Welcome to the perfect vacation setup at 139 N Ryan in the Summer’s Edge community. This Seagrove home with a private pool and access to two community pools sleeps up to 12 guests across 4 bedrooms and a sleeping loft/bunk room. It’s dog-friendly and comes with 5 bikes for exploring the area.

The main living space combines the living, dining, and kitchen areas, creating a comfortable place for everyone to gather. Spend an evening watching a movie on the large TV or enjoy a home-cooked meal (or takeout) at the dining table for 6, with 3 additional seats at the kitchen counter. Bedroom 1 is located on the 1st floor and features a twin-over-full bunk bed, a compact shower, a closet, and a TV, perfect for children but a bit snug for adults. Three more bedrooms are on the 2nd floor, and the sleeping loft is on the 3rd floor, accessed by a charming spiral staircase. All bedrooms are equipped with TVs, so everyone can enjoy their favorite shows. Off the 2nd floor landing, there is a convenient workspace.

Step outside and enjoy the private pool, with the home wrapping around it to create a cozy courtyard feel. Lounge in the sun, dine poolside, or fire up the gas grill for a backyard BBQ. If you are looking for more places to cool off, two community pools are just a short stroll away.

For those who love to explore, the Eastern Lake Trailhead is just across the street behind YOLO, offering trails for hiking and biking. Plus, you are close to local restaurants and shopping, making it easy to enjoy everything the area has to offer.

1st Floor, Bedroom 1: Twin-over-full bunk bed with twin trundle, TV and Shower Area. (small room for kids and not functional for adults)
2nd Floor Bedroom 2: King bed, TV and private bathroom with dual vanities, tub and shower.

Beach Access:
Head down N. Ryan Road and across Eastern Lake Road down S. Ryan. The beach access pergola is to the left of the pool. Take this path, turn right at the "T" and you'll see your beach access sign to take the boardwalk to your access.
Distance: .3 miles | Time: 5 minutes walking

Summer's Edge:
Summer’s Edge is tucked along quiet tree-lined streets where kids can ride bikes and play. Only one side of the main street is open while the other side is gated for owners, but rarely used. The neighborhood has 2 community pools, 1 at the end of S. Ryan (near the beach access point) that is heated seasonally and another pool on Chelsea Loop.

5 Bikes Included:
We are thrilled to include 5 bikes with your rental through our partnership with Vacayzen. These bikes will be at the rental waiting for you when you check-in. You now have one less thing to worry about as you plan out your 30A vacation with Benchmark Management.

Your stay at 139 N Ryan St comes with Xplorie’s best activities! Tee off at Emerald Bay or Regatta Bay, zip through Baytowne Adventure Zone, and sail on the Sea Blaster Dolphin Cruise. Enjoy Big Kahuna’s Water Park, Black Light Mini Golf, and scenic bike rides with complimentary rentals. Explore 30A with ease and adventure!

Please Note: Complimentary Xplorie activities are only available for reservations of 1–28 consecutive nights. Stays of 29 nights or longer are not eligible for these complimentary activities.

* Pool heat can be added for an additional fee
* Dog Friendly: If bringing a pet, an additional non-refundable pet fee will be added to your booking. Please contact us if you are bringing a dog. A maximum of 2 dogs is allowed at a maximum of 30 lbs. Please see our rental policies for further details.

A starter set of amenities is provided: The kitchen includes paper towels, a sponge, dish soap, dishwasher pods, kitchen wipes, trash liners, and laundry pods. Each bathroom has toilet paper, facial and bath soaps, body wash, shampoo, and conditioner. Towels include one body towel and washcloth per guest, plus two hand towels per bathroom.

The only problem we encountered was that 2 of the fobs to the beach and pool did not work. I contacted Benchmark on Friday about the issue. I was expecting some update on the issue but did not hear anything back. One fob worked which was okay except 5 people using one fob took some working around.Shower door in bunk room in the first floor would not stay closed. I contacted the agency about it but told them it could wait until we left to be fixed since there were other showers I could use.The house was great and in a prime location. We enjoyed our stay.

Extremely disappointed in the rental

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was more than happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: Starting on Wednesday the power to the living room-dining room was lost due to a faulty circuit- we were told an electrician would be there the next day. When we left yesterday, there was still no power. There were no towels in the half-bath, and none were ever provided. The kitchen faucet was about to fall off, that did get fixed. There was a light out in the bathroom for the main bedroom, which the clean crew should have changed. It was minor, but when you pay $400 cleaning fee things should be ready when you arrive. The house is not being maintained, grout is missing from tiles, there is a water damage in the corner as you enter living room, the white covered chairs are dirty, we reported one chair had what looked like spilled red wine drops on it. There is more, but you all need to thoroughly inspect and correct many things in the house.

