We perform regular fumigations and always do our best to assist, but these situations are outside our control and not subject to compensation. Some roads in Tulum are rustic or unpaved, which is part of the local environment.

Amenities & Special Requests
We provide all amenities listed in the property description and do our best to accommodate reasonable requests. Items not included in the listing—like baking tools or specialty kitchen items—may not be available, and sometimes guests may need to cover the cost if we purchase them.

Cleaning & Linen Care
Standard cleaning is provided every 7 days, with linen changes every 15 days. Extra services are available on request: towel change $8; extra cleaning with linen change: Studio/1BR $25, 2BR $30, 3BR $40. Please use linens and towels responsibly. Stains or damage may incur replacement or professional cleaning fees. Avoid sitting on sofas or chairs while wet or wearing sunblock.

Late Check-Out
Check-out is at 11:00 AM. Late check-out may be arranged for a fee, subject to availability. Departures after 2:00 PM are charged as a full extra night.

Lost Keys
Guests are responsible for all keys provided. Lost keys incur a $20 replacement fee.

Pet Policy
One pet per group is welcome for a $100 fee at select properties. Please notify us in advance, as some buildings have restrictions.

No Parties or Events
Parties, loud gatherings, and events are not permitted to ensure a peaceful environment for all residents and neighbors.

Rental Agreement & Extensions
A rental agreement must be signed prior to receiving check-in instructions. Additional nights are charged at the current nightly rate. Weekly or monthly discounts apply only at the time of booking.
