The easy rules and instructions are in the white binder and the house. Our cancellation policy is firm and we highly suggest travel insurance. As you start planning your trip, we ask that you purchase trip insurance. Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainty, such as Covid, snow, air quality, fires, road conditions or personal health, or some other reason. As such, we expect our guests to mitigate these risks by purchasing trip insurance (in particular, "cancel for any reason" insurance). Due to health and safety issues, we do not allow houses to go over the indicated maximum occupancy. No smoking anywhere on the property. Must state legally...Any violation of this will lead to loss of deposit and loss of rental monies as we will have to ask you to leave immediately. Our county has strict regulations regarding the occupancy of rental homes and enormous fines. Therefore there will be a $500 per person charge for overoccupancy. We do not split up Friday and Saturday nights when staying less than a week. We ask you to follow all the easy rules in white binder. A motion camera on driveway/sideyard for safety as we live in bear country.
Do not leave food in cars. We do not allow more than 2 car without prior authorization. Please help the environment and traffic so everyone can enjoy this beautiful area for years to come. Please use the large metal garbage box (instructions in white binder) We are happy to give late check outs and early check-ins when possible. Just ask! During peak times that is usually impossible, but again we love to accommodate when possible! Our housecleaning company charges $150 per hour for late check outs that are not pre-approved.


Any reservation over 30 days must be pre-approved with an additional application and credit check and California month-to-month residential lease and bi-weekly cleaning must be added as an additional service.

*** Guests are hereby instructed to mitigate their financial responsibility by purchasing "Cancel for Any Reason" trip insurance. Our cancellation policy is STRICT: maximum refund of 50% when cancellation is made 60 or fewer days in advance. Depending on the platform, an additional 4% cancellation fee may be deducted from your refund for credit card fees charged by the platform.
