Thank you for your review of Unit #701W, and we appreciate that you stated that our condominium, and we (its owners), both "were excellent". None of the owners at the Splash Resort have any control of the rules and policies of the Splash Resort, including in regard to setting canopies up on the beach. We, personally, provide two "professional" lounge chairs, and one "professional" umbrella, as well as at least 6 "regular" (high end) beach chairs, for all guests who stay at our condominium. (Not all owners at the Splash Resort provide any of these, let alone all of them.) The Splash Resort likely has sound rationale for its rules about setting up canopies on the beach, such as not blocking the ocean views of guests who are staying at the resort, and are using stationary (non-movable) "professional" lounge chairs and umbrellas provided by some of the owners at the resort. We also own 2 other oceanfront condominiums in Panama City Beach (same size as Unit #701W), which are located in a 20-unit, low-rise condominium complex 1/2 mile west of the Splash Resort (Unit #6 and Unit #11 at the Bonita Beach complex, Vrbo #568194 and #354862, respectively), and there are no rules about setting up canopies on the beach there, other than the City of Panama City Beach requiring that they be taken down at night. They are an option for potential guests who do not want to be under the policies and rules of a large resort, such as the Splash Resort.

To avoid any elevator issues, which are more prevalent during June and July (peak season), guests can request an "early" check-in or they can arrive to the resort early and use the amenities until check-in time, and then position themselves to be one of the first people in line for one of the elevators.

Thank you for your review of our condominium. We sent your review to our cleaning company and asked it to rectify any cleaning issues, and to prevent them from occurring again. The cleaning company informed us that it does mop all floors for every cleaning of the property. We have had the same cleaning company for 4 years, and it has generally been very good.

Thank you for your review of our Unit #701W. Our check-out procedures allow all guests to leave up to 8 dirty towels for our cleaning company to clean. Guests who would like to leave more dirty towels than 8 are welcome to pay an additional cleaning fee to do so. The cleaning fee that our cleaning company charges includes cleaning up to 8 dirty towels (as well as all dirty linens off of 2 king beds, 2 full beds, and 2 twin beds, and fully cleaning the large 3-bedroom, 3-bathroom, property). We have had the same cleaning company for 4 years to date, and it is very good. Finding good cleaning companies in Panama City Beach can be extremely challenging, as many of them are very bad, so we try to keep our cleaning company satisfied in ways that are reasonable to our guests. This condominium also has a very good dishwasher.

We (owners) check in with all guests within 6 hours of their arrival, and ask if they have any cleaning, maintenance, safety, or other concerns. If so, we easily, and rapidly, rectify them with our cleaning and maintenance staff. This guest never, ever, mentioned any cleaning issue to us. Instead, he chose to post them publicly in a Vrbo review (not fair to us). We have had the same cleaning company for this property for the past 4-5 years, and it has been excellent. Many of our Vrbo reviews state the same. Additionally, the garbage chute for numerous condominiums on the 7th floor of the west tower of the resort is about 10 feet away from the large metal front door to our condominium (a huge barrier). Garbage put into the chute is required to be fully bagged and sealed, and it falls down the chute to the basement of the resort into a massive garbage collection container. We have never smelled any foul odors from the garbage chute in the 10 years of our owning this property, and there is certainly no odor in, or near, our condominium. The Splash management is very meticulous with garbage. It is a great benefit that the garbage chute is only such short distance away from our condominium, so that guests do not have to walk a long distance to dispose of garbage. Moreover, ALL high-rise condominium buildings in Panama City Beach have elevator issues at check-in. The solution is to request an "early" check-in OR to stay at a LOW-RISE building (much more expensive).

As the owners of this condominium, we have no control over the elevators at the large Splash Resort, which are controlled and maintained by the resort management. Sometimes waiting for an elevator is a common issue at all of the high-rise condominium complexes in Panama City Beach. We also own 2 other similarly-sized condominiums 1/2 mile down Front Beach Road to the west that are in a "low-rise" complex (with only first floor and second floor condominiums, and no elevators), which are very desirable, but more expensive to book.
