Million Dollar Views in the Heart of Port Noarlunga - A Rare Beachfront Retreat, Walk to Everything, Sleeps 10
Welcome to 35 Degrees South, Port Noarlunga, a one in a million escape perched directly above the jetty, reef, and shoreline. This is not just another beach house, this is a rare chance to stay in one of the most coveted spots on South Australia’s coastline, so close to the water you can hear the waves from bed, and just steps from the cafés, restaurants, and local gems that give this town its laid back buzz. With uninterrupted views stretching across golden sands and sparkling seas, this luxurious coastal retreat offers an unbeatable blend of location, lifestyle, and comfort. It’s the kind of address people dream of, and you’ve just found it.
Start your mornings with a barefoot walk along the shore, swim in the turquoise shallows just metres from your door or wander down the jetty for a peaceful moment above the reef. Everything is on your doorstep. From beachside brunches at Mamma Carmela, to sunset wines on your balcony, you’re perfectly placed to enjoy the very best of Port Noarlunga, no car needed. Upstairs is a sun drenched, open plan living space where the views take centre stage. The kitchen and dining area offers panoramic ocean vistas that transform every meal into something special. Cook together, laugh together, and spill out onto the balcony to watch the sky ignite in shades of molten gold, blush pink, and soft lavender as the sun melts into the water.
Sunsets here are nothing short of cinematic. Every evening is an invitation to pause, reflect, and fall a little more in love with the coastline. Whether you’re sipping wine, snapping photos, or simply sitting in silence, this view is the heart of the home, and it never gets old. The separate lounge room opens onto the same spectacular balcony, creating a second space to relax and unwind, no matter the season. When the breeze picks up, double glazed windows and ducted heating make it warm, cosy, and utterly serene. Upstairs includes a generous master suite with a walk-in robe and more jaw dropping sea views. A luxurious bathroom features a spa corner bath for long, indulgent soaks.
Downstairs offers three more spacious bedrooms, a second bathroom, and a tiled garage turned games room that opens onto a private backyard deck. This hidden sanctuary is perfect for summer evenings, slow afternoons in the sun, or dinner beneath the stars while the kids play safely nearby.
It’s a home designed for entertaining, memory making, and reconnecting with the people who matter most. Whether it’s sunrise beach walks, daytime swims, jetty fishing, reef snorkelling, or sunset watching, life slows down here in the most beautiful way. And with restaurants, boutiques, surf spots, and nature trails all within walking distance, you’ll never be short of something to do, or the desire to do nothing at all.
Port Noarlunga is more than a destination, it’s a lifestyle. A rare gem on the coastline where charm meets convenience, and where homes this close to the beach are rarely offered to guests. This is your chance to experience the best of it.

What a magnificent spot. Weather wasn’t the best over the weekend but lucky to have this beautiful house to relax. Close to some great cafes and not far from the beach. Will definitely return.
A beautiful property which accommodated a large family gathering, 2 grandparents, 3 parents and 4 grandchildren. The view from the sitting room, dining room and top bedroom was gorgeous with the beach, the jetty, the reef not to mention the setting sun over the horizon.A short walk down the hill and you are in a delightful village with the added convenience of a major shopping area less than 10 minutes away.We were sorry to have only had the time to spend 2 nights there.
