message us early for details.

*WHERE CAN I PARK?*
Maximum of 6 cars is allowed in front of the house.

*HOW DO I GET THE KEY?*
The front door is equipped with state-of-the-art Schlage encore keyless smart lock. The access code will be provided to you 24 hours prior to your arrival time.

*WHAT IS THE WIFI PASSWORD?*
The password is provided in your check-in message.

*WHAT IS THE NEIGHBORHOOD LIKE?*
The Hillside Artist's Retreat is located Lago Vista and 5 minutes from Lake Travis and all the activities the lake has to offer. Since it is still a residential area, please practice common sense and be respectful to our neighbors during your stay just like you would in your hometown.

It is very important that we do not receive any complaint from the city, so we can continue to share our lovely home with you and other future guests.

*IS THERE ANY SECURITY OR SAFETY MEASURE AT YOUR PLACE?*
- There are 2 external Ring cameras actively recording/monitoring the outdoor area (1 on the exterior side of the front door and 1 facing the backyard). There is no recording device in the interior of the house.
- For safety reasons, we may request guests to provide a photo of their valid ID and a selfie upon booking, as recommended by VRBO.
- Smoke & alarms for all the rooms, inspected and approved by the city.
- Fire Distinguisher, located underneath the kitchen sink.
- First-Aid kit, located underneath the kitchen sink.

*WHAT ARE THE ACCOMMODATIONS THAT YOU PROVIDE FOR MY STAY?*

- Numerous toys and games in our entertainment garage.

*DO YOU PROVIDE ANY CONCIERGE SERVICE FOR MY STAY?*
The house is inspected and cleaned only prior to your arrival and after your departure by the cleaning crew as part of your booking.

Additional cleaning during your stay may be requested for an additional fee directly to our cleaning crew.

The primary mode of communication is through the VRBO platform messaging system.
Phone calls are also available for urgent matters. Please keep in mind that this is not a hotel, so we only can provide immediate assistance within normal office hours from 9AM to 5PM.
For any true emergency, please call 911.

*IS THE POOL DEEP?
The pool is not deep and any adult can utilize easily, but we still would like guests to follow common practices of regular pool as follow:
- YOU NEED TO ATTEST OUR LIABILITY WAIVER TO USE THE POOL WITHIN 48 HOURS OF BOOKING.
- No glass within the pool proximity.
- No children without adult supervision.
- No jumping and diving.
- Floats are not meant for rescuing devices.
- Pool is closed during winter

*IS THERE ANYTHING ELSE I NEED TO KNOW ABOUT USING THE POOL?*
Our stock tank pool is serviced twice a month and cleaned after each booking.
However, due to the natural landscape of the backyard, there may still leaves gotten into the pool.
We have the skimmer (next to the pool) and the pool vaccum (in the garage) if you need additional cleaning.
There is a blue float that you can put new chloride tablet in in case it runs out (also in the garage).

*DO YOU HAVE AN OUTDOOR SPEAKER SYSTEM? CAN I PLAY MUSIC OUTDOOR BY THE POOL?*
We do not have amplified speaker system in the yard due to noise complaints, but you are welcomed to play music with reasonable decibel with our provided bluetooth speaker in the backyard. The eager next-door dogs may hear and join the music from time to time. :)

While this is a lively neighborhood, we still practice common quite hours as follow:
-From Sunday to Thursday: 8PM to 7AM
-Friday & Saturday: 10PM to 7AM

*I HAVE FRIENDS (FAMILY) IN TOWN, CAN THEY VISIT ME DURING MY STAY?*
No party and visitors are allowed during your stay. It is because aircover does not protect host and guests for these occasions.

Due to past instances involving unpermitted parties, we have implemented additional requirements for reservations near maximum guest capacity:
- Guests must have an overall 5.0 rating from previous reviews.
- For large group reservations, we do not accept guests who reside locally.

Violation will result in immediate cancellation without a refund and a $1000 fine.

*DO YOU ALLOW PETS?*
Restrictive pet policy with prior approval from the host. Maximum of 2 pets are allowed with a $100 pet fee. The only exception is Service Animal with official documentation.

Bringing unauthorized pet will result in immediate cancellation without a refund and a $1000 fine.

*CAN I SMOKE AT THE PROPERTY?*
No smoking/vaping is allowed in the house and the garage. This applies to both tobacco and cannabis use.

Violation will result in immediate cancellation without a refund and $1000 additional cleaning fee.

*CAN I ADJUST THE TEMPERATURE IN THE HOUSE?
Our AC system is controlled by a Honeywell thermostat and it best regulates air flow when left on "Follow Schedule" as the default setting.

Our garage/game room is not air-conditioned, but we have an oversized AC unit installed in the main house. Leaving the garage door open can help maintain a comfortable temperature. For added comfort, we also provide several portable fans.

*CAN I BOOK FOR MORE THAN 28 DAYS?*
Longer term bookings are available with different scheduled fees and rental contract. Please contact host for details.

*DO WE NEED TO DO ANYTHING BEFORE CHECKING OUT?*
Nope. Just lock all the doors before you go.

We trust that you would respect our home like yours. The Hillside Artist's Retreat is the product of the owner’s hard work, so it can be heart-breaking to see our beautiful space trashed after a booking.

Otherwise, we don’t impose any crazy list of chores. We want you to enjoy your 5 stars stay to the fullest!
