Guest Access:

Guests will have full, exclusive access to the entire home during their stay. From the spacious indoor living areas and all four ensuite bedrooms to the beautifully landscaped backyard, large private pool, and outdoor lounge spaces—Villa Incanto is yours to enjoy. Whether you're relaxing in the hanging chairs, entertaining in the dining area, or unwinding in your private suite, every corner of the property is available for your comfort and enjoyment.

From designer boutiques and brunch spots to Soho House West Hollywood and legendary music venues, guests can experience the perfect blend of glamour, convenience, and hillside privacy in one of LA’s most sought-after locations.



Getting Around:

Villa Incanto is ideally located within walking distance of Sunset Plaza’s renowned restaurants, cafés, and boutiques, with Uber and Lyft readily available for exploring the rest of Los Angeles. Guests can also enjoy access to a curated fleet of luxury rental vehicles through our sister company, including Escalades, Porsches, and Range Rovers for an elevated travel experience.



Other Things to Note:

Please message our team and speak with the Home Manage before booking. Mandatory additional terms may apply depending on your booking platform. Credit card processing fee may be required post-booking. In case of cancellation, the stated booking cancellation policy applies.



To maintain property and neighborhood harmony, we have important rules. Please read carefully.



1) No parties, visitors, or unapproved guests. Submit all guest names before booking. Government ID may be requested from the person who booked. A guest is anyone who will spend any amount of time at the property. Our strict guest policy ensures neighborhood peace and legal compliance. Exceeding capacity risks our permit, we may ask you to leave.



2) No pets allowed except for service animals as required by law.



3) No smoking, vaping, e-cigarettes, or similar (outside and indoors). Our state-of-the-art smoke detectors notify the fire department - $500 fee for false alarms or rule violations. City Code Section 41.50 B 18 b | High Brush Fire Zone | Prevent Wildfires | It’s the LAW.



4) Do not send mail to property before or after your reservation dates. If needed, send it to our office; we'll deliver to the property on your arrival day. We're not responsible for lost mail.



5) Quiet hours: 10:00pm to 8:00am to ensure peaceful atmosphere for all guests and neighbors.



7) Pool/hot tub: Never leave children unsupervised; no lifeguard on duty. No glassware; $1000 fee if glass is found. Use provided plasticware for safety. If kitchen lacks plasticware, please inform us. Please don't dispose of plasticware; wash and store them. Pool heating: $100 per day of your reservation; hot tub is free.



8) Day of Arrival:

Let us know if you prefer self-check-in or a personal tour. Only the guest who booked can check in and must show their ID for security.



9) Check-In: We have a check-in window from 4:00pm to 6:00pm. Early check-in is based upon availability and will need to be approved by our team. Please keep this in mind as the day of your arrival approaches. If you are arriving later than 6pm, please reach out to our team for approval.



Check Out: 10:00am. Late checkout is based upon availability and needs to be approved in advance. Our late check-out fee is $100 for every hour after 10:00am. Additionally, if you want to check-out after 12:00 pm, then you will need to pay a fee equal to one full day. Please keep this in mind as the day of your departure approaches.



10) When you are departing the property, please make sure that you do not leave anything behind. Our team is not responsible for Lost or Stolen Items. If our team finds a lost item, we will ship it back to the guest. The guest will be responsible for paying the shipping cost plus a $50 service fee.



11) Pre-Stocking: Choose from our available pre-stocking options with at least one week's notice. A $95 service fee applies to all requests.



12) **All credit card payments are subject to a 3.55% processing fee, shown at checkout. A 3.55% processing fee also applies to any additional service charges, including pre-stocking, mid-stay cleaning, pool heating, and similar services. The guest name must match the name on the credit card. For international credit cards, an additional 1.5% may be charged after booking to account for exchange rate differences—bringing the total fee to approximately 4.7%. If you prefer not to incur this fee, payment by bank wire is available. Guests wishing to pay by bank wire must notify our team prior to booking so we can provide instructions and ensure the correct payment method is arranged.



13) To maintain the quality and condition of the home, guests are not permitted to move or rearrange any furniture without prior written approval. Moving furniture can cause damage to floors, walls, and the furnishings themselves.

Any unauthorized movement of furniture will result in an additional fee to cover inspection, repositioning, and any damages incurred.

14) Parking is available in the driveway. You may park up to 3–4 vehicles there. Complimentary street parking is also available if needed. Please note that garage access is not available at this property.



Cleanliness: We take cleaning seriously, with every home thoroughly deep cleaned between stays. Guests can expect hotel-style linens, plush towels, toiletries, and well-stocked kitchens with high-end appliances. Our enhanced cleaning protocols include disinfecting high-touch surfaces, washing all linens after every stay, and detailed sanitation procedures that exceed CDC standards.



This property contains an exterior camera at the front door which is motion sensored and is active during guests stay.
