Enjoy a cozy stay in this traditional bungalow which features a large private yard located minutes away from Baptist hospital, UAMS, St Vincent hospital, and UALR. It's also 5-10 minutes from shopping & 15 minutes from Downtown. The home is walking distance from Boyle Park; which offers hiking trails, bike trails, and creeks great for fishing all while nestled in a green forest. Extremely fast internet & personal concierge available through Alexis (fire stick). There’s a large TV in the family room and a TV in each bedroom.

This is a value home with some traditional touches. The home sits on two lots offering an ample amount of privacy and space. It is equipped with key-less entry, an alarm, high-speed internet, a jet tub, a washer & a dryer, and a small home gym. You will feel right at home while enjoying the original hardwood floors and looking out the bedroom window each day gazing into the large backyard. There are two bedrooms one room has a King bed and the second room has a full bed. The living room has a Queen sofa bed. The second bathroom, washer & dryer, and the gym is located in the basement. The steps leading to the basement are steep. You may enjoy the entire property during your stay. The outside of the home is monitored with cameras.

Coffee is provided during your stay for your enjoyment. The kitchen has the following: ceiling fan, stove, microwave, pots and pans, plates, cups, silverware, toaster., refrigerator/freezer, toaster, and a tea kettle. There’s a new stove and new refrigerator, High Speed Internet, local channels, and Firesticks are also provided. You may use the Firestick to access your personal Netflix, and Hula account, etc.

The kitchen is fully equipped with DISHWASHER, smooth top ELECTRIC STOVE, OVEN & COFFEE MACHINE and POTS and PANS.

Traveling nurses, construction workers etc. that need to stay for longer periods please send a request. Longer stays are subject to maintenance inspections.

Smoking and parties are not prohibited. If found doing so there will be a $25.00 per person fee added for each person dwelling on the premises. There is a $250.00 smoking fee if there is a presence of smoke. There are devices installed that send alerts to the host if smoke is present.

The home is professionally clean. All touchpoints are deeply cleansed. to combat viruses and bacteria.

Please DO NOT remove our Lockly link plugged into wall in plastic cover. If removed there will be a $100.00 replacement fee.

You may access the entire home. Please refrain from accessing the hallway closet or exiting through the basement door.

•Locals must contact the host before booking (instant book not allowed for locals unless it’s previously requested and approved)

•Longer stays are subject to maintenance inspections.

As hosts, we aim to make your stay as comfortable as it can be! Our mission is to help our guests have a comfortable stay in a cozy home. For us to do so, we would truly appreciate it if you can follow these house rules and confirm that is has been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of canceling the booking penalty-free as we have a Strict Cancellation Policy. Thank you in advance and I truly appreciate your cooperation!

- Keep noise to a minimum...quiet hours are from 10 pm - 8 am

- Only specific guest listed is allowed on the stay on premises overnight. No more than six guests are allowed to occupy the home. No more than 10 people should be in-home at all times. Violation of the Vrbo policy will result in the guest and non-occupying guest to vacate the premise and forfeit the deposit.

-If there is a disturbance with more than the occupants listed there is a $25.00 fee for each non-occupied guest.

-None occupying visiting guest hours is from 6 AM until 11 PM daily (no more than 10 people guest and or non-occupied combined).

-Confirm your stay two days before arrival and confirm that you have read and understood the house rules.

-Replacement fee equal to the cost of damage or misplaced items will be collected. Example: TV, linens, comforters, firestick, remotes, etc.

-Hours to contact host are from 7 AM until 10 PM daily

-The host is rarely on the property.

-Must use keyless entry to check in and check out. Must contact the host via messaging upon arrival and departure via the app.

-Keyless entry is provided for your convenience

-This is a self-check-in property and you certify that you are willing and able to follow the instructions provided to by Vrbo house manual or check-in guide. You also agree that you will not contact the host before reading your house manual. Be sure to check in by entering your code and check out by exiting out of the door in the kitchen.

-Coffee is provided one time. Coffee and tea supplies will not be replenished If completely consumed during your stay but please enjoy what’s provided.

-Towels and Linens are provided. Please feel free to wash such items if they become dirty. Additional towels and lining will not be provided.

-A one-time cleaning fee will be charged to ensure the cleanliness of the home. The home will be clean before arrival and after check out. If the home has trash left behind or on the floor, dishes left in the sink, stains on the wall, or floor an extra cleaning fee will be added. If the guest requests an extra cleaning while occupying the home a $70.00 charge per cleaning will be collect (based on availability).

-There’s a $50 late checkout fee if you are 30 minutes past the check out time. If you exceed 2 hours past the check out time you will pay the base rate for the day. You will still need to vacate the property and pay any fees that are refunded to the next guest.

- There shall not be smoking inside the home. Extra cleaning fees to remove odor and stains may be applied. Cigarette devices are installed to detect the presence of smoke. There is a $250.00 smoking fee if there is a presence of smoke.

Please return the accessories to their rightful places at the end of your stay.
A replacement fee will be added if accessories are lost.

- We try our very best to ensure that consumables are not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables.

- Please do not rearrange our furniture.

-Only the person that book can check into the property

- If you would like to host an event (i.e. wedding, graduation, not party), please speak with us about it first.

- Parties and events are not allowed. If guests are found to have had a party which results in extra cleaning, guests will be responsible for extra cleaning charges (of 200.00), and in the unfortunate event of the disruptions alerting neighbors, GUESTS ASKED TO VACATE THE PROPERTY IMMEDIATELY. All guests must follow City and State Laws.

-If you have a complaint (cleanliness or item that needs repair) about the home we have the right to access the home without permission to bring the home up to proper standards.

-Please secure your items we will not be responsible for any lost or stolen items.

-If not following the house rules result in the next guest being refunded you will be expected to take care of the rental fees associated.

-You agree that you are booking in goodwill with the host and will not attempt to damage the host business because you are unhappy with the ruling by Vrbo or the host if you experience anything dissatisfying in regards to your stay. You agreed not to pursue legal action against the host/property owner and if you renege you agree to pay all court costs associated.

- Lastly, because this is an Vrbo community, not a hotel, please be respectful of the property and keep it clean before you leave. (Respect the property and all things) Violating of house rules are grounds to be vacated the property without refund.
