Fully furnished cabin with cozy living room and stocked kitchen. Main level offers 2 queen bedrooms. Upstairs loft with queen bed and bath. Downstairs offers separate living space with queen bed, bath, and laundry.
Outside you’ll enjoy the large deck, with gazebo, table & chairs. In the summer, enjoy the saltwater pool, gas grill, covered gazebo, and tons of outdoor seating!

THE PROPERTY
This charming cabin is fully furnished and equipped with everything you might need during your stay. The main level has a very cozy living room and kitchen. The kitchen has a large island with bar stool seating. There are also two bedrooms, both with queen beds. Both bedrooms have easy accessibility to a full bathroom on the main level. Upstairs you will find a loft with a queen bed and en suite bath. Downstairs is a separate living space complete with a living room with electric fireplace and queen sized sleeper sofa. The living room has french doors, with easy access to outdoor space and the driveway parking. There is also a bedroom with a queen bed and a full bath. The washer and dryer are located downstairs.
Outside you will enjoy the large deck, with covered gazebo complete with a table and chairs.
In the summer, you will enjoy the saltwater pool, complete with gas grill, covered gazebo, and tons of outdoor seating and lawn chairs!
This house has so much to offer and we will work to make your stay the best!

THE LOCATION
Located in the heart of Bristol, TN, your cabin is less than a 10-minute drive to the new Hard Rock (Bristol) Casino. A 15-minute drive to Bristol Motor Speedway. In less than 30 minutes you can be rafting or fly fishing on the river, boating on South Holston Lake, or hiking in the numerous area parks.
You are a 30-minute drive from Johnson City, Kingsport, or Abington.
This property has special local compliance requirements which include a signed rental agreement and ID verification.

To make this process easy for you, we use a secure and very simple, app-free platform called Happy Guest. It is not an app, and you do not have to sign up for an account - it’s a safe and secure website. It also gives you a guest portal with all the info about the home and all of my favorite local spots.

Upon reservation confirmation, you will be required to sign (Digitally) a Rental Agreement.
The Rental Agreement is as follows:
[RENTAL AGREEMENT: SMOKIES TO SEA PROPERTY GROUP, LLC]
GUEST AGREEMENT
This legally binding agreement is between the Guest (the person booking the reservation) and Smokies to Sea Property Group, LLC (“Host”), the managing entity of the short-term rental property located in Tennessee. This agreement outlines terms of occupancy, responsibilities, liabilities, and protections for both the guest and the host.
By reserving and/or staying at our property, you agree to the terms herein.
1. CHECK-IN & CHECK-OUT
• Check-in: After 4:00 PM
• Check-out: Before 10:00 AM
• Self Check-In: Guests will receive access details via smart lock or digital system upon completion of guest verification.
• Early Check-In / Late Check-Out:
May be available upon request and subject to availability. Additional fees may apply. Guests staying past checkout time without prior written approval will be charged a late check-out fee.
2. GUEST VERIFICATION & DAMAGE WAIVER
All guests are required to:
• Submit a valid government-issued photo ID
• Sign this rental agreement
• Purchase a non-refundable damage waiver in lieu of a traditional deposit. This policy protects the property for minor accidental damages and holds guests accountable for significant or negligent damage.
Damage Waiver Fee: $35 (up to 10 nights).
Guests acknowledge that they are financially responsible for any damages or losses beyond what is covered by the waiver.
3. HOUSE RULES
• No smoking or vaping of any kind on the premises
• No pets (unless pre-approved or in accordance with ADA for service animals)
• No parties, events, or unauthorized gatherings
• No unregistered guests
• No tampering with WiFi routers, security devices, or smoke detectors
• Quiet hours: 10:00 PM – 8:00 AM
• Use of amenities (grills, pools, etc.) is at guest’s own risk
4. CANCELLATION & REFUND POLICY
Our cancellation policy is stated on your booking platform and applies without exception. No refunds will be given for dissatisfaction with the property, weather events, travel delays, or early departures.
We highly recommend purchasing travel insurance.
5. DAMAGES, FEES & FINANCIAL RESPONSIBILITY
Guests agree to:
• Leave the property in clean, undamaged condition
• Pay for any excessive cleaning, property damage, missing items, or misuse
• Not rearrange or move furniture
• Not bring pests into the property; extermination costs caused by guest behavior will be charged to the guest
Guest Responsibility: Any damage beyond normal wear and tear or in excess of the waiver will be charged to the card on file. You agree that by booking and staying, you authorize Smokies to Sea Property Group, LLC to charge your card accordingly.
6. CHARGEBACK PROTECTION
To prevent fraud and misuse of the payment system, guests agree to the following:
• Chargebacks are not permitted for stays where check-in instructions were delivered and the guest gained access to the property
• In the event of a dispute, this signed agreement, ID verification, and records of digital access will be presented as proof of service
• Guests agree that submission of this agreement is a confirmation of services rendered and constitutes a waiver of any unauthorized payment dispute
7. RIGHT OF ENTRY
Smokies to Sea Property Group LLC, its representatives, and licensed maintenance providers reserve the right to enter the premises for necessary repairs, inspections, emergencies, or to enforce the terms of this agreement. We will provide advance notice where possible.
8. LOCAL LAWS & OCCUPANCY
• This agreement is governed by the laws of the State of Tennessee
• Maximum occupancy and parking limits must be observed at all times
• No subleasing is allowed
• Commercial activity is not permitted unless expressly approved by the Host
9. GUESTS’ RELEASE OF LIABILITY
Guests agree to use the home, outdoor space, and amenities (stairs, decks, water features, grills, etc.) at their own risk. Host is not liable for injuries, accidents, loss, or damage to guest property during their stay.
10. MAIL, DELIVERIES & PERSONAL ITEMS
• We do not accept packages or mail on behalf of guests
• Lost items may be returned at guest’s expense, but are not guaranteed
11. NO TENANCY CREATED
Guests understand this is a short-term license to occupy, not a lease. No tenancy is created under Tennessee law, and guests must vacate upon check-out time or be subject to removal.
12. AGREEMENT CONFIRMATION
By confirming your reservation, submitting your ID, and/or completing the pre-arrival process, you acknowledge that you have read, understood, and agreed to all terms of this agreement on behalf of yourself and all members of your party.
By signing or electronically accepting this Rental Agreement, the Guest agrees to all terms outlined above and understands that failure to comply may result in cancellation of the reservation, financial liability, and/or legal action. Smokies to Sea Property Group LLC reserves the right to update these terms as needed.
