Ideal for those who are looking for luxury, privacy and comfort of a spacious, fully equipped house. Made with high standards and located in a magnificent place, this villa offers heavenly holidays. Providing its own private cinema makes it one of a kind. The old olive trees are casting their shadows to a natural shared garden below the villa, that offer a magnificent area for relaxation. Built by experienced hosts, it has been thought out very carefully to offer comfort, luxury and tranquility. Located 50m from the first pontoon, it’s the ideal villa to be rented by boat lovers. Keep your boat in sight or simply enjoy viewing this small harbor becoming alive while boats are mooring in.

# Outside

Beautiful terrace around the villa with view to the harbor, a big dining area with portable BBQ and contcreat seats with pool and sea view is always appreciated during the day and night. A second sitting room, joined to the house, ideal for relaxation or some refreshing drinks…
A few steps down, is the private swimming pool with overflow (9m x 4m), summer shower and a big terrace to sunbathe. An area with sunbeds, surrounded by vegetation and protected by a stretched canvas, offers a nice view to the little harbor.
Lower, a relaxing hammock among the beautiful olive grove with the charming song of the cicadas is connecting the house directly to the beach.

Villa Sivota has it all. There is plenty of space for everyone to be together inside or outside, and the views over the bay are amazing. We all loved the swimming pool and terrace. The bedrooms are comfortable and it was great each one having a bathroom. Perfect for our family group including older, middle aged and teenagers (how could I forget the cinema too). Syvota Bay has all you need with places to eat and drink only a few minutes walk away. There are friendly places all around the bay with fresh fish most popular. The supermarkets are well stocked and the bakeries are impossible to resist. We would definitely recommend the villa and Lefkada Rentals. Thank you for a wonderful holiday!

Always such a pleasure to stay at Villa Sivota

Our stay at Villa Sivota was outstanding. The villa's proximity to the sea was a highlight; we found ourselves going at least once a day. Despite being so close to the water, the villa maintained a sense of privacy that was truly amazing. The location was perfect, allowing us to walk to the village where we enjoyed excellent food at local taverns and picked up groceries with ease. The villa itself was very comfortable, impeccably clean, and surrounded by beautiful trees and nature. To be honest, I have built and owned this property for many years. It’s now been sold and managed, yet it’s still such a pleasure to come back to this house, and I’m really grateful for the opportunity. I traveled the world for two decades, and this is still one of the best locations and properties I know. We absolutely loved every moment of our stay and can't wait to return.

Great family stay in Sivota

Great Villa in a great location, (AMAZING VIEWS) a short stroll to the shops & tavernas of Sivota. The pool was lovely, as was swimming in the sea from the small pebbly beach, again only a short stroll from the Villa. The kitchen was really well stocked with appliances, utensils, and plenty of glasses and plates/bowls. Probably the best of any Villa that we have stayed in. Villa Sivota has plenty of outside space, even for 8 people. Our group consisted of 2 grandparents, 2 parents, and 4 grown up teenage children. Everyone enjoyed the Villa… and Sivota Bay. We spent a lazy week in Sivota after travelling around Greece. We all wished that we’d spent more…Hopefully in the future we will… A special thank you to Barbara and the office team of Villas Sivota…

Villa Sivota - our best holiday ever

This villa is exceptional on every level. We loved the location overlooking the beautiful harbour and the view from the pool terrace where you can watch the boats coming and going below. Lovely waterside restaurants and well-stocked supermarkets are a short walk away and you can swim in the sea at the bottom of the garden. Our host Barbara was really helpful and the Greek people are very welcoming and hospitable. Our teenage boys enjoyed watersports at nearby Vassiliki and we all enjoyed the cinema room. Everything about this villa is 5 star!

It was our 5th time at Villa Thalassa! We are in love with the village and the house. The standard of the house, the walking distance to all Sivota restaurants and shops and the amazing view of the marina makes us come back in the next years! Best vacation. Each and every time :)

Perfect Location with stunning views of Sivota Port

Villa Sivota is a great place to stay, conveniently located in the port of sivota allowing you to walk to all the shops and restaurants. We were a party of 8 and all the rooms were very comfortable and the kids loved the cinema room. There were a few teething problems to start with but these were quickly rectified. Lovely space, very well kitted out with everything you could need and we had a very happy weeks holiday there.

