With Mexico's Caribbean right outside your door, Sin Duda Villas is a 7 room hotelito on a white sand beach near the village of Xcalak, Quintana Roo. To find us, drive three hours south of Tulum. It is a safe journey. You'll travel through Mayan villages and cross the wetlands of the southern boundary of Sian Ka’an Biosphere until you reach the 'end-of-the-road' - the Xcalak Peninsula.

For 18 years Sin Duda Villas has welcomed friends and guests to an idyllic ecological hideaway for independent, adventurous people who appreciate natural beauty. You will be charmed by this lifestyle, which moves in concert with Mother Nature. Designed by the past owner/architect, Sin Duda's ambiance is mesmerizing. We are energized by 24 hour solar power and rainwater collected into cisterns for daily use. Purified water is also supplied. The spaces are intimate, private, intriguing and best of all, we are located far far beyond the 'madding crowd.'

Lodging consists of 3 private double rooms, 2 full apartments, 1 jungle studio tucked into the 'almendra' tree”; and by appointment, our cute 'casita baja' for 1 or 2. All of these are splashed in brilliant colors. You'll find treasures, art, collections, surprises and whimsy at every turn.

We can accommodate up to 20 people in a variety of rooms/apartments. We provide daily housekeeping, our cotton linens are fragrant with fresh sunshine, on comfy queen-sized beds. The 3 double rooms have access to a full kitchen while the apartments have their own kitchens. For breakfast enjoy our healthy home-made granola using coconut from our own trees and our special blend of freshly ground Chiapas Highland coffee. The main library is bursting with reading material, books of every genre, games and puzzles. On the beach and roof-decks, you'll find mahogany chaises and lounge chairs. On your patio or balcony you’ll find comfy chairs and a hammock. At eventide, climb to one of two soaring rooftop decks for clear and incredible views of the constellations.

The fly fishing and snorkeling here is world-class and just outside your door! Our area of Mexico’s Caribbean coast was designated a national park - “Parque Nacional Arrecifes de Xcalak” in 1997, and offers absolutely safe snorkeling, swimming and kayaking. The giant aquarium created by the Palancar Reef (.5 km offshore) is teeming with fish for your delight. The closest coral head is a 2 minute swim from the beach. We also have kayaks for guests to use…take them for a snorkeling adventure close to the roar of the reef.

We not only have the ocean in front of us, we also have the Laguna Santa Julia behind us. Just walk down a short path to a small dock. You’ll find paddling through the mangroves and around the edges of the laguna is exciting! There is a map at the entrance so you can find your way. You’ll find many birds there and guests have seen large fish crocodiles and rays!

About Dave and Lesley Buckerfield

This is Sin Duda's 18th season on Mexico's 'Costa Maya,' at the end of the road on the Xcalak Peninsula. Robert and Margo recently sold to friends, Lesley and Dave. Architect Robert designed and built this small hotel, creating an intimate design to accommodate guests and friends in a relatively pure environment. Sin Duda can accommodate up to 20 people. Because we're energized by solar (24-hour pure electricity) and collect rainwater for our freshwater use, we are aware of Mother Nature's bounties. Indeed, to live here with us is very different than the lifestyle of the First World. We choose no television, but have over 1,500 books; our Marine Radio is our most reliable means of communication. To our way of thinking, we are actually 'participating' in living… unique, authentic, peaceful and decidedly rewarding. We're part of REAL Mexico and revel in the gentility of nature, the quixotic personalities of our Mexican friends, the simplicity and truth in Mexican customs, and best of all, we're having fun. What makes this hotel unique

Snorkeling is world class and swimming is safe. We're excited because our part of the Caribbean is now a designated Marine Park. The giant aquarium created by our protected reef is filled with healthy coral heads that are teeming with fish. We have seen Nurse Sharks, Moray Eels, Golden Spotted Eels, Eagle Rays, Southern Rays, Turtles, Porcupine Fish, File Fish, Lesser Electric Rays, Trunk Fish, Lobster, Shrimp, Grouper, Angel Fish and hundreds of others! We have snorkel masks and fins for our guests, snorkeling vests and have 'lycra skins' for swimming and snorkeling to protect the coral from toxic sun blocks. Paddling in our Ocean Kayaks to the Palancar Reef or exploring the Santa Julia Lagoon and the life-giving mangroves is very exciting.

The diving here is world class, as is the fly fishing. We have an excellent dive center 7 km south of us, and we can recommend professional fly-fishing guides to our guests.

If visiting Mayan pyramids is your type of adventure, we are within 1.25 hours of newly-excavated, Mayan ruins, restored since 1983. Even today with all the tourists in Mexico, few modern people have visited the Heart of the Maya in our location. Most of the ruins in the south central part of the Yucatan Peninsula were once connected with Calakmul's grand city. This is pristine Maya history and you will have the ultimate experience of hearing the spirits of the Maya without fanfare.

Some guests simply come here to relax and simply be. Do it all or do nothing, the choice is yours to make. You will find our environment quiet and conducive to replenishing your spirit, with no distractions, other than sounds of nature.

  • King size beds (1): One king bed in our Laguna Room; king sheets require more freshwater for laundering, thus in keeping with our conservative lifestyle, we offer the 1 king, but several queen, double and single beds. Queen size Beds (5): 3 Queen beds in the 3 double rooms. 2 Queen beds in master bedrooms of our 2 apartments. 1 Queen bed our jungle studio apartment. Double Beds (3): We feature (2) two Swiss-crafted double fold-down beds (Murphy beds) which tip down into the living rooms of each beachside apartment. These 2 beds provide the privacy of two separate sleeping spaces for families or groups. The other double bed is in the 'Casita Baja,' a studio apartment by appointment. Twin or Single Beds (7): Twin beds are used as trundle beds in 2 of our 3 double rooms for extra person/youth. Two twins plus a third twin as a trundle provides sleeping for 3 singles in Laguna Room. In the 2 beachside apartments, each master bedroom features a twin trundle for extra person/youth. Two other twin trundles are in Studio Selva and Casita Baja.

There are 3 roofdecks with seating for your enjoyment. Sleep up there under the stars! The architecture is meticulously planned for ocean breezes circulating through rooms with ceiling fans… so natural! Feel free to enjoy the family room with library, puzzles, board games, poker chips and cards. Most nights, at sunset, we share a 'Margo-rita' Happy Hour with guests. It is great to get together and talk about the day, before you go on to enjoy the evening.
