Beautiful lofted 2nd floor, one bedroom, one bath and pull out couch. Both beds were better than expected! The rooms were clean and well maintained. The view from the back balcony was incredible. The water sounds from Fall River were amazing. We left the windows open at night to enjoy it! The proximity to Fall Creek entrance of RMNP was excellent. That was a pleasant surprise. The drive into town was easy and would definitely stay here again in a heartbeat. Made our EP trip extra fun having some morning guests of some Elk in the parking lot.

My concern about this property is the staircase going up to the front door. The railing was very wide so you did not have anything to hang onto.

The property was better than the pictures showed. For 2 people it was spacious with a separate bedroom. The stairs leading up to the second floor (top unit) were fine with a solid wide rail. The roof comes out over the stairs so they don't get wet even during rain. The Park entrance is about a mile away and it is one of the least busy . I would not rent this during hot weather due to no air-conditioning.As others have said this is next to Fall River and you can enjoy the view from your porch which is covered and has a small table with 2 chairs. We also enjoyed the chairs on the bank of the river.We found the bed comfortable and the bedroom fan was quiet.Overall for this time of year September with some rain and cooler temperatures we would give this unit 5 stars.The silverware could use an update. The dishwasher worked well. There were little to no condiments. The unit was very quiet and even leaving the bedroom window open at night there was very little road noise. We did breakfast in the unit, packed lunches and ate out at night. Wildlife in the Park was exceptional including a large bull moose and lots of elk with bugling. We were able to get Bear Lake Road passes and hiked 4 times . One day we drove to Grand Lake and one night we did the Tattoo at the Scottish Festival. Parking at the unit was easy and the unit is on the lower level of the complex.

Perfect Place

We absolutely loved this condo on the river. Great location and perfect size for our needs. Enjoyed sitting on the balcony for coffee and at night for wine. We will stay here again next trip to town.

Perfect location and great scenery

Less than a mile from the Fall River entrance to RMNP. On the balcony, you can watch Fall River flow by. At night, open the windows and fall asleep to the sound of the river. Great place!

Quiet time lace to relax and enjoy Rocky Mountain National park

Location was great. So close to the National park entrance and away from all the huge crowds in Estes Park. Even with the entrance construction on the Falls River park entrance, it was still much easier entering the park.

Great little condo near RMNP entrance

The condo is ideal for one or two people looking to spend time in Rocky Mountain National Park. It sits just outside the Falls River entrance in a great setting. Everything in the unit worked well, and it hadeverything I needed.

Wonderful and Relaxing

Very nice 2 bedroom condo with a balcony overlooking the small river. It was quiet and relaxing. Excellent location: only about 1/2 mile from entrance to Rocky Mountain National Park. It was perfect for our family weekend getaway! Yes, I would recommend this place to family or a friend, and we will see what their availability is next time we head up for some time away.

Such a great location!

We loved this property. It is RIGHT next to a beautiful stream. We left our windows open to listen to it at night. We had a giant elk visit the parking lot. Beware though--we also had a bear try to get into our car.

We enjoyed our stay for two guests at the VRBO. The bed was comfortable and there was plenty of space for two. A small suggestion to improve the stay is to provide a trash can/container in the bathroom. Note: There is no AC but we used the fan that was supplied in the living room and the bedroom equipped with ceiling fan. Keeping the windows open really helped, too. (If there is an AC we couldn't get it to work--we didn't bother contacting the lesser, though--we just managed without it). I did have some issues when checking before the arrival date because i could not get the lease agreement to load with the link they provided. I had to manually type in each letter/number/symbol of the URL address to get it to work.