Review of Stay on N Ryan

Rating Details: The property manager was very helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The pictures of the home were pretty close to what you get but this home is the oldest on the road. There are several wears and tears but it worked for the family and time being. It is right beside a gate that you can’t use unless your the homeowner. No golf carts are allowed due to HOA unless you’re a homeowner. Water stain in living room down wall and cracked tile in kitchen floor BUT the rental company was very helpful and checked in on us several times. We had some plumbing issues in master bath that flooded that bathroom after taking a shower and they noted it for maintenance. Not sure if any of it will be fixed as we left, but they were aware of it. Quiet and beautiful neighborhood. Pool was cleaned while we were there. Property backs up to a plant nursery which had heavy mosquitos outside and the outdoor couch had collapsed due to weather so we swam during the day. Would I stay again? Probably not, but it was not terrible. Just wanted to point out the few things I wish I had known before hand.

Wonderful vacation rental

We really enjoyed our stay and would stay there again. Pool and pool area could use some repairs/TLC but overall, the place was great-perfect location, lots if room and very well stocked.

This home was beautiful. It was clean and we had no problems. Loved the experience. Benchmark Management gets 5 stars, too. They stay in touch with you from the time you get there until you leave. The 3 bedrooms on the second floor were very private. Loved the way they were spaced apart. Loved the short walk to the beach and a coffee shop across the street. Thank you owners for allowing us to stay there.

Best beach trip ever

139 north Ryan property was exactly as described. We loved the location the beautiful walk to the beach and the quiet neighborhood. The house was clean and well maintained. Our whole family loved this place.

Great place to stay!

Location was wonderful. Communication w/ property management was always very quick and helpful! Very clean. There were a couple of things that need fixing...railing on front porch is loose, bed frame in one of the bedrooms has a piece that's broken off, etc - however, nothing that impacted the quality of the stay. Will definitely stay again!

Plenty of room - great location

This was a very good rental for us as three bedrooms had king size beds and their own en-suite bathrooms and even the downstairs bedroom with the full size bunk bed had a shower in it. The location was very private and across the street from a wonderful place to shop and eat. Walking distance to the beach and even closer with the bikes that were available to us. The fridge was very slow to make ice so I recommend to bring bags of your own ice. had all the convenience of home!

Beach Vacation June 2025

Rating Details: The property manager was more than helpful. The vacation rental was clean. I was more than happy with the location. I was satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We love the house, but the dishwasher has still not been fixed from last year. This year we just did not bother because no one came last year to fix it. It is irritating but would not stop us from renting the house again. The kitchen is well equipped, the little pool is great to have, and the grandkids (8 and 12) love it, as do the adults.

House needs some maintenance. Overall clean but Kitchen lacking regular drinking glasses fine if we wanted to drink Margaritas the whole time, 4 matching wine glasses, maybe 2 drinking glasses,and other utensis lwere not available. Also broken tile in kitchen and bathrooms. Dishwasher not working properly could not move bottom rack as wheels are broken also sounds like a jet engine while running. Rotton wood around doors, outside railing about to fall over. No gas in gas grill which we discovered on Christmas day. We have stayed at this home 3 times and it is just time to do somethings around the house easy to over look when it is season and you are at the beach the whole time but when spending more time in the home during off season hard to overlook.

Well arranged layout

Bedrooms and living space well appointed for a family reunion. Good proximity to the beach and downtown. Entrance and exit through the gate should have been made available but wasn’t. Loved the bikes and easy accessibility with them. We were missing the beach access fobs and it took a bit of time to reach someone and get them delivered. Although the water on the door of the refrigerator was broken, the ice worked. Would definitely be on our list to consider for a future vacation.

Great Location - Great House

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We sincerely enjoyed our 7 weeks at 139 N. Ryan and would stay there again for the right price. The location is just perfect for us and our needs and we like the private, neighbor street so close to everything. However, the house has a few shortcomings, several of which were immediately fixed by Benchmark. Would like a few improvements including fixing the dryer correctly, fixing the dish washer correctly and new king mattress, both sagged terribly. The house would be perfect otherwise.

Big Thumbs Up!

