· Spacious 3800 sq ft home located at the end of a cul-de-sac features 5 bedrooms, 3 ½ baths, split floor plan with open concept, perfect for large families or groups. Enjoy a family room adjoining the kitchen and a separate oversized living room, modern LVT flooring & tile throughout. Plenty of indoor entertainment awaits, including a pool table, ping pong table, and toys for small children. This home is located within walking distance of Hidden Creek Golf Course.
· Outdoors, soak up the sun by the private massive saltwater gunite swimming pool with waterfall. Relax on loungers or dine on one of 3 outdoor dining tables. Enjoy the screened private back patio and the fully fenced private backyard.

· There is no lifeguard on duty. By booking our short-term rental, you are absolving us of liability and accepting full responsibility for yourself and those in your party. The management company and owners assume no responsibility for any accident, injury, or damage.

Navarre is a safe military-friendly city with 13 total bases within an hour's drive. Being located in a military community can sometimes mean that fast-paced training results in noises from training exercises & low-flying aircraft. Although it happens infrequently, we apologize for any inconvenience this may possibly cause during your stay, as it is something that affects every home in Navarre and is beyond our control. Our home is located within Holley By the Sea, which is a very family-oriented residential area. Please help us maintain the peace in the community so that we can continue doing what we love, hosting you!
Getting around:
No public transportation available. Uber and Lyft are your best bet if you do not have access to a vehicle. The nearest beach is Navarre Beach Marine Park (8739 Gulf Blvd, Navarre, FL 32566). No entrance fee. There’s a public shower, fishing pier, boardwalk, clean restrooms, and free parking.
During your stay:
· 14 guests maximum
· No pets – If evidence of a pet(s) is found on the premises, you will be asked to vacate immediately with no refund of rent or damage deposit. Pets on the property subject the tenant to a $250 additional fine.
· No smoking or Vaping
· No parties or events
· No commercial photography
· Quiet hours 10pm-8am
Hazardous practices:
· No BBQ grills are allowed in any covered area. Grills may only be used away from the building.
· No open flames (i.e., candle burning) are permitted. Do not dismantle smoke detectors as they are there for your protection.
Additional rules:
· The booking guest must be at minimum 25 years old.
· No unapproved guests or visitors. Friends and family may visit for periods less than a day with the host’s approval.
· Unapproved guests will automatically be added to the reservation, and you’ll be charged the additional guest fee per day. In the event the maximum number of guests is exceeded, you’ll be charged an additional $50 / day, per guest.
· No parties. If the police are called due to noise violations, you’ll be asked to vacate the premises immediately with no refund of rent or damage deposit.
· No unsupervised children in the pool
· No sitting, leaning, or beer pong on the ping pong table or pool table.
· No smoking or vaping inside. If evidence of smoking is found, there will be a $250 fine charged to the booking guest.
· No flushing feminine products, “flushable wipes” or any other items that are not toilet paper down the toilet. Please use the bathroom trashcan.
· Clean off the BBQ grill after each use.
· Please use the black make-up towels for make-up removal. Any make-up/foundation, facial creams, or tanning products that stain our white towels will result in an additional fee.
Utilities:
· No compensation will be given for temporary outage of electricity, water, internet/Wi-Fi. Outages will be reported immediately and all efforts will be made to have them restored as soon as possible.
Pool Rules:
· No running or horseplay
· No diving
· No climbing on waterfall
· No food in the pool
· No glass in the pool area
· Children under 18 must be supervised at all times
· No lifeguard on duty. Swim at your own risk!
· No touching or modifying of the pool equipment, panels, valves, or electronics. Fines for labor, repairs or damages will be incurred for any changes or damages to the pool equipment.
Sleeping capacity/disturbances:
· Tenant and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Exceeding the sleeping capacity of maximum occupancy, using the premises for any illegal activity, causing damage to the premises rented or to any of the neighboring properties, and any other acts which interferes with neighbors right to quiet enjoyment of their premises.
Hold Harmless:
· Neither Gulf Coast Southern Co. nor the owner of the premises assumes any liability for loss, damage, or injury to persons or their personal property that occurs during their stay on the premises. Any inconveniences, damage, loss, or injury arising from any temporary defects or stoppage in supply of water, gas, cable service, internet service, electricity, plumbing, or any inconveniences, damage, loss, or injury arising from or due to weather conditions, natural disasters, acts of God, or other reasons beyond their control.
Maintenance:
· Please report any maintenance needs for the premises to the property manager, and the property manager will respond as quickly as possible. Refunds will not be made for maintenance issues, including, but not limited to, heating and air conditioning, appliances, televisions, internet/WI-FI.
· Renting this property authorizes the owners, property managers, and contractors working on behalf of the owners to access the property regularly for maintenance, including but not limited to lawn maintenance, pool maintenance, and regularly scheduled maintenance on the property as needed.
Trash Day – Tuesday morning; Landscapers cut the grass on Wednesday morning/afternoon (weather permitting). Mosquito Joes treats the property every other Tuesday morning for mosquitoes.
