The Lakehouse - Laythams Holiday Lets Retreat

Off grid, lovingly restored barn conversion, set in 3 acres, with its own private lake & woodland. The Lakehouse is perfect for forest bathing and watching the multitude of wildlife that visits and lives here. Powered by the wind and sun, with water alkalised and filtered from our own spring on Burn Fell, this really is a place to reconnect with nature and those around you.

The ground floor in an open plan space with underfloor heating. The lounge is a combination of comfy sofas, leather reading chairs by the fire, and armchairs plus a giant pouffe facing the lake view window. The wood burner is a great centre piece for the beautiful exposed brick wall which has tiny windows, which frame the light, and are ever changing with the weather.

Full TV package is available which you can watch cinema style, with surround sound. We have a bluetooth connection, and speakers throughout the property so you can listen to all your favourite tunes wherever you like with the same incredible sound quality.

The professional kitchen includes, a large double fridge/freezer with ice and chilled water function, combi microwave/oven/steam oven, dual temperature wine fridge, induction hob, ESSE range cooker, dishwasher and instant boiling water tap. Our cupboards are full with all you’ll need to make use of this incredible space, from baking a cake to a more formal dinner party.

As you step out of the kitchen door, you are immediately in the outside dining area, making eating and socialising on a sunny day seamless. There’s a barbeque and luxury dining table and chairs, making this space an extension of the kitchen. The hot tub is also here with an outside shower to rinse off before you take a dip!

The sauna and wet room, which includes, rain, hand held and cold plunge shower is on the ground floor. We have a bedroom with a kingsize and single bed on this level, which is ideal for families, or customers who may need a carer on hand during the night.
The Hayloft sleeps 2 and is a romantic hideaway with cosy, stylish interiors, an enclosed dog friendly garden featuring a large hot tub, hammock, festoon lighting, and panoramic Ribble Valley countryside views. Perfect for couples seeking peace, privacy, and a memorable escape, it offers an intimate, boutique-style atmosphere with eco-friendly comforts and thoughtful touches throughout.

The Farmhouse sleeps 8, with spacious bedrooms, a log-burner lounge, an open-plan kitchen, and a games room with pool table and darts board, making it ideal for family holidays or friend getaways. Large windows frame stunning countryside views, while the warm, welcoming interiors create the perfect space for shared meals, movie nights, or relaxing together after exploring the countryside.

The Cottage sleeps 5, offering traditional charm, modern amenities, and peaceful surroundings. A generous master bedroom looks across to Burn Fell, while living areas are clean, comfortable, and thoughtfully furnished for small families or friends seeking a calm, countryside retreat.

All three properties can now be internally connected to form a single exclusive-use Longhouse for up to 15 guests, perfect for multi-generational family stays, celebrations, or group retreats. Guests enjoy a balance of spacious communal areas and private bedrooms, with gardens and outdoor spaces ideal for relaxation, socialising, or enjoying the hot tub under the stars.

The Lakehouse sleeps 7 and is a stunning off-grid barn conversion set in private woodland and beside a tranquil lake. Featuring a hot tub, sauna, open-plan living, and spacious bedrooms, it provides a luxurious, eco-friendly retreat immersed in nature. Booked together with the Longhouse, Laythams can accommodate up to 22 guests, making it perfect for weddings, milestone events, corporate retreats, or large family gatherings.
