Check-in time is 5pm, and check-out time is 10am. Please note that these times are strictly enforced, and that arriving before 5pm or checking out after 10am without prior approval is against our policies. You may contact us the morning of your arrival to see if an early check-in is possible. Please note that we open and inspect all our properties the day of your arrival to ensure the home is ready for arrival; however, early check-ins can dramatically affect our quality assurance program. Our openers/inspectors cannot perform their normal duties if you have already entered the property. Please call the day of your departure to see if a late check-out is possible (up to 12pm), we cannot approve any late check-outs prior to your check-out day. We will do our best to accommodate your request. Should you be granted a late checkout, please be sure to adhere to the agreed time. This is so our housekeeping service can prepare the home for the next guest, which may be just a few hours after you depart. If you’re not granted a late check out and you’re not out of the house there will be a $125 fee per hour you stay past the check out time.
No early check-ins/late check-outs are available during the winter peak season or holidays.

Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, paper towels, a few trash bags, etc. Our home is equipped with basic kitchen utensils and appliances. Basic pots, pans, dishes, silverware are provided, and limited condiments are available. Due to the wildlife and nature setting, it is recommended that no food is left out, both inside and outside. This will reduce unwelcomed pests or wildlife.
We cannot guarantee against mechanical failure of heating, air conditioning, appliances, TVs/VCRs/DVD Players, stereo equipment, or pools/spas. Please report any inoperative equipment to us promptly. We will make every reasonable effort to have repairs done quickly and efficiently. If you demonstrate that the problem persists after being given phone instructions, a maintenance service professional will be dispatched. NO REFUNDS OR RENT REDUCTIONS WILL BE MADE DUE TO MECHANICAL FAILURES OR MALFUNCTIONS, INTERRUPTIONS OF UTILITIES, MAINTENANCE PROBLEMS OR CONSTRUCTION IN THE AREA. WHILE WE WILL MAKE EVERY EFFORT TO REPAIR ANY MAINTENANCE ISSUE IN A TIMELY MANNER, IT CANNOT GUARANTEE THAT THE ISSUE WILL BE FIXED DURING A GUEST STAY, AS THE COMPANY MAY HAVE TO GO THROUGH HOME WARRANTIES. Modern Vacay will always look for alternative solutions to ensure and prioritize guest comfort.
𝗣𝗔𝗧𝗜𝗢/𝗗𝗘𝗖𝗞𝗦:
While we do our best to clean and rearrange the furniture located on the outside of the cabin/home, it is not part of our standard housekeeping services. We cannot be responsible for pine needles, leaves, twigs, or dirt/dust outside of the home. If you would like to use the furniture, you may need to wipe down prior to use.
𝗗𝗔𝗬 𝗢𝗙 𝗗𝗘𝗣𝗔𝗥𝗧𝗨𝗥𝗘:
Please wash all dirty dishes and place them in the sink to dry or rack (if provided). If the home is equipped with a dishwasher, please make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge.
Please leave all used beds unmade so our cleaners know which ones need to be stripped. If the home is equipped with a laundry room, please leave all used towels and sheets in a pile next to the washer and dryer. If the home does not have a laundry room, please place towels/linens in a pile in the bathroom.
Remove the ashes from the fireplace and place in the metal can provided with the grill.
Please do not litter, including cigarette butts or pet waste in the yard. Remember, all cabins are non-smoking, or loss of security deposit will occur. If there is litter in the yard, there will be additional cleaning costs starting at $25.
Turn thermostat down to 55 F degrees and set to auto.
Check the home for forgotten personal items. If any items are left behind after checking out, Modern Vacay will have up to 30 days (about 4 and a half weeks) to return item(s). Any fees associated with this will be at the expense of the guest.
Turn off all lights.
Upon final home departure, all windows and doors must be closed and locked.

Please park in the driveway. Per city ordinance, a max of (3) vehicles can park in the driveway, however, please refer to listing for property specific guidelines. No street parking is available at any time.

There are cameras that monitor the exterior of the cabin. They help us keep the cabin safe when no one is there. These do not monitor the interior of the cabin space.

Our cabin is intended for guests looking for a relaxing getaway. Parties or events of any kind are prohibited and will not be tolerated. You will be charged $300 per person, per day/night for each unregistered guest. Please refer to the “GOOD NEIGHBOR POLICY” for more information.

This property is licensed to accommodate a maximum number of people listed on listing, for any given time during your stay. Please do not exceed the designated number of people. This is set by the city and is non-negotiable; renters found to be in violation of these clearly posted allowances will be subject to immediate eviction and forfeiture of all rental fees, charges, and deposits by the city. If you exceed the occupancy allowed, too many cars parked or receive complaints regarding noise level; you will be allowed one opportunity to correct these problems. If these issues are not rectified immediately, you will be evicted from the cabin and there will be no refund. If we receive a noise complaint, from too many people or cars, we will have to send a representative to the cabin, and you WILL BE CHARGED A $300 FEE.
𝗚𝗢𝗢𝗗 𝗡𝗘𝗜𝗚𝗛𝗕𝗢𝗥 𝗣𝗢𝗟𝗜𝗖𝗬:
Per the city of Big Bear Lake, a good neighbor policy must be signed. We require you to sign the form within 24hrs of booking. This agreement must be signed for all guests of Big Bear as well. You agree to abide by all rules and regulations set forth by local ordinances, which includes a "Good Neighbor Policy" with the following language:
- Do not exceed the occupancy limit
- Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may be less than the total maximum occupancy. NO PARTIES ALLOWED.
- No parking in the street or yard.
- Parking is only permitted in the driveway, designated parking spaces, and garage. This includes trailers. The maximum number of vehicles permitted is on the exterior sign.
- No amplified music 24/7 or past quite hrs.
- Amplified music is not permitted to be heard beyond the property line 24/7 or past quite hrs. Close the windows to avoid music carrying beyond the property line.
- Head inside at 10pm
- Noisy outdoor actives and spa use are prohibited from 10pm - 7am
- Take your furry friend inside with you so they do not disturb surrounding neighbors. You will find that Big Bear Lake is very dog-friendly!
- CITY OF BIG BEAR LAKE ONLY: Take trash to dumpster location: 41970 Garstin Drive & 39690 Big Bear Blvd. Any trash left behind will be cause for a $25 per bag fee.
- Fines: The minimum fine for violating the rules stated above is $500 per violation. A second offense is $1,000 per violation.
- Eviction: Unruly guests who blatantly disregard the rules and expectations will be evicted without a refund. In addition, costly citations may be issued to the undersigned.
You are advised to keep in mind that vacation rental properties are in quiet, private neighborhoods. Please respect our neighbors. Guests will not be given any refunds for issues related to noise ordinance violations. Quiet hours are strictly enforced.
Upon any infraction of rules, the owner may, at its sole option, terminate all agreements with you, including termination of occupancy immediately. In this event, you will forfeit all monies, including security deposit.
