- Due to the agreement with our cleaning service provider, we are not able to accommodate early check-ins or late check-outs. You may check-in as early as 4 pm and must check out by 10 am.

- For your convenience we supply you with a limited starter kit of toilet paper, soap, paper towels, trash bags, and dishwasher detergent. There are several shops you can visit nearby to purchase supplies for the duration of your stay.

- Due to the rural location of this property, cell phone reception may occasionally be spotty.

- No RV or Trailer parking.

- Guest are responsible for providing their own firewood, charcoal, & wood pellets.

- Private Tesla Charger on site.

- The fireplace is for decoration purposes only.

- You may not book if you live locally without asking for permission and letting us know why you need a place in town.

- By booking with us you agree to download our app to gain access to the property.

- Guests will be expected to clean up spills and messes that they make and throw all their trash in the trash can. Also, it will be the guest's responsibility to do the dishes before they leave.

- To protect the host and guest, we must verify all guests ahead of the stay. Please be aware: As a part of the verification process, you may be asked to provide a copy of your official government-issued photo ID, confirm your contact information, and pass through our guest portal. The information is collected for screening and verification only and is not stored or used for any other purposes.

- You understand that your check-in instructions will be sent after successfully completing the guest portal.

- THERE WILL BE A $500 CHARGE FOR SMOKING, PARTYING, OR BREAKING ANY OTHER HOUSE RULES!

- Please do not bring glitter, confetti, or anything like that to any of our properties.

- Please ensure that you review the cancellation policy as it pertains to any cancellation for any COVID-19 reason. We encourage guests to purchase travel insurance because we cannot operate outside of our cancellation policy for any reason.

- A temporary hold of $2 will be placed on your credit card as part of our verification process and will be released within 7 days.

Haven Vacation Rentals, LLC’s Vacation Rental Terms and Conditions (the “Terms”) apply. Renter will receive and agrees to sign the Terms immediately after making reservation, which will include, but not be limited to, the following:
- The “Minimum Age” to rent the Property is 25 years of age.
- By booking you agree to provide a copy of a valid government-issued ID directly to us. We will request this after your reservation has been made
- The Renter is solely responsible for Renter’s actions and the actions of all family members, guests, and invitees.
- Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m.
- Unless authorized by the Property Manager, the number of people present at the Property may not exceed the maximum occupancy indicated in the listing or the reservation for the Property.
- Check-in is from 4:00PM until 12:00AM and Check-out is before 10:00 AM.
- If you do not vacate by check-out time, you authorize us to charge a late departure fee of up to one night’s rental and we may remove all Occupants and their personal property from the Property.
- No smoking is permitted on the Property at any time.
- No animals or pets of any kind are permitted at the Property except (1) as specifically authorized in your reservation, or (2) bona fide service animals that we are required by law to allow.
- Renter authorizes us to bill the credit card on file for the full amount of the Rental Fee at the time of booking. Renter agrees not to make chargeback claims with its credit or debit card issuer.
- Events and commercial photography or filming are prohibited at the Property without our express written permission.
- Use of the Property for any criminal activity is prohibited.
- Neither the Property Manager nor the Owner will be liable for special, incidental, or consequential damages of any kind, including those arising from the use of any pool, hot tub, lake, or bunk bed on the property.
- Upon your arrival at the Property, you should inspect the rental unit to ensure the Property condition is to your satisfaction. If you find any conditions you need to report as unsatisfactory or damaged upon your arrival, you should report such conditions within two hours after the time you arrive at the Property. After the two-hour period expires, the Property is provided as is and we are not responsible for the inoperability or unavailability of any amenities.
- You further agree to give us a reasonable amount of time to respond to your report and to cooperate with our efforts to address the concern or provide a remedy.
- You acknowledge that you may be required to undergo a background check if mandated by the property management company or the building, as stated in accordance with your rental agreement and condition of the booking.

Great Location, adorable house

The house was great, very spacious. The yard was our favorite part! The hosts were very easy to communicate with and the stay was great. The house is about 10 minutes away from Market Square and easy to get to all other places in Knoxvile. I would recommend it and will look to stay here again in the future.

Excellent Location and Property

This little gem is everything you would want in a vacation rental. It has plenty of space inside and outside. It is located just minutes from the UT campus and not too far from Gatlinburg. It’s exactly as described and pictured. The check in was simple and the communication with property owners was great. I would 10/10 recommend this property to anyone.

Great house, great location!

We loved staying at this beautiful house! The location was quiet but also close to downtown Knoxville. The house is decorated so nice even down to the sweet smelling soaps! We had everything we needed. Thank you so much! We would definitely rent this place again!

Cozy, Clean, and Convenient

This was a really great place for me to stay while my daughter was wrapping up her Finals Week at UT. It was close to the University and allowed for us to spend some time together while we packed up her dorm before heading back home. I will definitely be looking to stay here again in the future!

Loved our stay here! just about anything was already there we needed! It was a nice 4 day visit to TN in Dollywood and the Smokey mountains This property went above and beyond our expectations, beds were comfortable, shower was nice, there was a great property line that was also HUGE for privacy

Charming cottage close to UT

This was a perfect house in a charming neighborhood close to UT for our family while attending graduation. The house was spotless and well-stocked. There was even a little coffee bar set up. I loved the backyard and side yard and wish the weather was not rainy so we could have used it - maybe next time. The kids loved hanging out in the lower TV room area. We did have an air mattress with us and used it there since the fold-out couch was not very comfy. We had no issues at all, even the wifi was great. As a frequent traveler staying in hotels and homes, I highly recommend this house while visiting Knoxville.

This house is in a great location, just a short drive from UT's campus and Market Square. The beautifully decorated and comfortable interior and spacious yard were perfect for us during our visit. The hosts were helpful and easy to communicate with. We look forward to staying here again!

Great secluded spot

We had a great stay here. The property is just as described and very clean. We enjoyed the outdoor space and fire pit. The house is on a private lot but close to downtown and University of Tennessee. It was easy to get in touch with our hosts when we had a slight change in arrival plans and they were very accommodating.

Loved it

This house worked great for my family. The big yard and creek let the kids play in a country setting but some how it's really close to the city when we wanted to explore downtown.
