The apt is part of the owner's home, but is completely separate with its own 2 entrances, large TVs, w/d, and an EXTRA LARGE ROMAN SHOWER. The Village of Amelia is 5 mins from Lake Sumter Landing, 10 min from Brownwood Paddock Square, 10 mins from Spanish Springs, and fifteen minutes from Sawgrass Grove and Edna's on the Green. The residents enjoy beautiful homes and villas in friendly neighborhoods located between the Mallory Hill and Havana Country Clubs. There's plenty of neighborhood recreation close by, and with Lake Sumter Landing to the north, and the Colony Plaza Shopping Center to the south, shopping, dining and recreation opportunities abound. This particular location is one of the highest points in The Villages.

The Village of Amelia is a vibrant and scenic neighborhood known for its peaceful charm and proximity to a wide array of amenities. Nestled near the Mallory Hill Country Club, residents can enjoy easy access to championship golf courses, including the Amelia course. The neighborhood is also close to Lake Sumter Landing, a bustling town square with shopping, dining, and nightly live entertainment.

This Parfect View cottage is part of the owner’s home, but you’ll enjoy complete privacy with your own separate entrance. Street parking is conveniently available for your use as the driveway is not available. unless under special circumstances. Golf Cart rental is approved but that also must be parked in the street in front of the home.
During the stay (between Jan 2025 and July 2026, there may be pool construction under way so seating in the back may not be possible). There is seating on a private side

Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Door Code Provided 48 hours before check-in date

Resident IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker; And Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: No smoking or vaping on the premises. Violations will result in a $500 fine.

Pets: THIS IS A PET-FRIENDLY HOME. Violations will result in a $500 fine.

Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

Repairs/Maintenance/Damage: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.
