-Air Conditioning-
For your comfort, the air conditioning is available year-round. Please do not set the thermostat below 70 degrees during the spring and summer months, as running it too low can cause the system to freeze and may result in service interruptions. To keep the home cool and the system working efficiently, please also avoid leaving windows or doors open while the AC is operating.
-Linens and Toiletries Provided-
To ensure you have a relaxing and convenient stay, we provide a thoughtful set of linens and starter amenities:
• One bath towel and one washcloth per guest, plus two extras for added convenience
• One bath mat per shower
• Two hand towels per bathroom sink
• Two kitchen towels and one sponge
• Dish soap
• Two dishwasher pods

-Pool / Hot Tub Usage-
If the property includes access to a community or private pool or hot tub, please enjoy responsibly. Use of these amenities is at your own risk. Children must be supervised at all times, and no glass is permitted near the pool or hot tub areas.
-Guest Responsibility-
The guest who booked the reservation must be present during the stay and may not book on behalf of another party. Identification may be requested at check-in to verify the reservation holder.
-Property Occupancy-
For the safety and comfort of all guests, please do not exceed the maximum occupancy limit for the property at any time. Maximum occupancy is 8.
-Noise Policy-
We kindly ask that you respect our neighbors and maintain low noise levels between 10 PM and 8 AM. If the property is in a community with an established quiet hours policy, those rules must also be observed. Repeat violations or excessive noise complaints may result in fines or immediate eviction without refund.
-Smoking Policy-
To maintain a fresh and healthy environment for all guests, smoking and vaping are not permitted inside the property. Smoking outdoors must occur at least 10 feet away from doors, windows, and balconies. A $500 fine will be charged for indoor smoking, plus any necessary cleaning or damage repairs.
-Party and Event Policy-
Our property is intended for peaceful enjoyment. Parties and special events are not permitted unless arranged and approved in writing by management prior to arrival.
-Unauthorized Guests-
Only registered guests are permitted on the property. An additional fee of $100 per unauthorized guest per night will apply, and the stay may be terminated without refund if unauthorized guests are discovered.
-Pet Policy-
Pets are welcome only with prior written approval and payment of the applicable pet fee. A $500 fine per pet will apply if a pet is brought without disclosure, fee payment, or completion of the required pet registration form prior to check-in. If evidence of a pet is found and the number of pets is unknown, it will be assumed that at least one pet was present for the purpose of assessing the fine.
-Utility Usage-
Please help us conserve energy by using utilities responsibly. Excessive or negligent use, such as running the air conditioning with doors or windows open, may result in additional charges.
-Personal Property-
While we strive to maintain a safe environment, we are not responsible for any lost, stolen, or abandoned personal items. Please take a moment to check for your belongings before departure.
-Property Access-
On rare occasions, it may be necessary for maintenance staff, management, or contractors to access the property for urgent repairs or scheduled service. We will always attempt to provide advance notice whenever possible.
-Damage Responsibility-
Guests are responsible for any damage caused during their stay beyond normal wear and tear, including damage to furniture, fixtures, or equipment. Repair or replacement costs will be billed to the guest if necessary.
-Notice of Sale of Property-
As this is a private residence, the property may be sold or transferred at any time. Should a sale occur after your booking, we will make every effort to either honor your reservation or assist in finding comparable accommodations. Advance notice will be provided whenever possible to minimize any disruption to your travel plans.
-Early Check-In / Late Checkout-
Early check-in and late checkout requests are subject to availability and must be approved in writing prior to arrival. Unauthorized late checkouts may result in additional charges of $100 per hour.
-Eviction and Refund Policy-
Guests who violate the House Rules, cause disturbances, exceed occupancy limits, bring unauthorized pets, cause property damage, or otherwise breach the terms of this reservation may be evicted without refund of any unused nights. Removal for violation of these terms constitutes removal "for cause" under Florida Statute § 509.141(2).
