Ideal holiday let with very convenient bus links. The city center being approximate 20 minute journey from nearby choice of bus stops. Nearby shops and amenities in a picturesque area. On street parking, local churches and close by to historical Stockbridge is a mere 20 minute walk through Inverleith Park across from the Botanic Gardens. Lots of restaurants and pubs Dby at the Harbor Village of Newhaven which is also close by to Royal Yacht Britannia. Facilities include, cooker, toaster and microwave in a fully functioning kitchen which includes a washing machine and fridge freezer. The living room furniture comprises a sofa and a futon. There is gardenn furniture and deck chairs also for use in the back garden. Prices are notable for longer stays

Stayed with a family of 4 (2 young kids) and it was a great option that allowed us some space from the city when we needed it but also SUPER EASY to navigate getting into the city to see friends and wonder. The house was great for what we needed. Thank you Anne!

Friendly and helpful. But property needs to be dusted. Damp, moist smell that could adversely affect any with respiratory issues. For this reason and the dust I suffered. Needed to sleep with a face covering and vapour rub.

When you messaged me to raise the dust concerns I reached out to you to discuss. And from checking back on the massages you stated that you were happy to stay the week and also I dropped the vacuum cleaner and dust cloths off. So we don’t understand why you are asking for a refund. All your concerns have since been rectified.

The location was good for transportation to Edinburgh city centre. The accommodations were not clean. Stains on carpets, smell in bedrooms, back door would not open. It was not clean.

As soon as we opened the door there was an aroma that greeted us along with the owners belongings every where to the point we thought they were in the residence. There was also garbage and dead potted plants at the front door. The back door would not open. The only good thing was its location to the bus stop.

A bit musty and darn cold.. apparently the temp won't go up past 18 C/65 F which, after a cold rainy day is not comfortable.. but the host provided the access code in a timely manner. About a half hour outside of downtown via bus.. which was really easy. It was certainly nice to have a separate sitting room. Clothes washing machine but no dryer which, with the temp at 18/65, was a bit problematic. Anyways it was fine.

Worstplace i have ever stayed! This wasn't an appropriate short term stay.This property was a home someone just left vacant for the night. It was full of personal belongings and signs indictating which cupboards could be opened and which couldn't. There were stickers everywhere with instructions on when to engage heat, showers, etc. There were messy drawers in every room. The kitchen was I'll equipped with hardly any plates, culterly and cooking items. We had to buy a wine opener as there wasn't one. Only 1 pan in the kitchen made it hard to cook meals. House was damp, beds were worn to the wire springs and bedding didnt appear to be freshly laundered. Had I not been with my entire family for 2 days I would've can cancelled upon entry into the property.

It was as expected from previous reviews but great affordable base for the festival.Student flat share level of cleanliness with a morgue air freshener scent.

Anne was brilliant

I didn't realise I booked the holiday property for next year until Anne spotted it. She was kind and able to adjust the dates and accommodate us. So kind of her. We found the property alright, served our purpose to crash in at night and get going in the morning.

The property wasn’t clean , kitchen was cluttered fridge had a mouldy lemon in it , decoration ladder next to cooker paint tins cardboard in kitchen laundry basket had dirty trainers in it bathroom had mould on shower screen, I had to stay the first night as no where else to go but left at 6.30 the following morning would definitely not recommend and I wonder why it’s allowed to be on the website

It was disgusting. There was mold in the carpet, dirt and dust and crass in every room corner, a smell of rot everywhere, humidity in the air... without mentioning the little surprises like the used q-tips on the fireplace, the yellowish bathrobe hanged on a rusty nail in the bathroom, the single sock in our bedding... I haven't received a single message of the owner. I asked for a refund. It wasn't sanitary.

Dreadful- it needs to be taken off VRBO

Same experience as the above reviews. If it wasn’t that our son was in Edinburgh fringe we would never have endured the smell and dirt, there was no alternative available. After complaining we did appreciate getting a partial refund from the host. The money that was not returned was VRBO’s portion and I plan to argue for that too. They are responsible for checking properties so they should refund their portion too and take down this terrible property that no one should have to stay in. To be honest it felt like a mortuary - newspaper clipping yellowing and curling at the edges on the fridge, makes me wonder if someone died and they just decided to rent it as it was left- awful!

I feel that this review is very unfair and does not reflect the property at all. The guests that stayed in the house were happy to stay the the 3 nights that they had booked and to say they could not find alternative accommodation in a city like Edinburgh is very puzzling even during the Edinburgh festival. The guests were also fully refunded. The overall review is very insulting. We have had guests from around the world and never received negative reviews and that includes family too.

This was the worst property I have ever booked on Expedia. Not sure how it is considered liveable at all. Visible mold everywhere especially along the carpets and the shower. The smell was abhorrent and we could not get rid of it despite having all the windows open, air freshner and freebreeze. Tried to contact the host *multiple* times through the email link provided by expedia to no response at all. There were not enough blankets or towels for four adults. There was garbage everywhere and dirty robes hanging in rooms and the bathroom. There were multiple bottles of basically empty soap but no shampoo or conditioner. The fridge drawers were disgusting but nothing compared to the condition of the microwave, we could not bring ourselves to even use it. The dirt and grime in the house almost made us want to charge back the room and find a hotel at double the price. The random articles of garbage was so surprising, I have never experienced that in a rental property. The stove worked well and the location was fine. The towels provided were not enough for everyone and were basically face cloth size. The bedrooms smelled so badly that someone had to sleep on the couch instead of the bedroom. The bed itself was almost like sleeping on a spring without any cushion at all. Please think twice before booking this property, the park next door would be more comfortable and likely have a better chance at getting a response from the owner.

Bous comprenons que vous êtes en cours de rénovation. Mais le sol est sale, il n'y a que 3 chaises pour 4 voyageurs, pas de quoi faire la cuisine . 1 poêle et 1 casserole auraient été utiles. Les matelas sont de mauvaise qualité.

Logement loué pour 4 nuits, à quatre personnes. Nombre de couchage ok, par contre limité en terme de confort. Une seule armoire pour y mettre nos affaires mais sans étagère, uniquement une penderie. La cuisine est plutôt petite d'autant qu'elle sert également de salle à manger et pas très bien équipée en terme d'ustensiles de cuisine et de couverts. Présence de seulement 3 chaises. Nous avons dû compléter avec une chaise de jardin. Concernant la propreté de la maison, c'était juste acceptable.Par contre le logement est très bien situé. Il est à 2mn à pied de l'arrêt de bus qui amène en centre vile en 25/30mn. Le quartier est calme et sûr. Nous avons très bien communiqué avec Anne. Nous n'avons pas eu besoin d'elle durant notre séjour mais je pense qu'elle aurait été disponible.

Noted washer in the description and assumed a clothes dryer. Just a clothesline and a clothes rack. My mistake for assuming a dryer. Suggest the listing say washer (no dryer) for clarification. Location was quiet and I slept well.

The house was clean but the beds were a bit on the lumpy side. Couldn't get the radiators very hot. But at least the TV works which is unusual.

The trash in the front yard, totally unkept landscaping, mold in the bathroom and inside of the refrigerator off-putting. We could not figure out how to make the shower work. The communication was as expected, but this place should not be rented in the condition that it's in.
