To ensure a peaceful and secure environment for all guests, we have implemented a noise monitor in the unit. Please note that the noise monitor measures decibels but does not record sound. Additionally, there is one video camera positioned outside, specifically pointing down at the front door. Rest assured, these cameras are only live when motion is detected and do not record sound.

Please be aware that this unit is located on the third floor and does not have elevator access. We apologize for any inconvenience this may cause and appreciate your understanding.

To ensure a pleasant and comfortable stay, please take note of the following house rules:

1. No smoking is allowed inside the home. Please exit the premises and smoke outdoors. Make sure to dispose of cigarette butts safely and not on the grounds. Regrettably, should you be found smoking inside the unit or leaving cigarette butts on the premises in or around the unit, additional charges may apply.

2. Please be advised that quiet hours are strictly observed from 9pm to 8am in this residential unit. We kindly request your cooperation in ensuring minimal noise and disturbance during these hours, as our neighbors below are particularly sensitive to noise during this time. Failure to comply with this request may result in additional fees, particularly if law enforcement is involved. We appreciate your understanding and cooperation in maintaining a peaceful and respectful living environment for all residents.

3. Check-out time is strictly enforced at 11:00 a.m. to facilitate housekeeping.

5. When utilizing any of the amenities within the complex, you are considered a Bella Vita Properties Client. As our Client, please be aware that the office staff is unable to assist you with any issues that may arise. However, should you encounter any concerns, we encourage you to promptly contact us, as we are dedicated to providing assistance. If you wish to utilize any of our listed amenities (heated pool, clubhouse, or gym), kindly inform the clubhouse that you are a Bella Vita Properties Client, and they will be pleased to grant you access. 6. Guest also understands that the unit is located in a tropical environment, and that insects and rodents flourish in this environment. Although Owner will use its best efforts to hold to a minimum your interaction with these pests during your stay, Guest understands that any contact by Guest with such a pest within or outside the unit does not constitute a breach of this Agreement or give Guest any right to any refund or rental adjustment.

7. Any issues with the unit should be promptly reported to the owner via an Airbnb message. The owner will make reasonable efforts to address and resolve any concerns, but minor issues that do not affect habitability do not constitute a breach of agreement or entitle you to a refund or rental adjustment.

8. Please refrain from setting the thermostat below 72 degrees for cooling. Avoid setting it more than 16 degrees below the outdoor temperature to prevent the compressor from freezing.

9. For your safety, a security camera is installed at the entrance of the unit — while it does record video it does not record sound. Do not unplug or tamper with the camera, as a $100 fee will be assessed for restoration.

10. Only the number of guests listed on the reservation are allowed on the property. Parties and community disturbances are strictly prohibited in accordance with Airbnb policies.

11. Please refrain from playing amplified music that can be heard by neighbors, as it is considered too loud. Violation of this rule may result in a charge of $350 for security intervention.

12. Please be aware that any violations of these house rules may result in charges or penalties as authorized by the booking site.