Rating Details: The property manager was very helpful. The vacation rental was spotless. I was very happy with the location. I was very satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We booked a midweek to Sunday vacation right before school. The management and phone reps were amazing and were able to accommodate us at the last minute. The property was well maintained and matched the description online. The pictures online don't really accurately describe how spacious the property really is. The bedrooms are really big! The master bedroom was huge! The property was meant to host large groups and because of that there was understandably a little wear and tear...nothing out of the ordinary and nothing that affected our stay or the quality of our stay. I would highly recommend this property and we would love to book it again!

Beautiful place to stay!!

The property is beautiful and very close to the beach and community pool. The pool on the house is very small and the are around it needs some attention. The grass is overgrown and the furniture just needs to be wiped down. The check-in process was smooth, but with a 4pm check-in, you don't have a lot of time to check for issues. I called to report an issue at 4:25, but had to leave a voicemail. They called back at 5:05, but told me it was after-hours and the issue would have to be addressed the next day. It felt like that was done intentionally. Other than the first-day issue with the grill and the broken ironing board, everything else was wonderful.

Great week at the beach

Overall, I recommend this vacation rental. Reviewer Comments: Very clean, pool was nice Add on, not very big but fine for our use. Tv and AC good. Kitchen problem area but very fixable. No sauce pans but plenty of lids, fry pans have been trashed, only small omelet pan. No storage containers. Kurig was left with old standing moldy water, emptied, did not use. Frig and freezer missing a shelf. WiFi fine except for third floor bunk room. Bikes a nice touch. Pool area could be fresher up, get rid of the table and chairs, add lounge chairs. For distance from beach and overall house and age, believe it’s priced at the very top of its market value. Had a great week, would consider again but not at increased price.

We do apologize for enough utensils not being present. Please note that this was not brought to our attention duing your stay. We would have sent someone from our team to deliver them. This however should not be an issue for future stays as we made the necessary checks to ensure the unit is stocked with sufficient glassware, cookware and utensils. Your comments regarding the keurig and refrigerator have been taken into account. We do apologize for the inconvenience these caused during your stay but can assure you that both have been addressed. We also apologize for the inconsistency with the internet service. Please note however that although most of our properties have internet access, the service is not guaranteed as it is provided by an outside vendor. We will however pass this on to the proper parties to make necessary checks. Please know that guest satisfaction means a lot to us as such we will be making the relevant changes to achieve a better beach vacation experience for all moving forward. Beach Vacation June 17-24, 2023

Rating Details: The property manager was very helpful. The vacation rental was clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: We had a great time with our family. It is a great house, but needs a few things fixed. The blanket that was folded and laying across the end of our bed was dirty (fortunately we did not need it). The dishwasher tray wheels are bent and need to be fixed and someone before us ruined both frying pans, so they need to be replaced. We went and bought our own to use for the week. Otherwise, the kitchen is well stocked. I called about the dishwasher on Sunday night, but the person that answered appears to have not reported it. We call about something else (forgot to mention the dishwasher) and received an immediate response. The white chair covers on the dining room table chairs could use a good washing. This house is still a really good family house and we have been renting this house every year it was available for the week our family's scheduled all worked out so we could all go. We will rent it again next year. One suggestion, we really liked the fobs for pool and beach entrance and security, but this house needs one more, especially when 10-12 people are there.

Disappointed!

Rating Details: The property manager was very helpful. The vacation rental was somewhat dirty. I was somewhat unhappy with the location. I was satisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: The house needs some updating.The cost of the home does not match the upkeep. Regarding cleanliness, towels were on the stairs when we arrived. A bathing suit in one of the bedroom’s drawers. The master bath flooring is not appropriately sealed. The furniture in the house needs to be updated. The drawer in the dresser in the master bedroom fell out when I tried to open it. The kitchen did not have a complete measuring cup set and more cups than glassware.The neighborhood and area are not welcoming to people of color. My son and his friends were called the N-word and a bear, by a group of Caucasians, while biking. The first night we arrived, we did not realize the fob opens the walkthrough gate that takes you to the main road. This led to us having to use the front-non-gated entrance. This was on the opposite end of the street from our house. On the way back, there was a Caucasian family that walked through the gate. We asked if he could let us in and he closed the gate in our face and said if you don’t have a key, you are not getting in. We discovered that the fob opens the gate. The next day at the beach, a Caucasian family came without their fob and asked us to let them in. We did because that’s the kind thing to do. The pool guys came to do whatever they do to the pool and did not say anything to us. They left the water running in the pool without telling us, and it almost overflowed. We were in the house, and a simple knock on the door to say we are cleaning the pool and leaving the water running to refill would have sufficed. This is just a few of the many racist encounters we had! We will not return to this area of 30A!