Superb location for us, as we had our boat moored just below the villa, plenty of room for us all ( 8 adults), a most enjoyable and relaxing week. Thought pool looked a bit small in the photos but it was not in real life and plenty of fun was had in and around it. Highly recommend.

A beautifully situated villa with a wealth of facilities, but slightly let down in detail

Our arrival at Preveza was, unfortunately, delayed by an airline delay, meaning the we did not arrive at the villa until after 2300, but Mema had waited there to greet us and we were most grateful. The villa is in a perfect setting overlooking the harbour at Sivota, but I would suggest a programme is needed to bring it back up to standard. The lower garden is completely unusable, having been ignored for some time; the trees have grown over the area an it get almost no sun. The table and chairs, hammock and seat are dusty and in perpetual shade. The pool area also needs work, as the 'infinity' pool has no view, the bushes and plants having been allowed to grow up to about one metre above the water level. The loungers surrounding the pool are also tired, with one already broken on our arrival. Finally, the external lights were not all working, so arriving back at night was more difficult than ideal. However, the villa itself is kept beautifully clean and is very well equipped, though it lacks a microwave. The cleaners were thorough, coming every day and changing the linen twice a week and were always most pleasant. I hope that this is read in a constructive light, as we enjoyed our two weeks enormously and would be very happy to come again. Thank you.

Our two week stay at Villa Sivota was magical. The family holiday was to celebrate my 70th Birthday in a country and Island we have grown to love. The location was perfect - we could wander the village of Sivota- go tramping in the lovely hills - swim in the sea or do what we mostly did - stay home and relax in the pool and garden. The service we received from Mema and her Team was amazing - 10/10 to them all. With ages ranging from 76 to 21 months - 10 people had the best ever holiday together at Vill Sivota in July 2018.

Thank you all at Lefkas Travel and especially Anna and Mema. Our guests arrived to a very clean, almost immaculate villa. They ‘welcome basket’ was so well thought out. From fresh fruit to cold wine, beers and water in the fridge, ice in the freezer and all of the basics for a relaxed evening, after a long flight. Mema was on hand whenever we needed her, and always with a wonderful sense of humour. The villa is beautiful and carefully laid out. With large areas for group gatherings and small, quiet ‘nooks’ tucked away for those who wish to have some quiet time. The cinema was a WOW, but unfortunately, everyone was having such a great time in the pool, or in the village that it was used only once. The entire villa was very well equipped and we lacked for nothing. Would we recommend it, or would we come again? A definite YES! Highly recommended on every point. The booking of Villa Sivota through to the check in was professional and efficient. Thank you all again from a very happy family. A holiday we shall all remember.

We had an excellent stay at Villa Sivota. The house has everything you could possibly want/need and it is in the perfect location, just 5 minutes walk to the village where there are numerous tavernas and shops. There are 3 small supermarkets which provide everything you need so you don't have to leave the village if you don't want to. Meme from Villas Thalassa was always at hand if we needed her, and she went out of her way to make things as easy as possible for us. The house was cleaned thoroughly every day by a lovely group of people who did the Job discreetly when we were in the house. We will definitely be returning to Villa Sivota and we would thoroughly recommend it to others.

I am a villa "anorak" I spend hours checking villas , dismiss many and check the few good ones on google earth . Villa Sivota was as good or better in every way . Trust me , I'm hard to please . The only downside ? The sea was v. Cold , maybe I'm just getting soft.

From the best experience ever!

This villa is so great and well located, right on the beach and 2 easy min by walk to the village restaurants and bar, while in quiet place. Just perfect! Great pool with stunning view on the harbour, it's a real relaxing show right here. Sounds system all over the house and the cinema are also so pleasing. That's for sure from the best experience ever! Anna and Tasos where very welcoming and always available to help with recommendations which made our experience amazing. I highly recommend this villa and holidays experience. A big thank you to all the the VillasThalassa team
