A brief car journey will take you to the breathtaking sandy, surfing beaches of Saunton and Croyde. Saunton Sands, in particular, boasts an expansive 3-mile stretch of golden sandy beach, bordered by the inspiring sand dunes of Braunton Burrows. This spot is a magnet for surfers and dog walkers throughout the year. If you're willing to venture a bit further, you'll discover the award-winning Woolacombe Bay beach, the charming harborside of Ilfracombe, and the wonders of Exmoor National Park, each offering unforgettable experiences for day trips. Happy Days is a fantastic destination for friends and families to relish a well-deserved holiday.

Entrance porch: Entrance porch with coat hooks, bench for taking off boots and shoes.
Living room: Two comfortable sofas. Large Smart TV with Netflix access and sound bar, Toys and games for children and large window over looking rear garden.
Kitchen: Well equipped fitted kitchen with two electric ovens, 5 ring induction hob, wine fridge, microwave, toaster, electric kettle, integrated dishwasher, integrated fridge & freezer, washer/ dryer, variety of kitchen utensils and patio doors leading out to rear garden.
Dining Area: Table and chairs seating 6.
Bathroom : Bath with shower over, wash basin, WC and towel rail.
Bedroom 1 : Kingsize master bedroom with large Smart TV and Netflix access, wardrobe, chest of drawers, bedsides, hairdryer, clothes rail and chaise longue overlooking the front garden. En-suite bathroom with walk in shower cubicle, heated towel rail, WC and wash basin.
Bedroom 2 : Twin bedroom with two zip n link single beds (can be made into Super King bed on request), hanging rail, chest of drawers, bedside, hairdryer, and Smart TV with Netflix access.
Garden: Large enclosed rear garden with lawn and patio areas. Garden furniture including sun loungers, large benches and parasol. BBQ area and chiminea. Well established front garden with flowers and plants. Secured storage available in garage for bikes, wetsuits and surfboards, with cold tap available.
Parking: Slopped driveway parking for up to 2 vehicles. On street parking also available.
EV Charging: Electric vehicle charging on site. Additional charges apply. The EV charger is a type 2 socket. Guests needing an alternative socket will need their own adaptor. Please contact us if you need further details.
Pets: 2 Pets welcome
Facilities and Services: Linen and towels provided (excluding beach towels). Gas central heating. Wi Fi Broadband. Netflix available. No smoking. 2 Pets welcome. Iron, ironing board. Garden furniture, chiminea and Barbeque area. Private driveway parking for 2 cars. EV Charger available – charges apply. Short term breaks available during September to May - (Mon-Fri, Fri-Mon). 4pm arrival time. Arrival/departure for weekly bookings is Friday.
Security Deposit: This property has a refundable Accidental Damage Deposit of £150, which is payable with the final balance of your holiday, ten weeks prior to your arrival, and is refunded within 10 working days of your departure.

The address is Happy Days, 51 Pixie Lane, Braunton. EX33 1BU. Leave the M5 at Junction 27 (Tiverton turn off) and follow the A361 towards Barnstaple and Braunton.* Upon reaching Braunton you will pass SQ Restaurant on your right and The George Pub on your left. Around 50 yards past these is a crossroad junction and a set of traffic lights. Turn left on to Caen Street here. Continue on this road and through the centre of the village for approx. 700 metres where you will pass Limetree Grove on your left. Take the next right, which will be Kingsacre. Continue up this road, taking the second left, which will be Pixie Lane. The property is number 51 and will be located on the left hand side approx.100 metres along Pixie Lane.
There is a slopped driveway for parking and additional road side parking past the property. Please note, the driveway is set on an gradient, so may not be suitable for low profile cars. Also be aware of when opening your car doors, as there is a low wall on the far side of the driveway.

*Alternative Braunton route – Avoiding peak holiday traffic

You will have passed over two roundabouts going through Chivenor. At the next roundabout take the first left signposted Superstore | Braunton Burrows. Continue along this road to the next roundabout, where you will take the 3rd exit (right). Then, 40 yards after, take the next right on to South Street, which is a one way street. Continue along this road, past The Mariners Arms pub until you reach a Give Way junction, where you will turn left on to Sing’s Lane. Continue along to the end of this road, where you will turn left and then immediate right. Cross over the bridge and take the immediate right on Caen Field. Continue on this road to the end, where you will take a left on to Caen Street. Continue on this road and through the centre of the village for approx. 500 metres where you will pass Limetree Grove on your left. Take the next right, which will be Kingsacre. Continue up this road, taking the second left, which will be Pixie Lane. The property is number 51 and will be located on the left hand side approx.100 metres along Pixie Lane.

Fantastic location

What an amazing find. This property has been renovated to a high standard and has everything you need for a fabulous stay plus it was VERY clean.The bedding is gorgeous crisp egyptian cotton and the topper on the mattress sooo comfortable. En suite shower perfect.Fortunately we had fabulous weather so ate in the garden or the kitchen. Never used the second bedroom or the sitting room. Location was excellent for Saunton (very dog friendly) and we hired a beach hut for the days we were there so we didn't have to carry everything down. Also good for Croyde (not dog friendly) although food at The Thatch was great. Will definitely stay here again if we can get in. 5* all round
