Welcome to CitySide Lofts â The Perch Nightfall Edition, a richly styled, third-floor 2-bedroom, 2-bath condo designed for travelers who crave cozy luxury and bold interiors. Featuring a private rooftop patio and hot tub, this thoughtfully curated space is ideal for relaxing after exploring Traverse City`s wineries, restaurants, and waterfronts. With one king bed, one queen bed, and a full-size sleeper sofa, the condo comfortably sleeps up to 6 guests.
We are Pet-friendly! Pet fee is $125 per stay. A maximum of 2 dogs 50 lbs each are allowed. Please let us know if you are bringing a fur friend so that we may get your pet amenities prepared for your arrival. We try our best to keep hair and allergens away, but guests with dog sensitivities should be aware. Please use our provided sofa cover and `retired` towels for your fur friends. Booking guests will be responsible for any pet damage. Pets have to be on leash when outside the backyard.

Quiet hours begin at 9pm, and no unauthorized parties are allowed to ensure a peaceful neighborhood setting.

Please note: Street noise may be present as the building is located on a main roadâperfect for walkability, but not completely silent.
Hot Tub Access: The hot tub is available for guest useâplease enjoy it responsibly and at your own risk. All posted rules must be followed at all times. Failure to follow hot tub guidelines that results in misuse requiring draining, cleaning, and refilling will incur a $325 service fee.

One designated spot is provided in the private lot labeled 14. Please only park in the assigned space to avoid towing. Overnight parking on city streets is prohibited by city ordinance during certain months. If there is more than one vehicle in your party, you may wish to consider parking the second car in the Hardy Parking Garage (303 E State St, Traverse City), which is a little less than one mile away.
Local Tips: Walk to beaches, restaurants, or rent bikes nearby. Civic Center Park, the Old Mission Wine Trail, and Bryant Beach are all within easy reach.
***We manage other properties in the area. Please inquiry with us if you are coming with a lager group***
- Check-in/out: Please note during our peak season (June-September) we discourage late check-outs and early check-ins due to the tight turn-around schedules of our cleaning teams. We are happy to allow for an early check-in or late check-out if our cleaning team is able to accommodate the request and still allow the rental to be cleaned to our quality standards and specifications. All early check-ins and late check-outs will be charged a $250.00 additional fee for this expedited service. We are able to accommodate early check-in and late check-outs during our off season (October-May) for a reduced fee of $50.00, please contact us for further information.
- Longer stays: Please be aware guest stays longer than 10-days will require mid-stay cleaning. Mid-stay cleaning fees are the same amount as the fee charged during booking. A weekly cleaning and linen/towel exchange is required for long-term guest stays, short-term guest stays may request a mid-stay cleaning for an extra fee.
- Security deposit: Please note that 3 days before check in time, we will place a temporary pre-authorization hold of $500 on your card. This hold verifies fund availability and covers potential incidental expenses during your stay. The hold will be released 7 days within check-out, pending no outstanding charges or damages. Your privacy and security are paramount, and all card information is handled confidentially.
- Cancellations: Please check the cancellation policy on your booking platform. Please note that even if you are eligible for a full refund, a credit card processing fee will be deducted.

Third parties are not welcome, and the place is for guests only. Quiet time after 9 p.m. Please refrain from making noises past 9 p.m. to respect our neighbors. NO FIREWORKS ALLOWED.
Pets: Dogs are permitted in the house. Please declare your pets to us ahead of checking in and settle any pet related fees. Pet fees are $125 up to 2 pets. Please clean up after your fur friends and use the provided retired towels to clean your dogs. Please do not let your dogs venture into the neighborâs yards during their walks.
Housekeeping: Daily maid service is not included in the rental rate. We will be happy to help arrange additional cleaning during your stay for a fee. If you run out of clean linens (sheets/pillow cases) and towels etc., you are welcome to use the laundry facility to replenish them. PLEASE do not wipe any food, oils, or lotions on the linens. Please use the kitchen towels (paper or cloths) for their intended purposes.
We provide black make-up towels and cotton pads for removing makeup. If our other towels are stained or bleached during your stay, we will charge a $15 replacement fee for each towel.

Property/Home owner(s), Property Manager, is not responsible for the loss of personal belongings or property of the guest.
