All cancellations must be in writing and received by Agent. Cancellations may only be made between the date that a reservation deposit is received and a date determined to be 45 days prior to the tenants scheduled arrival date. Cancelations within 45 days of arrival will not result in a refund in whole or part of rental monies received. If a cancellation is made prior to 45 days of arrival, the Agent shall, as an accommodation to the Tenant, make an effort to re-rent the property at the published rate for the rental term reserved. No refund of rents paid will be made until the canceled period is re-rented and confirmed. If the canceled period is re-rented, any rent and taxes paid will be refunded less a $100 administrative fee. If the re-rental amount is less than the published rate, any difference in rental rate remains the sole obligation of the tenant. If the unit is not re-rented, all rents paid, processing fees and taxes shall be forfeited as damages. This cancellation policy is strictly followed. Tenants are encouraged to purchase travel insurance for all vacations to cover many situations that may arise that might cause one to cancel vacation plans. There are many independent insurance providers available to tenants.
